Deal Room 060426

Tommy Dobczyk and the Impact Group review luxury property flips, a cost-segregation tax strategy, and a pipeline including an RV park and medical office. They're building a deal funnel through Facebook and LinkedIn groups, assigning daily posting tasks, and planning a high-touch investor retreat with private-jet travel and mastermind sessions.

Okay.
Good morning, everyone. Good morning.
Morning.
We got multiple things going on. We got double booked by the sales team.
Oh, and figure this— I don't know why we can't get our maintenance stuff figured out.
It's just sales team booked it.
I understand the sales team booked it, but again, like, we, we need to be able to do meetings simultaneously.
This is a Zoom issue. This is—
you're out, out of work. Okay, uh, then that— did I yell this morning? No. Or yesterday? Oh, she—
so days ago. So yeah, it could—
what she tried to— okay, she said, here, here, which she's already con— he reached out after her talk to the lawyers.
Uh-huh.
This is Okay, go ahead. You'll be able to hear them now.
Good morning.
Can somebody say something?
Good morning. Good morning.
Morning.
Morning. You went and toured it yesterday?
I don't know if you hear them.
I've got the volume turned up as loud as it can be.
Okay.
So went and toured it yesterday. Absolutely gore realtors that in love with the property. Right. That's super important.
Especially in front of the other, in front of the agent.
Yeah.
That's better.
There we go. So, we looked at it on Deal Hunter. Catherine fell in love with it when we got there. Turned into a poker game because Catherine made sure to tell that she That was, uh, what are we doing with it?
Nothing. We're waiting the HOA, their shoes.
Why are we buying? We, that, like, what are, what did we go look at it for?
So cost segregation tax play. And somebody, an investor needed, meaning a tax play on, they could write off their taxes and then they could use it to do short-term. That's a way to be able to rent off Findlay.
Well, and this property is kind of situated on an interesting, in an interesting, um, six-gated community. They all are in right there and there's Uh, 6 things, right?
6 things. You're saying 6 lots?
Yeah, houses. They're not lots, they're houses. And so they took a bigger piece of property, um, and we were talking about this this morning, right, Katherine? How to, uh, how to take a bigger piece of property and break it down. We had a meeting today with, with, uh, somebody about that as well. They have 600 acres and they want to subdivide. So this piece of property was, was part of a bigger subdivided property that they made luxury houses. And so I'm that lot maker piece 1.2, um, and each house out there at least an acre and a half. So with 6 houses like that, I would say road and easement that it probably started out as a 10-acre property, broke up into 6 lots, did those lots. To build, you know, luxury houses on. So it's managed— every, every owner in there is HOA board, basically. Uh, that's good. Get a lawyer and fight it. So, um, because again, you know, that's like— and I, I was plating the math on opportunities out there. That's why fixing and flipping and buying and is, is so popular as a course. I don't, I don't know how long.
Trying to think. I think it was like 2018.
Is it that long?
Well, it was done there in 2018, so I'm trying to think when we joined. Maybe it was 2012.
I don't know.
I need to go back and look at the timelines. Yeah, I think it was Finished in 2000? Yes, it was when Christopher passed.
Yeah, we were— I was— we were doing stuff in 2014, 2015. Were we at the same time or after that?
No, it was at the same time. He got irritated. Oh yeah, I was doing other things after.
So yeah, all about—
anyways, Yeah, I don't know.
It all blends together.
20 years all stick together.
Yeah.
And now I think about it and I think, oh my God, like, no wonder I felt crazy. Like, right. Any flips in that short period of time, it was a lot. That was an amount of coordination and teams and, and you guys. Yeah. So what we had is we had multiple projects, so we had Directors, we'll call them, who are responsible for their properties, responsible for all the— to get all those flips. And then I manage the relationships with the investors and the whole educational process and moving that forward. It was some serious project management. Yeah, crazy.
We did.
So anyway, here's the cool part is that again, we're doing this. I wouldn't say again, we're like, take doing it better, right? So we're doing this. Only the numbers are far bigger. More people can get involved because we have the legal structure of the whole thing. Um, because, um, anyway, so very excited. We've got several luxury flips that we're working on here in Scottsdale. We're on meaning getting all the documentation set up so that people can do some pretty healthy double-digit returns.
We're very excited.
