5th Ep. Deal Room for Land Sharks

Recording of a Landshark Deal Room mastermind (host Tommy D.; members include Ning Young, Ron Mora, Corey Slavinski, Mo McGuffy, Roman/"iPhone", Josh Manasana). The group introduces themselves, describes Landshark (membership-based investor mastermind) and Deal Hunter (a GPT-based deal analysis tool), and discusses operational items: membership plans, meeting cadence (Mon 9am proposed; additional Wed/Fri slots), deal pipeline and financing (EMDs via Gator lenders, seller-carry, private lenders/PLM), and several specific land deals (Wickenburg wholesale, Casa Grande RV/storage syndication, Buckeye 20-acre subdivision with seller financing, Gila Bend "906"). Tommy demos Deal Hunter capabilities (LOI generation, deal comparisons, exit scenarios) and members discuss joint-venture/syndication options and resource-sharing.

Well, there we go. Four minute meditation and Good morning, Ron. You missed. You didn't miss much, man. We just sitting here listening to some motivational speech stuff, getting our, our Monday morning fired up. So welcome in everybody. We'll take about five minutes. We'll just kind of go around and, and introduce ourselves. Who you are, what you are, what you do as we do. We will wait until more people come in and when they come in, we'll just stop where we're at and introduce them and then we'll get into a bit of, a bit of deal structures. We have some updating news about Land Shark. We're going to be expanding out and doing some stuff. So Ning Young's got a. Today Ning Young has an agenda which is awesome and we're gonna let him run the show this morning. So thank everyone for showing up. My name is Tommy D. I'm the founder and the co founder and and director of Land Shark, a mastermind for people interested in doing land deals. We are the pace morbi of Sub two. We are the pace mor of land. He's the Sub two guy, I'm the land guy. And we use Sub two to do deals. We use creative financing, we use all kinds of stuff. And Landshark is based on Deal Hunter by Landshark. Deal Hunter is an AI model that was designed by the founding members of this group, myself, Ning Young, and, and Ramon Roman Rubio, who's not in here yet, but when he comes in, he usually doesn't say anything anyway, so. But that's what we got this morning. Ning Young, you want to take it over?
Yeah.
So.
Well, I think we all have introduced us last time. We can quickly go around too, zoom through it. Yeah, I, I start with me. I, you know, my name is Sting Young. That's how I go by. And I have several real estate tools. Being a residential real estate agent, commercial real estate agent and private money brokering in real estate. And, and I have quite extensive network of people that I know. So these are my, my tools and I'm fairly new in the arena. I have good work ethic and I work hard and trustworthy. So.
Very well. Very well. Why don't you, why don't you introduce Ron and have Ron tell us who he is, what he is.
All right, Ron, do you want to go?
Sure.
Hey guys, I'm Ron. Ron Mora. Little more. A little over a year into my investment journey, real estate investment journey. Spent 25 years in the IT space and learned a lot from that. So that bringing this over into my real estate investing side. So right now I started with residential fix and flips and now slowly moving over into the commercial space and looking into the self storage asset classes and apparently land too. So this is exciting for me. So it's all brand new. I'm happy to learn and contribute where I can and yeah, pretty much it.
Awesome. Thanks so much. Ron and Corey wanted to slide up in there, tell us what's up.
Yeah, I'm Corey Slavinski, commercial electrical foreman for 20 plus years in the valley here. Just started our real estate company Black Canyon Property Solutions at the beginning of the year. Currently marketing, doing wholesaling, creative finance, whatever to get off market properties under contract and that's about it.
Awesome. Very good. All right, I appreciate everyone introducing themselves. Looks like we're gonna have a light crowd this morning so we can probably get into a little bit deeper in discussion. So why don't, why don't you lead us in the next segment there, Nate?
