Tommy Dobczyk uses AI tool Run This Deal to evaluate a real estate property in ten minutes instead of the weeks it traditionally takes. The tool instantly analyzes market comps, renovation costs, zoning rules, and profit margins, replacing what used to require seven to ten hours of manual research and civil engineer drawings.

Are you in the deal room? 3 to 4 weeks in what I can do in about 10 minutes right here. So here we got this deal. It says market reality check. What this is worth renovated. There was a comp nearby that sold for $1.6 million. So it's in the ballpark. This $542 a square foot is the bigger issue, right? A little bit. So the concern is, is that when it's renovated, it's only worth, you know, $1.65 million. So It says right here that this 1.3 is almost retail unless the rehab is tiny, right? So the margin is, is just way too low for something like that. Hold rental, likely a no. Great redevelop. They're, they're suggesting this because what we can do, and if it doesn't get into it, I'll, I'll break into it, but zoning allows that you have setback and lot coverage and all that. It says it only works if you take these things into consideration, which is true. So can you pull comps on 5,000 to 7,000 square foot houses in this area? So if I do decide to scrape it and build back, I want to see if that's got a better ROI. And so the point to send, like literally given it the run this deal, 3 words, it came back with a shit ton of information, right? So that to me is the, is the big selling point is that I don't, all that information would've taken at least 3 to 4 days to get. From somebody, right? So I just— a screenshot with Run This Deal and boom, gave me a ton of information to understand what I need to do to look at. So again, like the amount of work that goes into the numbers of building a house or scraping out and building out are easily like— I remember sitting around with my partners in the past and anything like this took anywhere between 7 and 10 hours per project. We would take Polaroids so that we could look at it, make sure it turned out, and then take that in and get that drawn up by, by, uh, by a civil engineer. You're looking at 3 to 4 weeks in what I can do in about 10 minutes right here.
