Tommy Dobczyk explains two creative financing moves: splitting profits with the owner after you improve the property, or taking a property with zero down and zero payments for 13 months, then capturing the future value. Both tactics get owners to negotiate without requiring cash upfront.
Are you in the deal room?
I kind of want to approach the owner and say, hey, work with me, and then at the end we'll split the profits.
And that's one way to do the creative financing, of course.
Yeah.
So, you know, definitely, definitely get you to the table when you're able to get them to do something like that. So does anybody have any questions about what he's doing down there? And this is— we call this Mexican horse trade. So literally, like, you're telling them, I'm going to give you future money on the value of this thing. If you give it to me at like zero money down and zero payments for, you know, 13 months. So you got to work out a deal that makes sense or it's not going to make sense because what Roman can put into the property to make it worth more money is maybe worth it to the owner who has no money and can't do it by himself.