Yeah, so the next part we're gonna be. To explain what we do and how we can help each other. And so you know, we have, we have a group of people, we have investors, wholesalers, agents, we have lenders here, Ron and I. So I met Ron too through the Aspire Group and we're both in private money brokering for real estate. And then we also have this chat GPA tool that Tommy created that not only can help us do real estate deal hunting but can also help us structure our business plans and a lot of things. And Tommy today will show us some of those processes. And so we also do, you know, in this group we discuss how, how we can find deals, how to find funding, find money and how to plug in and how to form a small group within this group to get deals done. So we have, we have new proposal on our weekly meetings. We're proposing meeting three times if it this what it takes to get us close deals. Monday 9:00am which, which is already happening and we're proposing to do Wednesday 3pm and Friday noon. Yeah, we got enough traction, we got a deal to do and this will be the time for us to jump on and have discussions. Tommy, you have anything you want that.
No, I wanted to just kind of break into a little bit about what, what the land shark mastermind is and what we do. You covered a lot of it, so I appreciate that. What we do here is we, we are going to be a membership based group where people are going to have paid memberships because we're going to be Vetting deals. This is an investors group, investors mastermind. Heard a great name the other day called a brain trust. And as a matter of fact Ron and I did a little bit brain of brain trusting yesterday and basically I don't know if Ron can verify this with me, but it's kind of like he trusts my brain to tell him and then he trusts his brain to compute that information properly. What do you say, Rob?
Yep, for sure. Yeah, we had a great lively discussion. We went over the, the self storage blueprint out in Casa Grande and just did some of the details of it and some of the other future planning projects that Tommy was, was sharing with me as well. So a lot of great ideas came to my head as far as like, like investment equity investment partners that I could potentially reach out to to help facilitate and fund hopefully these future transactions. So yeah, I love having those discussions.
No, absolutely. And I do too Ron. And that's what Landshark is actually about. That's what the Deal Hunter Deal Hunter AI model is here to help us do. And so what we're looking to do and just to kind of bring it all together for everyone is that the, we're looking for 12, what I call the 12 Disciples. We're looking for those 12 core founding members. And Ron, you're in that position. Corey's already there. Corey actually is one of our, one of our 12 founding members. We have Josh Manacena, Roman Rubio. He's actually our, one of our actual co founders. We have Manny Fuentes out of, out of Texas trying to add another guy by the name of, of Michael Roberts. So I also added like Michael dipitri in here, he's a president CEO of Azria. He's got a position with us as soon as I get him on board, Ada or his wife, we were talking with them to try and get them involved as maybe like a strategic partnership situation, maybe even an affiliate partner because we are going to be selling memberships to this just to validate. Ron and Corey have both ran deals with us Ning Young and would you. I'm not looking for any unnecessary plugin but like if you were able to make money off of the deals that we ran for you guys, would it be worth, you know, some money to pay to get that information, pay to get that, that deal put out there and, and set up with not not only bankable documents but introduction to investors and, or you know, lenders that'll help you get your deals done. Would, would that be of something that you guys would put money toward.
Yeah, I think it's something that's worth value. You know what I mean? A lot of people out there, especially people that are new, have problems finding ways to close deals. So it's definitely worth, worth the money if you can get some, get some help pushing that thing towards the closing line.
