AI Real Estate Tool: Deal Hunter by Landshark Explored!

Tommy Dobczyk, Catherine, and Amor demo Deal Hunter, an AI tool that analyzes real estate development scenarios like townhomes versus multifamily units. The tool generates designs, but the demo reveals a hard constraint: you still need neighboring property owners' permission, which can kill a project regardless of what the AI suggests.

Are you in the deal room? Or a sexy ass, but a badass. We want to walk people through this.
Yeah, let's go through it. Jumping into ChatGPT, we're going to run a real estate deal using our GPT called Deal Hunter by Land Shark. It's part of our, our Land Shark Mastermind package. You get this wonderful tool, tool to do things right. And so they put like, they put like townhomes right there, right next to two giant, like ancient St. Augustine style homes, right?
Yeah, they— well, townhomes or multifamily.
So here's the beautiful part of development. You still have to get your neighbor's permission to do it, and if your neighbors say they don't want it, you don't get it. So it wouldn't matter if they had AI drawing, rendering, whatever. If the neighbors petition against it and they say you can't do it, you can't do it, even if you own it. So I hate when developers do that stuff where they're like, oh yeah, do whatever you want here. The only thing you can do there that you don't need your neighbor's permission on is to build the same house.
That's it.
If you plan on building a 3-story house there and going all the way to the road with it and all that stuff, you need everybody's permission to do that. So even if it's in code, even if it's in writing, unless there's other properties adjacent to it, they won't let you do it. So did you find it yet?
Yeah, it's here, but it's not like it's— it's not letting me come through, so I don't—
so I can email it to you? Would that be— Yeah, sufficient.
Let's figure out a way to get around these problems instead of just sitting on them. What we're trying to do is demonstrate how Deal Hunter works for running deals.
And we're going to see based on— because Amor has already said that, like, these, these people put together a pretty cool video and stuff. I want to also watch that video I sent you yesterday. Maybe you can log in to Deal Hunter from your phone and put it there or something. I don't know. There was a video that I shared with Catherine yesterday about Luke.
Do you need me to send it to you, Catherine, or—
No, she— I sent it to your email. If you go on your computer, it's in your email now. Does everyone know Tarek, the guy from HGTV, that him and his ex-wife, when they were married, were flipping houses called Flip or Flop?
Oh yeah, yeah, yeah. And then they got divorced and then he got a new wife.
Yeah, yeah. He got a new wife and a new life and blah, blah, blah, blah, blah. Did you know he never flipped a house before he got that TV show? Are you serious? 100%. 100%. And he actually— how he ended up getting a TV show was by, he was at a real estate conference, got drunk, had a hangover, ended up almost passing out, and somebody came over and kind of rescued him. And during the rescue, they traded information and became pretty good friends. And then that was what resulted in the HGTV thing. Right. Insane.
Can you dictate?
It's like he flips wives more than properties, but—
Yes.
And I grabbed the photo.
