So we have a $430,000 pace. The cash to close is 322,500 which again we're going to solve that problem by getting that first position mortgage from our DSER lender. I love this one and this is one that Pace brings up and I'm glad that this was actually in here. Essentially seller will agree to carry if this condition isn't met for a maximum of 10 years. No realtor involved, no back payments, closing cost paid by the seller, which is nice. This is a duplex so both units will be delivered furnished which is awesome. So all of the, all of the furniture is going to stay with the property which is really, really cool. Cuz this is a midterm, midterm rental. So there's some midterm rental leases already in place and there's furniture fully furnished and everything. So I'm super excited about getting this place fully furnished actually. Current rent is $2,000 a month on each side. So it's a duplex with two sides so we're bringing in $4,000 a month.