Um, and then, um, the bigger projects, which is the, um, for accredited investors, we have The Luxury RV Park. We're talking today with us about more from at least commercial medical office space and, uh, in-depth space, which is super cool. And then, uh, of course, for the non-accredited investors, we have the, um, Investor Club, which we're going to be rolling out here soon. Uh, we're just waiting for the legal docs on this for a series of webinars with it. Of doing case study. Here, here's the biggest thing. Anytime you can watch case studies and learn from different— brain starts to— the reticular activation, like it's, um, having your cash flow and you have the big deal or small deal, pull up the card and you read the whole story to the whole thing to see the numbers, like how much is it, what's I, what's the, you know, the hold time, all of that. Watching case studies version of the cards in the Cashflow Game. So the more that you can learn from those, the more your brain will be able to spot those deals in the future, like what Katya and Blake are doing. Cicely, you have your investor survey. Saray, you have yours. So now the key is to take those and, um, to up into your Deal Hunter and have it going and finding deals. So my goal is, is that every day each one of you is bringing a deal to the table, even if you like— it's like you're— I don't know about this. Bring it to— whole purpose is for you to come to the table and develop the muscle of reviewing the deals more and more and more.
The—
you do this every day, going to the gym, the stronger the muscle gets, the faster you— and your brain starts being able to sift through, you know, these deals faster and faster, which means you actually get to a deal that actually works. And more importantly, you're going to be able to start spotting off-market deals. So what's going to happen is right now, As I understand it, you guys are using like CREXi and LoopNet. Well, inside of Facebook and LinkedIn have deals off-market. So you need to start joining those groups and being notified that when deals come up inside of those groups, that those really good at analyzing deals that are market, you'll now be able to see, analyze them very quickly for the off-market deals, which Every single Flipping Female property that we did, 100% of it, none of them were on-market deals. Not a single retail on-market flip. If it's retail, the numbers don't work, right? You have to get them at a wholesale price. So, your next layer of homework is to go join those groups inside of Facebook and LinkedIn. And there's other like smaller investor platforms. I haven't successfully worked, but they're, they're out there. And that's— so we want you joining your local— not called ASRIA— your local real estate meetup groups. Because again, it's inside of those meetups and those contacts that you'll learn about these off-market deals. That— those off-market deals, that's where the margin is for people to add the commas to the bank accounts. Does that make sense? You're doing is awesome so that you develop the muscle and the next level of your thing is to go join these groups. So, and I'll analyze those. So this is a view, you can accept the client. Y'all said you're here to learn.
One of the things, Katherine, the meetup groups, just be wary if you real estate groups, through IFS, which—
what?
Renatus.
There's a company called— there's a company called Renatus, and they claim sort of— I have a whole world of network marketing.
So if you have— if you come across that, just talk—
they are already posted on—
I want to do a little of how to drop those.
Not seeing them in the—
can you drop a link for Renatus?
Yeah, don't—
not for education, not to actually—
yeah, I'm not any of those.
So everything, give a click on it.
Yeah, on your computer so everybody can see you because you're beautiful and everybody needs—
you're all beautiful. Yeah, I got it.
Oh, um, screen right here. So when I link, it took me right— screen right here in front of me. Amazing people. I'm gonna go hit the like button. Social currency. I hate when they do that because they leave more than 5-word comment. Goddamn it. Where is the comments? I can hit the love button. The chat. Oh, here it is over here. Pictures are underneath. If I go over here, chat log over there. Okay, uh, come do a UREI today. And I'm, I'm on Catherine's account because when we run the, when we run the calls and do the, do the, do the, the Zoom calls, Catherine's just pointing at me and, and mine is pointing at Catherine. And so that's why our, like, rendered after leaving a comment, and I can put a comment— click in now, send it. Boom. Everybody takes the opportunity to do that. I don't— in front of hundreds, the algorithm sees you doing and sees that. Because like over in China, called a phone farm, and there's literally— I don't know if you've ever seen them, look at them on Google real quick. You know, um, the phone farms are ridiculous. I'm gonna pull it up real quick.
Um, so we're gonna play a game, who gets it done the fastest, right?
But look at this, look, do you guys see these pictures of, of, of like just walls of phones, battery, you know, uh, banks? These are phone banks, all of them 100% programmed to just—
so once you've reposted, like what he just— once you said put it in the comments, posted.
Echo is too much coming from yours. Muted.
I think I got it.
Yeah, I'm not seeing it up here anymore.
Okay, safe.
And it doesn't look like you're sharing.
Everybody hear? Okay, cool. So yeah, that, that that level of social media helps over—
get it posted, you guys. What? We all can do it.
Your Facebook account and switching over to is going to take like 20 minutes.
