Tommy Dobczyk shows how AI analyzes real estate deals better than brokers. He breaks down a Phoenix infill property with Highway 60 frontage and 1,710 sq ft, valued at $17-$19 per square foot, then walks through three offer strategies from $15 to $21 per square foot.

Are you a land shark doing deals? To get this information from a broker so you could sit here and go, one of them 17% above and the other 4 are 19 or more below. And like, you wouldn't be able to surgically understand a property to this level without AI. I don't care. Like, I don't give a damn how long you've been doing this business. I know brokers that couldn't figure this shit out if their, if their life depended on it, right? So go ahead and keep going down a little bit. The adjusted take on this is that broker's ask is defensible because the property has infill Phoenix location, A-1 zoning, frontage on 60 is huge. The 1710 access, the access to fence lighting camera, the immediate ILS utility. Like, it is vacant, but like, there's no reason the price does not indicate it should have an income at this point. So the fair market value range is 100% in that $17 to $19 a square foot. If we call them on the phone, we're gonna say, hey, 'Can we offer you $16 or joint venture with you at $21?' Does that make sense? Yes. If we're going to raise capital for this, we want it to be at $16.5, maybe even $15. Right. We'll give them an asking of $15 a square foot only because we got to raise capital and do and do some work out there. But if they're willing to joint venture and do something creative, we can say, 'Hey, how about we give you $21 and then this is, you know, $21 a square foot. This is what we want to do with it.' We include them in the deal. Good job, Blake.