No, that's that and that and honestly, I mean I'm just trying to get that feedback because I'm not asking you guys for any money by, by no means. What I'm hoping to do is because both of you guys have value. Like you guys bring value to the table already. Like, much like Ning Young, myself, Roman, all these other. Our 12 founding members, the 12 founding members are adding value because you guys are kind of like the brain trust, right? You guys are helping us design what we think will be valuable. And so the, the, you know, the network that Pace Morby formed through the sub2 community, the, the way that there's been sub2 or there's been communities built up around wholesaling, communities built up around fix and flip. I think that, that we have the ability to, to, to grow up a community around land development. And like much to Ron's discovery, uh, yesterday discovered that going the route of finding land and then making it wants could be easier than just going out there and finding what he wants. Like you know, finding a good producing RV facility is probably going to cost a lot. So you got to buy something that's maybe like class C, class B and then make it class A. So and so at that point, you know, he's look able to look at those deals from that angle and see that maybe go on land and then develop could be a more cost effective way of getting his passive income established. So as a matter of fact, you know, Ron and I are actually looking at forming a subgroup of Landshark where we'll have three or four people involved to get the project from start to finish and then boom, it could become Ron's passive income. He just buys us out and off he goes. So and so we're kind of, we're in a situation where Corey's getting his first wholesale deal done with us. We're trying to get that paperwork done. We had a snag with the holiday, but we're working through that. So I think I went over my time talking and we're breaking into that, that deal flow segment now where we'll talk about some deals. So with not a lot of people in here, I'm going to be a little lax. But I also want to kind of Just still stick to the format because we are, we are recording this and I do appreciate it if you guys allow, allow me to use this as promotional material and educational material. We will be taking the, the sessions that we talk about and sending it out to you guys through our YouTube channel. As we grow our, our audience and I, our deal room, we're going to be posting these out to YouTube on the subscription basis, meaning that people that pay a subscription to, to see our content will be doing that through YouTube and that'll be all those funds. And that money comes back right into the, into the Landshark deal room. Doesn't go in any of our pockets. It's just there to support what we're doing and keep the, keep the deals flowing. So Corey, do you want to give us an update real quick on the property that we're working on with you out in Wickenburg?
Yeah. So I don't have any issues with the doing the non refundable. However, I don't see that we need to put up a deposit. If it's non refundable. There's no, really no point in putting up a deposit at that point. You know what I mean? On your guys's end, if you want to just work on securing the loan for the property, set up inspection, whatever we got to do to, to get the thing moving forward, let's just go ahead and move forward with it. And then when we're ready to secure, we can then put down the non refundable emd. How does that sound?
Well, the only, the only issue would be the fact that when we secure the funding it's only going to go to closing. So we, I would, I would still need because we borrow our EMD from a gator lender and so we're utilizing Pace Morbi's gator lenders to help us with that stuff. And they will not release any funds that are not unsecured. So it has to be, it has to be a refundable EMD for a period of time and then they understand it goes hard. Is that, is that how it works again? Is that what you learned from Chris?
They understand? Yeah, they, they won't let their money go hard.
So if, if it goes hard after 30 days, we have to give them back their money to make sure, you.
Know, if the deal it's going to go south, they can pull their money out.
Right. Well, what is, is if they put up the EMD and it goes hard at 30 days, will they, will they do or will they allow it to go to 45 days and close to get paid back at closing.
If it. Yeah, if it moves forward. Yeah. I've never done this. I need to talk to him. But there must be a point. There must be a point. It's non refundable because when we borrow.
EMD from, from the, from the Gator lending community, what we're doing is we are borrowing the money from the Gator lender community to pay the emd.
Right.
They, they require that EMD to be, be liquid for the, for the inspection period. And so the inspection shows that there's a problem. They want to be able to get that back now. However, during that period we're also going to secure funding and get the note fully built out with one of our other lenders, the pl p l money. Right?
Right.
So if we have PML money secured, then at 30 days they, they know that we're going to close, but we still have another four, you know, 14 days to wrap up the loan.
Right.
Then at that point they, they won't call their 5000 EMD due until the actual closing, which was the agreed upon time to do it. Correct. And I'm not building so that you can explain it and ask it that way. Go ahead.
So Tommy, that's why I'm saying we don't even need the, the EMD because I already have the contract in escrow. So normally The Gator funding EMDs are for wholesalers like me. In order to secure the property with the seller I need an EMD and it's non refundable or, or it is refundable through Gator method as you are being in buyer, then all I need is emd. When you, when you get the, the funds for the, for the property you can post EMD with at that time, does that make more sense?
Now that would have to come from our personal funds. Correct? Because I wouldn't be able to borrow it at that time either that or.
Yeah, I guess so. Yeah.