So you're, you're the exception. Okay, okay, you guys are the exception because—
are you guys seeing it? I think— did you— 2 comments and reshare.
Yep.
And so that's just, that's just how you're able to get, um, get with about join. We're not, we're not expecting you to get 100 people to join. So it's not about if your friends join, it's about the algorithm recognize this podcast, this, this, this streaming event as an event, you know, look at, push out, share, share across the spectrum.
And what I want to know, what the benefit is of you for doing this. I want you to— I want to connect the dots for you.
I, I do. Sorry. Oh, if I, if I post a comment, and so what I usually do to post when I do like my posts is I usually post, somebody will comment and I see that as an opportunity and I'll keep the conversation rolling until it dies. And then I'll get 10 comments and then it just see 1,000 views or 2,000.
That's, that's proof of what I'm saying, because we're not— I don't— I'm not trying to get 100 viewers on Facebook. I'm trying to put it out and create the spider web, right? And, and so if I got Lauren in Washington State in, in the, the— the broadcast or sent out from here is being sent out from here, it's— so everybody must want it, right? And so then it gets something that, uh, what you would call viral. And then not only that, but go north to south, Washington down to California, you know, where Blake and Katya are. It's creating that spectrum. I really like it when Tina comes in because she's out there in, uh, Iowa, um, I, I'm tempted to pick on Illinois covers, but the idea would be to get two people from across the country And then it'll start picking up traction and get that interaction.
Can somebody, can somebody respond? Because if somebody responds, I can keep interacting and we can all act and it would get more views.
Beautiful.
That would be Katya and Blake.
This is on Facebook.
Yeah. Right.
Yeah. And once we get to the point that bringing on moderators is going to be, that's, you know, super cool. I think at, at that point we'd need to have like 100% because again, maybe people to share it, first goal. One of the accounts—
Tommy, can you use AI moderator for that? Or no, I'm being serious. I really don't know if that—
there's ways to auto-respond on it and stuff like that. I'm sure. So, but it's certainly not, it's not off our radar. It's just not on our, it's just not on our to-do list yet. Because again, I want to get it to the point that not only are we doing that for this, this podcast. But those of you that are on the WhatsApp group, the, the, the webinar, uh, uh, image that Amor made went out about 5 people's, you know, Facebook morning. So that's awesome. That's what we want to continue to do. Every time I put something in the WhatsApp group, we need to take it, post it to our social, put it on Instagram. Like, I'm not saying everybody has to be on every channel. Just go to the channel and put the stuff together. Like, if you only use Instagram, post and tag us in it so that we can see it. And oh, because I'm on every single one of our socials, or, you know, I, I, we have actually, I have access to every social with the, uh, with the Titan Group. So, um, getting you guys to help put that out and, and, and expand that is amazing. We love it.
And here, the benefit to you is that then we have more people bringing in deals, more investors want, like, it literally is the community effect. Which is, and the more people that are helping find deals, you know, again, it's the, would you rather be an owner in one company or percentage owner in hundreds? Right.
I'm hundreds. And like Katherine was nuggets earlier, I want to give you guys, um, and I want to create something that we call Nuggets and Gems where your valuable pieces are. And, and that's when I'm going to be seeing everybody's eyelids like Katia, she's sleeping, but she's not, you know, taking notes. Easy. Don't get sassy.
She's not. No, she's not.
Right there, but I know what it looks like when, um, Kathy is over there studying notes and, and see, we want to see people, you know, we want to see people to, to learn and just by, by keeping up and keeping. So with like Catherine gave you guys some nuggets this morning about, you know, how to go out and introduce yourself to Facebook groups and go out to physical network groups. You want to build a, if you want to build people to send you deals, because going out and finding deals. Kathy, is it fun to go out and find deals?
Yeah.
But is it fun to find deals when everything you look at turns to shit? It starts getting like boring. You're like, eh.
I guess so. It's all fun for me still.
Good. All right. Well, what happens, there comes a point of like, I call it like to the point of failure. Some people, bodybuilders do this a lot. They work out. They get so strong that they can't, like, they can't put 10,000 pounds on both sides of the bar, the bar will break in half. So now it's work out until they fail. And that's where I'm at. Like, I, I, I do deal sourcing until I have fatigue, can't live to do another deal. Right. And the reason why is because I've set up myself with a pipeline of people to feed me deals too. And I going on to these social media groups and saying, hey, I got 5 buyers looking for deals. What you got?
Okay, so that's your homework.
All of a sudden, somebody write that down.
That was good.
