Tommy Dobczyk walks through using AI to evaluate a real estate deal, covering eight financing options from hard-money loans to syndicates, then asks the AI to analyze the property as a fix-flip, teardown-rebuild, or income play. He flags that an 18-unit multifamily project would need local resident approval.

Are you in the deal room? You can look at funding this is to go through starting like a DST or getting a joint venture started or crowdfunding. I like those options. But up here it says, you know, you secure the property with a hard money loan, you get equity partners or start a syndicate for the phase building, and then use a construction loan or private equity fund to stage the drawdowns for the build. Going down to the due diligence, it shows that the legal zoning verify, uh, it can verify the 13:1 zoning. It can get title, order a title report, et cetera. Uh, and, and it can confirm all this info. And then these are the deliverables that we can expect to get. So let's go down to dictate and tell it, uh, how we want to look at this. I want to look at this property from 3 different angles. I want to look at it from a, a fix and flip. Uh, I want to look at it as a tear down rebuild, and then I want to look at it as an income producing property. Property, not necessarily building out the multifamily because I have a concern that if I built out the, uh, 18 units that I would have to get permission from the, the local residents. Is there any properties local to this that have multiple units on it and have the permission of the, of the city or the town or the county? And so now it's going to work on giving me all this data and information. If, uh, let me see if I can send you the link, Catherine, to the property where we can go look at pictures of it real quick.
I think I sent email to with different things like that. Oh, I can send you the preliminary plot plan they sent me too.
Oh, I did send it already.
Yeah, it's got— they did do— yeah, they have the plot plan for the McCall Town Home concept that they paid for, and I sent you that.
