Closing a High-Ticket Deal at 28 | Day in the Life of a REALTOR®

Natalie Barnes, a 28-year-old realtor, walks through closing a high-ticket new-construction deal in St. Augustine. She juggles school drop-offs, client showings, and MLS paperwork, using Shelby Sapp's high-ticket sales coaching to land the sale. The deal closes the same day after a successful walkthrough of a Dream Finders model home.

A daily beauty supplement, so it's my sales skill set. And just like that, we just sold a home. Hey guys, what's up? It's Natalie. Welcome to or welcome back to my YouTube channel. I'm super excited for today. We have a jam-packed day. You're spending the day with me. If you've never seen me, hi, I'm a real estate agent who specializes in new construction, and I have something important to tell you. It's currently 8:45, I think 8:50. I'm waiting for Arabella to come downstairs so I can go take her to school, and then we are going to the gym. I hate going to the gym, but we have to. I might get a coffee right after I drop Arabella off and after the gym, but I've been loving the mango dragon fruit refresher from Starbucks. I figured out— I'm wearing my glasses because we're about to leave and Arabella's putting on her shoes, but I figured out that I literally spent $400 just at Starbucks last month. Can't do that this month. I'm trying to limit myself to only going once a week, but that drink has been helping tremendously because I love a good refresher. But today I think I might go to Eliano's or Starbucks, um, and get a coffee. So we'll see. Well, I just dropped off Arabella, my daughter, at school, but now I gotta go home because my whole day got switched around. I have back-to-back showings all day today, which— that's kind of like my favorite day, but super excited. So we're gonna go home. 1, 2, 3. 4, 5, 6 homes to see today with the same, um, client I've been working with for the past couple days, and they're all like St. Augustine area, St. John area. Um, so I'm gonna go home, schedule these, see what time we can start, and also get changed. I guess I'm not going to the gym today. Um, so that's cool. That's okay. I literally slept in my Sports bra and my leggings freeze. I'm like, I'm going to the gym tomorrow. There's no way I'm not going to the gym because sometimes when I'm in my pajamas and I wake up, I'm like, oh, I'm too comfy to get out of my pajamas. So I thought this would work, but hey, I'd rather have showings than go to the gym, honestly. Okay, I just got a text also. That we can schedule our first and second walkthrough, which is really good for my Meritage home that's closing at the end of the month. So I gotta schedule that today. Where am I going? Oh, duh, MLS. I'm just a little nervous because what she's looking for— very low payment, and we need concessions. And a lot of these resellers don't care and don't want to give it. So, I don't know what to say because her payment is going to be super high. So, a $3,000 payment? Nooooo. Okay, I just got to showings. I'm waiting for my first one to get accepted, but— or I'm waiting for my second one to get accepted, but my first one just got accepted and we are going at 12 o'clock. It's currently 10 o'clock now. So I still have to get dressed, get going, and I really want a coffee. So I'm gonna bring my iPad. I also need to email my brokerage to see if they can send me the MLS sheet for each of these, and then I'm good to go. Let's write an email, go get dressed, and then be out the door. Just got in the car. I changed really fast. We're gonna go to Eliano's. I'm currently upset. Obsessed, obsessed with Shelby Sapp. And it's so funny because she does high-ticket sales, which basically means that she sells a product online for different companies. She does actually her own coaching that she sells. I would love to join her academy because it, it teaches you the skills to like sell better, different ways of selling. And then you can also get like side jobs— not that I need a side job, but side jobs doing, um, being a closer, which real estate, you are a closer. So I actually joined another like schooling academy because I always feel like you can always improve no matter what you're doing, especially in sales. There's different techniques, different types of buyers. Just, it's just always good to learn different strategies on how to do something. So I joined another sales, I guess you could say it's high ticket, but it's basically a sales class, I guess academy, 'cause it's not really a class. Her name is Shell— Shelly— I forgot her last name. Shelly something. I can leave it down below. But I really like how she sells, and she's very into like being authentic, being yourself, but also like crushing it. Um, if I had $7,000, I would have done the Shelby Sapp one, but I don't want to spend that kind of money right now. Um, so, but I am listening to— why I'm even saying this, I'm listening to a podcast that is Shelby Sapp, she's on it. Um, and it's how women can print money and close more sales. And she's just talking about like how this is such an untouched like avenue people really should start looking into. Because if you go on Instagram, all these coaches are on there trying to sell their coaching class, academy, whatever you want to call it. You could work for them and just pick up the phone and say— and basically close them. So it's really interesting to me. I love learning different ways to become better In anything, you know, real estate. I do this full-time, so it's something I want to invest in for myself. I think education is super important. I think going the college route