I become like, because now I've got buyers. Am I lying? No. Am I exaggerating the facts? Slightly, right? And people are going to be like, well, what, you know, what do you got? You know, here's what I got, here's what I got. You're also going to have people saying, oh well, tell me what your box, your buy box And you can, you can be creative to look at. You all have investors from what you're looking for, right? You're not looking to go out and buy a deal, Bill Gates on steel. You're not. We had this conversation last night, um, uh, a new, uh, a new prospect. We helped her understand you're not going to go out and become Bill and Melinda Gates. That's not how this works. You got to go out and find the deal and then find the partners to get into the deal with you. And I call it becoming the mayonnaise of the sandwich. Like your first deal, you're literally just a condiment, main course, right? Like you're not going to be the ham or the lettuce or the tomato or—
I'm gonna put that on the Instagram. I'm gonna put that as quote, stop trying to be the main—
you're just, you're just a condiment, for crying out loud.
Um, so I do have people sending me—
I'm learning a nugget with Jim. Catherine dropped the nugget of joining the groups on Facebook. And you're going to put in there, offer deal, and track every ad that has a deal. I can find an example of it. If I go to Facebook, um, Catherine's Facebook, we're going to see exactly what I'm talking about. I'll pull them up here. I'm in Meta, I think, not in here. I got stuff blocking my view. Um, groups.
You're creating a group.
The group's over on the left.
From mine.
Groups right there. Right. And so you can see over here, groups we've joined, like Flipping Female Secret, uh, Azria. Here you can see like people will put listings and stuff. Josh is trying to sell this here. I put that in there often. Yeah. Well, Catherine put it in there. Um, we've got, uh, got all the information in here, but you can go in this group right here. Post and say, um, I'm look right there, pretty much us, but right there, we're active a lot. And then people will, uh, you know, run— he put his email address in there. I like to build the funnel. I want people to, to dig a little deep. Let's go all things real estate, right? And so again, people posting their properties, people posting their, their— to get to get attraction, right? Like this guy right here, he's got this, uh, this, uh, it's called Destiny Queen. It looks like there's private offices. You can have a, uh, a, like, this is a spot for counseling, this is a spot for like corporate, this is a spot for massages. They're all the same rooms, right? And it's office suite for rent. Now if you wanted to be a bird dog and get this, you would reach out to this person and say, hey, I've got sweets down here in Arizona like this. Would you be interested in looking at it? Sure. Run out, find somebody with a place that has something like this. Be like, I got buyers looking for this type of thing. You're going to take these pictures. I— anybody got bird dog? You're gonna be in the middle is why I call it being the condiment. You're going to be the flavor that adds, you know, bread and ham together, right? Go find people that have, and then people that want this product, and become the person that supplies that this product. Hey, are you looking for this product? No, I'm looking for— if you say I'm looking for— I'm gonna let somebody build me a house like this. You know how many contractors you're gonna have hit you up? Again, these people— answers. I'm selling this house. No responses. This one's actually in Apache, right? So, um, there's not, not a lot of activity on it because it's not dragging people into it. Drag people into it by being as, as, uh, the least amount of information will, will pull them off the fence really fast. They'll be like, wait, I want more info, more, tell me more. Here's one in, uh, here's one in Whitman. It's 1 acre.
You could be doing is like what your file, you could say, you know, again, I'm buying, this is what I'm looking for, and put in there sales.
Let me ask you to call this realtor because I mean, unless you're looking specifically for 1.7 acres of land, do you need any more information from this woman right now based on what you're saying?
No, because she gave it all that, right?
Like, this is, this is, this is the, this is turning the nugget into— go drink. Don't, don't put, don't verbally vomit all over me. I'm not like— the only people calling Nikki are going to be people that are actually looking for 1.7 acres of land. Now, this is what Deal Hunter will go find. Hunter will see that, grab it, and bring it in. So we're not gonna thank you for doing it. We're just saying for— we don't want to put that much in there. We want people to hit the button and talk to us, right? So they're not going to do that if they can get all the— so, but you can see here, people listing deals all day long. You can be in here and messages on that relationship instantly with the person that ran the ad because they only have zero comments. So bam, I'm gonna get hit immediately. Let's do enough. This is hilarious. Singles and couples welcome, $200 a week or $700. That little ass room with— it looks like blue. So it's a friendly home with gamers and some business owners. Business owners, AKA not working. So no drugs allowed, no firearms, but 420 welcome. Proof of income, or have your, you bet, food stamp check ready to go, because Zelle ain't messing around. I almost want it. I almost want to— I almost— it's 11-bed, 1-bath house.