Right. And so that's, that's kind of what I'm trying to, trying to explain is that, and you're right, you're 100% right, that that funding is there for the wholesaler to lock it up with the seller, direct to seller. And so through our private lending institution, if you're able to negotiate it as a zero money and till closing then great. If you're able to let us go through with that or maybe a reduced amount, that's okay for us to fund up front, but until Landshark has paying members, we won't be able to do our own EMD funding with this, with this mastermind until we have, until we have a revenue stream coming into this. So we appreciate you working with us on this, we appreciate you going through this with us and we want to make sure that we're able to facilitate the deal. So we'll continue to talk about this offline and, and see how we can get it done. I appreciate the progress report though. Okay, thank you. I see. Mo, do you want to just introduce yourself real quick, tell us who you are and what you do and then I gotta jump to the next deal?
Yep, my name is Mo McGuffy. My third session with land sharks. I've been in the firewood, tree service, landscaping, irrigation, anything, pretty much outdoors. I've been in that space for about 14 years and then now getting serious into the property development and I want to be an asset to the community.
Awesome. Appreciate you, Mo. So the, Josh isn't here, but Mo walked in. So we'll flip over to Mo. Josh Manasana has a 15 acre property in Sonoida. We were going to discuss. Josh also just got a county board seat. Josh is our strategic partner in commercial brokerage and so he handles, he handles our Lois and contracts. And so we, Ning Young is able to do it as well. But we've got Josh Manasana as our, as our executive partner. So he's not here yet, but we will put more information about him out there. I want to make an introduction right now because this is kind of how Land Shark works. We've got Ron Mora who is here right now with me, Mohammed or Mo as he goes by Mo Money. More problems is, uh, got a property in Casa Grande. So Ron, the deal I, I, I spoke with you on yesterday is actually Mo's property. And so if he gets his butt back in here, we can discuss for a moment what it looks like going into, into a joint venture with this. So Mo, I don't know if you can hear me, give me a thumbs up. I was speaking with Ron yesterday about your property and then he's gone again. I'm not going to worry about it, but basically we discussed doing a syndication deal. 18 month, 24 month syndication deal. MO hasn't been introduced to this concept 100% yet, but basically giving us an opportunity to get it built out by, you know, by, by cooperative effort. So I will, I will hopefully be able to talk with Mo later when he's got a more stable connection to get all the way through that deal. But it's a, it's a. It's a powerful deal that I ran through Deal Hunter and I'll just, I'll share the screen real quick to. I think Roman just showed up because that's his. That's his screen name is iPhone usually not sure who iPhone is. Check in if you, if you. I also posted this out to the, to the masses and I'm hoping that somebody's just fallen in here accidentally. That would be cool. So I'm sharing the screen to. To bring up the. The deal that we had yesterday talking about it. One of the things I've learned with with chat GPT is that I have to use the. The search menu sometimes because it. I lose stuff so easily now I'm so busy. So just a key word that that might be 906.
906 is the address Gila Bend.
So.
We showed here that there's a seven year hold analysis. The first initial, first first initial investment of 125000 some holdback entitlements and seller carry costs. We discussed the stabilization and development period and how that that works out and then a rental income of a three to seven year period. What it came back at showing was that there'd be about a 7.5% cap rate after it was sold which does a cash on cash return of about 351%. Because we feel that at the end of, at the end of the, the term that the, the property would have if it's full and rented would have a very high, high amount sale back sales amount. So we feel we, we ran this through a couple of times because we, we seen where there was, we seen where there was issues. We had a total project cost of about 1.1 million and what we looked at was that the appraised value after build was you know, 1.2. So not a lot of money up front there. So that's why we built a seven year hold into. It shows that the total out of pocket net profit is only $250,000 and there's a good chance the ROI is negative 13%. So when we extended it out it told us it gave us the answers here to how to fix it. Increase the exit value and convert early to traditional debt to replace the seller carry and all that. So we were able to get all that figured out right here in the, in the process. And then by doing that it, you know it suggested that 77 year hold with rents increasing by 5 to 15% and, and doing that it gave us pretty good numbers so we can rerun this deal any way we want to to get better understanding about it. But this is just a really good example of how Deal Hunter works. Our next next bit. Let's see. All right. This is how I built our agenda today. You go back and look what do we got?
So, Tommy, do you need chat GPT pro to do the Deal Hunter?
