Buy-and-hold investors need to think beyond the purchase. Check that your property is marketable enough for a lender to refinance later, and know the seasoning requirement, the minimum time you must hold it before refinancing. A niche property like a tiny home in a rural floodplain with no comparable sales can trap your money.

Are you a land shark doing deals? You're going to have to be refinanced. So then you need, you need to consider, well, do they have— is this mark— is this house marketable to get a refinance? If it's a, you know, tiny home in a rural area in a floodplain, no other loans, you're going to be stuck with it. So you just got to be very careful and make sure that it is refinancable. And if there's a hold period, if the finance company that they're going to go with says, you know what, this has to be seasoned before we'll refinance that, you need to know what that seasoning is so that it's done properly. Okay.