This is a pad split.
I almost want to call them and find out.
Welcome.
$200 a week or $700 a month, utilities included.
We own the people.
We have gamers and some business owners with their own firearms, but 400 proof of income is required.
I, I almost want to I almost want to— are utilities included?
No account, go do it from your account. I don't want these messages.
Oops, Blake, take care of that. Mayonnaise, I love Blake's mayonnaise.
Oh gosh, the table in the background.
So there we go, look at Blake with— be the mayonnaise for that comment, right? Yeah, kind of. Don't worry about it, Blake, take care of the dick pics.
And just to be clear, I'm Oh God, yeah. Um, just to be clear, it's Blake and Katya who are posting all these in the groups for me. I don't take credit for what—
105,000 members, right? 105,000 members. Um, they've got it buy, sell, featured, all that stuff, right? It's amazing. People doing PadSplit own the—
the leads come to you first and you get to analyze the leads, send them out to the public. Have you heard that?
I have. And you know how much being in a Facebook group that's really active— you want to find out? Am I, am I hearing about being voluntold to do something, Susan? Well, jump on it.
No, because I'm thinking—
yeah, me too. Anyhow, find out, find the ones that are active, get into them. Here's some leads right here. Moving out of our apartment in a few months. Uh, anybody that rents home, again, that's not an ad. Somebody out, go do that. So that's how you— that's how you— so these are like selling. Um, here's a— here, 16 minutes ago, this 24-bed, 2-bath, and people fix it. That guy, that guy, you can tell right off of that. So let's go look at his thing, right? Cute kids. How the hell did I end up there? All right, so this guy, um, he's selling trailers and houses. He's— that's, that's definitely an investor guy. So, hey, how you doing? I've seen you're selling stuff, want to buy more, right? So just going small again, go through groups, find groups, join them. If— and you can cheat by going and seeing what groups Katherine's too.
Yes, join all the groups that I'm a part of. And again, put your buy box, guys. Like, so what we're going to start doing, the next level of sitting down with each of you and what your goals are, and then backing into those goals of the actions that need to be taken, the income produced by when you say you want them. So this is, uh, part of that you're going to be given in the groups. And posting what your buy box feels as well.
I'm at Eric Mastermind, learn how we're doing deals. So in there saying, hey, my buy box is— and we're Truck Mastermind every day doing deals. If you want to pitch a deal, let me know. I'll tell you, you know, that's how we're going to get, right? So, oh boy, here we go.
Yes, they ate our steak.
Cool.
Have a good day, Zoe. Bye, Zoe.
Should I ask him when it's available?
Like, oh, stop it.
You come advertise it in the Land Shark Mastermind.
You can run it in the deal room.
That's what I'm in it for. That blue, it does numbers for my, you know, and like, you should be like a, right? Any, um, Alyssa does, but she needs to come on camera.
I'm interested, but you keep declining.
So we've been talking about, um, we want to get Alyssa, Katya, Cicely, uh, together about put together the, um, entrepreneur retreat, right? The Bell Hotel boot camp.
Used to have Baby Bell boot camp, so people when twins were little We'd stay weekend or whatever and train kids on all the things. It was called Baby Bell Boot Camp. We started out with sign language and then picking a case and all the fun things. So now my twins have— now it's just Bell Boot Camp, collapsing timelines and adding one of them because I'd be able to drag private jet if they're going to boot camp.
Would you go to boot camp on a private jet?
Nope.
I don't know. Police come.
They didn't come on a private jet.
True.
Okay, so I'm reach— that's got to be an investor's retreat or an entrepreneur's retreat where we, we, we trick them into understanding they need to do, you know, by giving them— so, um, is a broker at Prism Jets, and we're going to put, uh, these packs where people can come in, stay in a beautiful, uh, beautiful house, first levels, and then also get opportunity with us here and networking events.
So, Alyssa, you've got a deal?
No, we're just talking about this.
Oh, got it.
Because we haven't been able to get everybody. So, um, Leslie and Katya have been out here and stuff, so they can understand the package from that level. Um, but what we've kind of ran through or talked about was how to create, like, we went and looked at that 6-bedroom house yesterday, right?
Yeah.
So in that scenario, we'd go stay there in the— them for that 3 or 4 weeks that they're there, right?
Uh-huh.
Because then we're giving them unity to interact with things.
