Tommy Dobczyk describes an industrial development opportunity near Chandler and Gilbert with two permitted pads already in place. The upcoming State Route 404 highway will improve access to the site, which sits near the Superstition Mountains. Developers can acquire the lots and pursue build-to-suit leases with tenants for up to 50 years.

You can see right here that in the path of progress, we are way, way, way— this property, right? Like, all this over here shows— that's why they showed the subject property on the right-hand side, because they had to show all the left-hand side. Chandler, Gilbert, Mesa, right? Santan Valley, all moving this way. And if, if you didn't know, they're going to be running another highway out here, the 404. It'll be coming through, and then you have the Superstition area out here. This is kind of the end of the earth in Arizona. And so as a developer, I would buy this and then go out and have my team seek out those lots for those other properties, right? And we do what's called build-to-suit and offer 50-year leases on each one of those.
