Got it. But I think it's a— he's— the seller is basically saying if nobody buys it, he's going to develop it himself. 10 acres is supposedly gotten approved for 64-unit mobile home park development here. It is all raw land, has sewer and water and electric, already zoned for a mobile home park, asking $1 million plus the wholesaler's fee, no seller financing, or build 150 houses, low-income housing. Anyway, I ran it. I'll skip down a little bit because I've actually put more information. At first pass, it said good read, but don't buy blind, obviously run it for mobile home park as well as max density. It said obviously the max density path was a little bit tougher of a sell and a little bit more risky. The mobile home park was a little bit better.