I think that sounds great. And it can kind of meet ground, uh, and interact with each other and big enough, I guess, space to the—
you guys need to come home and then give them their Well, and, um, the, the idea is like real world style TV shows where there, there's a mal— and, and it's kind of like reality, reality style TV show because we have talked about, um, uh, other projects kind of like the Palisades or the— what's the other one— the Altadena, right? And, and they're wanting to do, they're wanting to do, um, that one's legitimately wanting to get into doing, um reality-style TV show, because we're going to be raising a million dollars just to, to, uh, on basically with GTV. So doing what we're doing right now has to have that— I feel like it— a reality, reality show style feel to it, right?
Honestly, that's something I thought about too. Like, there's all these, like, Selling Sunset on Netflix, but there's no, like, private jet, like, real estate thing. So that could also be an opportunity for, like, Scottsdale, Miami, or something, just like the places of, like, what is the lifestyle of a private jet or the plane?
Oh, that's cool.
To, like, uh, there's so many real estate groups in the private ones. And I know that there was, like, also the Real Housewives of, like, Orange County and, like, West Palm. No Scottsdale Real Housewives. So it's like that category, like, with that thing. And then, you know, lead into other things. But I think Scottsdale has such a good market for luxury.
You hear that, Katia and Giselle? Gotta get some— get your asses to Scottsdale so you can be the wives of Scottsdale.
The Scottsdale wives.
Scottsdale housewives.
Anyway, do mom style, single mom.
But no, those are, you know, great to think about. One couple of things that I want to mention is like, I just read— I don't know if anybody goes on and does like highlights. I'm gonna, uh, do this with, with Katya hopefully and Blake to get Catherine more on my, on my browser. Time I open browser, I get, uh, I get like headlines about stuff going on. And to what Alyssa is talking about, I just— one of the headlines I read this morning was that Flagstaff accepting private—
we just, we just put out, um, the pine can that we're doing Scottsdale to Flagstaff, and we got so many people That was ridiculous. So many people, they're like, oh, we didn't even know that's the foot private jets, like in Flagstaff. So yeah, tackling like Sedona, Flagstaff, like just even, you know, the places that a lot of people visit in Arizona would be the perfect entryway for to get people introduced to private jet.
And then once they get a taste of it, it's like, okay, now yeah, expand it a little bit more.
The inner, like, private jet thing. Well, for people, I mean, $6,000 it's expensive, but it's not like crazy.
Yeah, but $80,000.
Yeah, yeah. And not only that, but if you've ever had to drive from Phoenix to Flagstaff, it sucks.
Yeah, no, that was someone's call yesterday, and he's like, go, um, from Phoenix Gateway to Flagstaff, and then he's like, then I have to come back here to Scottsdale, and he's like, I want to go from Phoenix Gateway to Scottsdale back. He's like, doesn't want to do the 3-hour drives, take a car set and stay 3 hours.
So, right.
People do it.
So yeah, what's your time?
Well, and, and, and not only that, but it allows you to get work done. It's not— it's luxury, but it's not like you're, you're reclining and sleeping. You want— but travel is kind of interesting to me. Um, and their news was that they just— the, um, Department of Transportation took a flight on the autonomous flying two-seater ones, these private jets that are two-seaters. They're prop planes because they literally have vertical takeoff and And then they fly the plane. They're props, I think. But, uh, the, the, uh, Secretary of Transportation literally flew on one of these things the other day, which means, like, if you're looking at history, the Secretary of Transportation came out of the, uh, bill when there was like somewhere around 130 people building and manufacturing. They came up with this government like, hey, we need to have it, we need to have a head of it. You know, yesterday or this week, that guy, that position flew in the future of private aviation, the planes, and it takes you there. No different than like a Waymo or, or a, or a, um, uh, driver's— drives itself, but you can operate it yourself too. And that's kind of more what this vehicle is. So there's that. And then, um, Berkshire, have to just speak on real estate in general. Berkshire Hathaway purchased, uh, the home building company here in Arizona called, uh, Merit Homes. So Merit to Berkshire Hathaway for $8.5 billion. And that's, uh, uh, set up that way. I mean, home builder in the country to ever be sold. Um, some of them have value, none of them have ever been sold like that. For Warren Buffett to buy a home builder, a new home builder, That's basically a sign Warren Buffett isn't going to buy something out of favor and then just be like, oops, don't happen. Spend $8.5 billion on a new home. They're doing one of the other home companies in town, literally what's called a, um, uh, potential data center next to your homes. They signed a contract with this company to install next to brand new homes. This is separate. But another major home builder said that they are signing a contract to put energy diverters, uh, next to homes, next to— provide local data centers. So these are all things that are in real estate I pay attention to when I look at my headlines. And I'm so effective on my daily, I'm taking that big picture, bringing it down to my daily, and going, new homes, not going away anytime soon. Um, major player in the new home market. So I want to go find— and if I find lots, I can sell them to new home builders. But, uh, to speak to what, what with Alyssa on the thing with jet services opening up, and it's like smaller airports only used to take like prop planes, right? So now people that'll fly into Flagstaff real easily, guess what? Big houses up there are super cheap. Big houses up there in Flagstaff are super cheap comparatively. You take that house, guarantee, because of the fact that up there it's a rare— and only a rarity, but like, who wants to build something that big? So when you find— or it's usually run down, hard to get back, great. You can travel people up there to fix it with somebody, private jet, or create opportunity for it to be a resort home. Katherine, you've done some traveling. You've been, you've been to homes, have you not?