works for some people, not all people. And yeah, if there's something I can do better and learn from, I'd rather learn it now while I'm young than when I'm like 50, 60, and not caring. So we're gonna go get a coffee. We're right on time for the first appointment. I'm waiting for my second showing to confirm, and then I think we might be writing contract today. I'm really not sure how it's gonna go. Ooh, a sandwich sounds so good, but I shouldn't. Um, We're at Eliano's, of course. I love a good Eliano's. Yeah, I'm not standing in this line though. This is a very long line. I think old people are probably one of the rudest types of people. I honestly do. Like, I was coming up to the stop sign pretty fast, which, my bad. Driving like a tank right now, and she just gave me a dirty look like I was going to run this stop sign. First off, it had a blind spot, and second off, you're rude. Oh, old people, I swear to you, sometimes they're just like the rudest human beings, and they're very entitled, and they say that about my generation. No. Glow and Debloat, and you just put it in water. My sales skill set is what helped me raise money for their company. A café dolce, iced please, and can I do extra of a caramel drizzle, and can I have it in a large? And I'm a victim of my external environment. Thank you. If you are a real estate agent interested to speak to the property owner— Properties. If the address is one— Phone number is 412— I'm sorry, who is this? Natalie Barnes. From where? Realty Exchange. I think you may have the wrong number. Who are you looking for? Just got to this house. I'm waiting for my client. It's really cute. It's a townhome, one-car garage, cute little neighborhood. I don't know how she's gonna feel about this. And then the other showing I had planned, listing agent's not getting back to So when that happens, we obviously can't go see the property because we didn't get confirmation if we were allowed to show it or not. So that's the problem with real estate. It's like if your real estate agent isn't on top of it, you could potentially lose the sale, and that's not good. I'm really excited for this one. I think after this we're gonna go back to the new construction. That's at least my plan, to outweigh the pros and cons. And I want her to basically figure out a decision today because she is on a timeline. And if we are going to close on time on her timeframe, she needs to make a decision yesterday. So I need to remind her of that. But I'm super excited. My goal is to help her as always and outweighs the pros and cons to everything. Um, I will say this HOA, the fees, very expensive for what you're getting in this community. Um, and this is resale, so I'm excited. I'm excited to see this property. I also haven't talked to my mom all day. I know that's a little random, but it's 12 o'clock. I haven't talked to her. So currently 11:57, appointment's at 12, so she should be here any minute. I'm Still listening to my Shelby Sapp interview that she had. I'm just obsessed with all of her podcasts and just the way she handles objections and how she sells, and the way she thinks is very similar to mine. Also, guys, look, my little hair is coming back! I was wearing wigs for a little bit just to give my hair a break. And it literally broke my hair off, so it's growing back. Almost done with my coffee. I'm feeling really good, so let's go tour this home. Okay, we're just now leaving. Um, it went horrible. We walked in and walked out. It stunk of cat pee, like urine. And smoke. So, I mean, it happens with resales. That's why new construction is so desirable, I would say. So, we're actually gonna go back to Dream Finders and look at the original floor plan that we liked in the first place. Um, and see how we feel about it. We're gonna measure some stuff. I want this to work for I want her to— she already loves it. It's just she has a couple, um, mental blocks that I need her to overcome because my worst fear for any buyer is saying yes to an address and then while we're under contract regret it. I don't like buyer's remorse. I want her to feel 100% comfortable, and that's just how I sell. So I'm excited for her. I think we're gonna say yes to the Dream Finders one. I have a really, really, really good feeling about it. So let's go to Dream Finders. And just like that, we just sold a home. We are now heading to the front office. Sorry for the beeping, I'm not wearing my seatbelt. But we're heading to the front office— I am at least— to drop off our sign. It says sold. And then we are writing up contract tonight and we will Close in two weeks. Woohoo! Anyways, let it let me go drop this off, and then I'll talk to you guys a little bit more without beeping. I'm gonna go really fast and get some lunch at Publix. Okay, just got lunch. I got my little ham and cheese sandwiches from Publix, and then of course a Diet Coke. I am now heading home because I really need to pee, and then I'm gonna send some emails out because I want to make sure. We have everything in order for when we do write contract tonight. It's nice, easy, seamless. There's no surprises. Um, and then pick up my daughter Arabella. But yeah, all in all, really good day. It's currently 3:30, so pretty good. But I will talk to you guys as soon as I get home. I look a little crazy, but it's a little bit later. Arabella's taking a nap. I already picked her up from school. Cool. And I am waiting for my contract to be sent out from the builder. And yeah, I just wanted to say thank you guys so much for watching and spending the day with me, and I will see you guys in my next video. Bye!
