Tommy Dobczyk presents a $30 million bison ranch in an Opportunity Zone. Land Shark targets deals above 20% returns because a 50/50 profit split means each side needs at least 10% to make it fair, roughly double what banks offer.

Are you in the deal room? The fourth one is our Bison Ranch, our agricultural operation, $30 million. And again, opportunity zone exit. Now, the reason I'm not putting up there, like the, like returns, nothing. Just remember, this is Land Shark. This is like Land Shark standard operating procedure. Nothing we do is under 20%. We'll never take on an 8% income producing anything. It just doesn't make sense. What are we going to do? We split everything 50/50 with people. So if it's only 8% return, it won't be on our, on our portfolio because we do 50/50 splits. So in order for there to be an equitable split, it has to be over 20% because we want investors and operators making 10% minimum on their money, double what the bank pays you.