Yes. If you don't have Deal Hunter pro or I mean, chat GPT, bro, you may not be able to find deal hunter. It's 20 bucks. But we're also looking to get. Land shark itself is looking to get the 200. 200? No, you don't need the Pro. You need plus you need the 21. We're looking to get the 200amonth one so that we can just make sure everybody gets on it. We're going to license it.
Okay. I have the 21, so I should be able to.
That's all you need is the 21 to do deal Hunter. And what I can start doing with you all is if we run deals, I'm going to be able to share them with you all. I can create a link. I'm going to just drop this in the chat so everybody can copy it and try it and see what they think about it.
And.
Well, Tommy, can I. Can I go in real quick and just tell my personal experience when I came in with the hour meeting or a couple hours, actually, when we ran. Is it okay if I jump in real quick?
Yeah, go ahead.
All right. So when I came into Tommy D's office, pretty much just I had an idea of doing an RV storage facility. I've had it on the sideline for about five years. And he literally ran all the analysis. That would probably take two, three weeks and thousands of thousands of dollars in, you know, consulting fees. And he was able to do it in less than three hours. And I really, really, you know, appreciative of that. And it definitely opens up your mind to opportunities and how clean you got a more stable.
Since you got a more stable connection moving. I'm. I hooked up with Ron yesterday, and we ran this deal yesterday. And so Ron's interested in taking a look at it from a joint venture perspective and possibly, possibly working together on a cooperative syndication deal that we can get this done in about 18 to 24 months. We can probably get you your principal back right up front through a construction loan. And we're going to use Deal Hunter to kind of pace this out. But why don't we do a breakout meeting sometime later this week when both Juan and Mohammed And Ning Young are all available and then we can get it done. Anybody else interested in jumping in the deal would be invited as well. Just send me a direct message, me or Ning Young to, to kind of, you know, let us know you're interested in joining the deal. But right now, you know, Ron wants to join it from a, from a learning standpoint. He's got somebody that could be a possible LP on the deal. So we're gonna. Why don't we get it on a call, Give me thumbs up if that's agreeable, and then I'll make sure that I send you guys private messages when we. Perfect. And thanks for that testimony. Testimony. Muhammad. Next deal real quick. We got like 10 minutes left. So I want to get through that next deal and then run this other one real quick. We have a Buckeye on offer on a Buckeye property. I'm going to try to pull the, the email right now and show you what I do with it through Deal Hunter. It was sent over by Josh last week. Basically they sent over a response to our project. It's an loi. So I'm going to drop it in here and let Deal Hunter kind of take a look at it as to what, what we can possibly do. Kind of locate it now.
And.
Bas. This was on, this was on a, a a new property. So I'm going to start a new chat for it. Open up the LOI that came in from Josh. It's over in our deal room here. As you can see, I got a lot of files. I got stuff everywhere. So. I'll drop that in there and I'll tell it to give me a summary of the details. I could have read it and sitting here just reading it to y' all would have been great. But what I'm doing is I'm educating the GPT model. I'm letting it end the deal. I'm telling it what's going on. And so it's taking its time this morning. I think a lot of people are using AI now and I've noticed a massive slowdown in the last three months. Especially during the day, daytime hours. It seems like. It seems like everybody's using it for, for stuff. So. But this deal here, it's a 20 acre spot over here in Buckeye. We're looking to split it into five lots and sell it to sell it to builders to be split again. And so we put an LOI together with them. They're willing to do seller financing with us on it. It's total purchase price is a Million. The down payment would be 208,000 with a promissory note of 832,000, 10 years, etc. So I would run this deal, I'm going to run this deal through Deal Hunter after we get the more information from the seller. But we'll, we'll break it out into how it's going to make money and I'll show you guys how to make 40% ROI on this. It's, it's going to be, it's going to be an interesting deal. And then the, so the loi that we put together on this originally was put together by Deal Hunter, sent over to Josh, he approved it, sent it to the seller, and that's what they, this is what they responded with. So I can, I can actually go get the original loi, put it in here and tell it to compare it and tell me what the differences are. And that would help me as well understand where my seller's mindset is. Is it motivated by time? Is it motivated by money? So that's one of the beautiful things that Deal Hunter does for me. The always make sure to respond with a thumbs up or tell it that it did a good job. And you can see here that it wants to put together a purchase and sale agreement, loan package or even offer due diligence reports. So let's look at how to split this and make 60% ROI. And even if I misspell it, it'll be all right. And breaking down the property now it's telling me that it's going to need to be a R1. We can break it into a four lot subdivision. And so it's building it out, giving the options a raw flip, improved land flip and a seller financing exit. So shows me that the highest ROI cash flow possibility is the seller financing exit, which is kind of what I was leaning toward. If we make 20 individual lots over there and did owner financing with affordable housing, then there's a higher chance of the ROI being through the roof, like over 100%. So let's do a 18 lot subdivision with a water company. So, and just so you guys can see where this property is, it's a little bit interesting location in the sense that you would, you would think that somebody else would have already done this. So it makes you question why hasn't it been done yet? So this is Tartesso right here. You see this big subdivision right here off of I10.