Uh, that it's like, um, private color mastermind type events that I was ever here in Scottsdale. I stayed at a mansion, uh, 4 of us here for. It was my very first introduction to home.
So yeah, that was interesting.
And so that's gonna build with Alyssa as well as, you know, Katya and Cicely helping out with that, um, is putting together these Mansion Masterminds, um, putting together the Jackage, the, the Concierge level, so they're building this thing out. So I wanted to make sure that we all kind of talk, and if everybody, um, thinks that's a good idea, let's get all to crank something like it out. So thumbs up. Yeah, okay.
Dad, um, so I helped do, um, retreats in my ends. We did in Bali, did one in Mexico, and I learned how to, how to schedule the books, the work, like where to get them printed, um, coordinating, um, and the chef, all of the stuff. So I have some experience with that. So if you— I got things I can share with you when we get further along that I—
good, you're the food that knows how.
Thank you.
Awesome. To that point, is there anything anybody else want to put on the table? Saray, we're gonna, we're gonna really work on getting some— you guys Monday, right?
Yeah, that's the plan.
We're flying on Monday night, won't be seeing anybody, but, uh, we're gonna see Saray and Ruth. We're gonna be there. Now we see— I want, I want on Big Daddy's belly. That's all I want to do.
I, but, um, he will be in bed at like 8.
That's what I'm saying, like, it's, it's cuddling. So, um, but say we'll be there heading out evening, right? So, um, be available to, to work on some stuff as well, but part of that meeting on Monday and then kind of roll through some things. So, um, but other— Katya and Blake are trying to get a meeting with me stuff. And then Laura and me on the, um, we kind of tripped up into a hole last night on the thing. Um, to my understanding, uh, to have $150,000 for, uh, acquisition, $100,000 for acquisition. So there's like $250,000 written in there on the Anna that we noticed last night happening is it dropped our, uh, it dropped profit down, negative.
Yeah.
So we got to redo the numbers. Anyways, we'll have a call with Deanna.
We'll figure it out.
Let's do it. But, and it's stuck in limbo right now. And everybody else, have a wonderful rest of your day. I'm going to wrap it up with you for the blessing of the day and the blessing of the life. And know that it is with your grace that we're able to do all things. So protect our enemies because they are going to need it. Your name would be great.
Really quick, everybody to tell me how many posts they're going to, or how many groups they're going to post in today, um, with their buy box. You're going to start creating goals. Ready to say we're going to gamify this. So how many?
Katya, my non-negotiable is that I coordinate and even ask ChatGPT to analyze Facebook to see the best ones I can do today. I can commit to posting to 5. Nerve-wracking for me because it's like putting myself out there, which is scary. Why 5 to me seems big, but then I'm going to compound.
5 is awesome.
Let me see if I can jump on what Katya just said. Okay. As a nurse, I feel like I have a little bit of nursing knowledge to everything. And with Katya's fear of the anxiety, not fear, I won't call it fear because fear is more detrimental than anxiety. Anxiety created. Fear is real, but anxiety is self-created, right? So knowing this, Catherine has 200 groups. I have 200 groups. Commit to going and joining 5 of mine and 5 of Catherine's. And that's it. That's all you gotta do.
Just join the group.
If every person commits to just going and finding 5 of their, you know, 5 of hers and 5 of mine, you're 100% ahead of the game. And the level of anxiety with it is only based on, well, am I picking the right?
Well, I can join however many groups. The anxiety comes from posting and putting myself out there.
That's what we want you to do after. Join the group. And most of the time when you join a group, it's going to ask you questions like, are you from this area? You trying to do this? Please provide your email. In the group, you don't want to do anything after you join. You don't want to make a post. You just want to join.