Boom.
Right up the Palo Verde Parkway. There's 20 acres right here. Behind it is what we're talking about. It is just right there for the picking. There's. There's 20 acre lots behind it, but they don't have access to that Johnson Road. Now, we may not be able to get access to Johnson Road, but I damn sure know I'll get access to Indian school. So I might have to get. Because there is a way to get off right here and get on there. I might have to Drag that road, 311th all the way down. I think the county would force Tartesso to let me do something and tie into Johnson Road. But that's. That's a struggle for another day. We got to get through finding out how to make money off of it. So with the 20 acres, we could do infrastructure hookup, blah, blah, blah. I can validate all this information at a later time, but just by doing basic understanding. It says here that the average sale price would be about 160 per lot. And that seems to be like the going rate right out in that area. It's about 150 to 160 for a lot. One acre. Yeah. So looks like we got about two minutes. Two minutes, 30 seconds left. I'm going to continue to play with this after the meeting when I open the floor up. Does anybody have anything they want to ask, anything they Want to add? IPhone. You want to introduce yourself? I don't know if you're Roman or not. If you're Roman, then just, you know, click your mic on and off. But if you're a new guest, please come up and introduce yourself in 16 seconds. Maybe not. I don't know.
IPhone is Roman.
It is Roman.
I think iPhone is Roman.
So, yeah, he messaged the chat earlier.
Oh, daddy. Okay. All right. Yeah, so he needs Verizon, you know.
So he's not roaming around.
Yeah, he. The last meeting, he said it's funny. I think it keeps the chat from the. Fourteenth. No, yeah, it kept the chat from the last meeting. So that's pretty cool. I've never seen that before. Tommy, Tommy, real quick. Yeah.
With the, with the Deal Hunter. So all. All we have to do to be able to access deal Hunter is to type it into chat GPT.
Go right here to explore GPTs. Did you see me click there?
Okay.
Did you see me click on it?
Yeah.
When you're in GPT mode right here where it says ready when you are, blah, blah, blah, you click on explore GPTs right there. You go to search GPTs, and then what you do is you're going to type in deal Hunter.
Okay.
And I want to show you guys this. When I type in the word deal, it automatically starts producing who's where. Look where we're at. 1, 2, 3, 4, 5, 6, 1 down. We got over 80 conversations going right now. And so we're moving our way up the. The more conversations we get, the more you guys use this stuff, the faster it gets up here to the top. That's where we want to be. But you'll type in Deal Hunter, and as long as you see Deal Hunter by land shark, you'll click on that and then you're just going to just start chatting. When you start chatting, it'll keep it over here under your DPTs. And you can, you can choose from one of the questions above to, to kind of prompt it or just start typing straight in, or you can even start talking straight to it. One of the other things we're going to get cut off was this thing will actually build a business plan. So if you're interested in that, I'm doing some onboarding with that. I want to tell everyone. Thank you for coming. We will be having another meeting next week and we'll start our three. Three meetings a week in. In May. So thank everyone for coming.