In that case, I can do 5.
Yeah, that's where you want to be. Do next, next steps would be to take groups who joined it and the next week go back to every single ChatGPT introduction saying, hey, my name's Katya, I like dirt, and do it in the Land Shark Mastermind. Come check us out. And then that, you know, my buy box is, you know, therapy. I've got to be cute, be fun. And then that way when people see it, they're gonna be like, what are you talking about? Dirty dirt. What, you know, and be like, well, you know, we've got soil remediation experts. We can buy all kinds of dirty dirt. What do you got?
Okay, so you can accept, decline, or counteroffer. So his request was that you join 5 of my groups, 5 of his groups, 10 groups in total. Who accepts? Who declines? Okay, so you're all accepting. So tomorrow you're all gonna come and share. And what I'd love— members are in each of the groups because pollinate and be in all the fun groups together. We want the one with the most amount of groups. So that's the next challenge.
Not just the most amount of people, but also the ones that are active. Go scroll through the first page of, you know, do like 3 scrolls to see that people are actively posting. If there's only one person posting and they're the only person posting They've got it locked down where only one person—
Okay, so everybody got their homework?
Okay, hang on. How do I join? How do I find the groups you're a part of to like I can start of?
Who's willing to, who's willing to—
And Blake, figure that out on my end.
Mind her, Catherine.
Catherine's page.
Can post it please so everybody can sign up.
See her. Yep.
And, um, I don't think it shows.
Not seeing it.
Yeah, I'm not seeing it.
Okay, so I cannot find this stuff.
No, no, 100%.
If you give us—
go to Discover. Go back to your groups page right there, Blake. I think I found it. Discover.
And I just typed in and you go down, go down. Vintage pickleball.
Um, no, thank you.
Go to—
I love this with likes in too.
Go to your groups. Right, your groups. Up, go up more. Right there's your groups. Click there real quick. These are all the groups you're in. Makes sense. Yeah, suggestions. Go to search groups and do like Catherine said. Investor. Type in investor, right? You'll see where who's who and where. So you're gonna go join the ones— and, and this is—
join the ones we're in. Do you see Tommy's picture? You can see Tommy Dobczyk and my picture where the, the little bubbles in them.
There you go.
And more.
I'm originating that one, too.
All right.
And then, yeah, it's going to show some questions, some most of the time.
Yeah.
Okay. Well, I'll get together. I missed seeing the link posted, so it's fine.
I'll figure it out. So hold on. No, no, no. Blake, do it again.
So you're on Facebook homepage.
Yeah.
You're right here. You got everything, got random reels that pop up. Click on groups. And then you're going to go to search in investor real estate. And then everyone that's in Mutual Fridays, yeah, yeah. Tommy and everyone else isn't from Southern California. This is only going to be for me, but real estate investors are more in Tommy's members inside of it. And that'll show up.
Right. And you can see today, that's the one you want to join. 50 posts a day. That's the one you want to join.
Yeah. Got it.
Okay.
So groups and then investor, my investor.
Yep. So you can type real estate, you can type—
Yeah, of course.
Okay, and then when I go search, I'm gonna, I'm gonna see the ones. And, and if we continue to do this, we'll end up with— and then, uh, one of like— go back and say— I love that, that's so cool.
You make that? No.
Oh, that's a different group, it's Land Shark Darts.
I'm so stealing that shit.
Hilarious.
Go back to, uh, Catherine's page, or— yeah. And what we're, we're trying— when you go to capture this, like, click on the share right there. Don't click on it. Right there where it says share, the share, click group. Now go post, put in every one of those. But you can tag with us, put in there, you know, come check us out, tag us, and send it.
All your—
only gonna be there, only gonna be the people that are in that group. Yeah, done. Send it. And that is another way to do, do social, you know, social currency and promote another call like 10 minutes, right?
Chat for every— for today's webinar, it's at 3:00 PM Pacific.
So yeah, the case study on oil and gas and learn it again and your brain to start seeing deals and seeing them differently. Training opportunity. Yeah.
So the webinar series where that Tracy posted, where it says that it's going to be Oh, never mind, never mind. I'm good. I confirmed.
Love it.
Self-confirmed.
Beautiful.
Love that.
Okay, so thank you everyone. Super excited to hear about all the groups that you joined yesterday or today for yet tomorrow, whatever. And then hopefully we'll see you this afternoon on the, um, case study. So have an amazing day and I'll talk to you all later. Bye everyone.
Bye.
Bye-bye everyone.
