Deal Room 060826

Tommy Dobczyk and team use their AI Deal Hunter tool to evaluate car-wash deals in real time, rejecting most based on ROI and cap rates. They discuss owning versus leasing property, warn that NDAs often hide red flags, and promote their Land Shark Mastermind program with daily live deal rooms and tiered membership.

Oh, okay. Good morning, everyone. Super excited about, um, Mondays. And, um, yeah, realizing I used to be more excited about Mondays when I had kids because I like— why, uh, all the fun things. Um, we have an exciting week ahead of us. We're headed out to Florida today to an investor, uh, event and, um, excited to build some new relationships, continue building the relationships we already have there with the people and, you know, bring depth. Again, it's the eyeball to eyeball, face to face. Breakfast, lunch, dinner, all the things, conversations that develop those relationships so that we can move forward. I'm super excited because I have a luxury flip that— or not flip, build— that we're going to be doing. I'm raising $650,000 for that, and I'm really liking the numbers. Laura, we need to get that sent out to a investor today, those disclosure documents, and get a rush on it because we need all the capital in by Friday. This is a move, move fast. Um, so yeah, uh, I was actually looking for— I had a deal that was sent to me and I'd started analyzing it, and now for the life of me I can't find it.
Um, you're analyzing it in, um, ChatGPT? Is it saved there?
Yes, but unfortunately I'm logged into Tommy Dobczyk's ChatGPT, so that creates a bit of a nightmare for me. Let me pull up on my other computer because it was a very cool— again, it's the Laura, you and I love playing cash flow. What's one of our favorite cards? We have a song for it.
Or if you must, but buy this.
No, no, no. What's the song?
The song?
Yeah, we have a card that has a song. Working at the car wash.
Yes, that, that— oh, that one.
So yes, Laura and I like to—
we like that one.
Helps if I could spell.
You like working at the car wash?
No, I like owning the car wash and having other people work at it for me. Speaking of car wash, I brought my car in to be washed on Friday and it rained on Saturday because, you know, that's how it works. Like, are you kidding me?
Huh.
I know I did it and now it's saying that I didn't evaluate one.
So lies.
This is annoying.
Are you searching? Are you looking in your search bar?
Yeah. Maybe I dreamt it. It could be very well. I'm having some extremely vivid dreams lately.
It would not be surprising that people are not dreaming about Deal Hunter because it is a dream. Like, Deal Hunter is a dream. We've got people that talk to Deal Hunter more than they talk to their boyfriends. So Deal Hunter is amazing. Why don't you type in— are you still there?
Yeah.
Why don't you type in, um, Why don't you type in, look for car washes around me, or whatever, or find car washes for sale, 40% ROI or more, and then it'll source it, and you can go out and look around at it, look for it, show people how useful it is to hunt things down, you know. And that's the thing, like we talked about how, you know, uh guru courses tell you, oh, go look at, um, the one, the one that, the one guru out right now, he's like, he's literally coaching against doing what made him rich as hell. $150 million deals. Like, he's got $150 million net worth based on the fact that he told people to go out and do, um, uh, sub-2 deals with people. Guess where all the— there's like no more, there's no more sub-2 deals in the world. Like, they're all gone. And, and the word is so used, uh, used up that nobody, nobody will even talk to you. The minute you say Sub2, they're like, you know. And so the marketplace on Sub2 has literally shrunk to the point that the guy is literally like— the guru, not gonna name names— is literally like, I'll never buy another single-family home for a rental ever again because he broke the system. Right. He didn't teach people to do this on every kind of asset class, just that one. Right. And so now I dare you to go to Facebook Market— go to Facebook, period— and type in the word RV park. You're going to see the same thing happening right now. Everybody wants to buy an RV park. Why? Because they were told, oh, you can buy them sub-2, owner financing, blah, blah, blah, buy it cash flowing, make sure it makes $50,000 a month before you buy it, blah blah blah. Come on, come on. Like, none of that's gonna— none of that's gonna work. I mean, it might have worked for one guy. Ready for this, Unicorn? Does Unicorn She Slade and Huh?
You, you keep cutting it out.
Oh, maybe it's— maybe I need to turn my video off.
Your video's off. Um, hey, Sicily, do you have any, um, deals that you want to run today, honey?
I do. I was all weekend. I was, I was I was like, let me try this thing. So, um, I found a car wash. Look at you! And, um, it's in the next city from where I live. And I don't personally know how to fully run the deal. I just, I just was looking at it and I was like looking at every, all the buildings, all the things around here. I did run a couple of, um, like fourplexes and small apartment buildings, and it's a no-go. It was like no-go for me based on the numbers, the purchase price, based on the, um, amount you would have to put down.
I love that. And do you know why I love that?
Why?
Because of how long it takes to actually underwrite a deal. How long did it take for you to for it to tell you this is a no-go?
Within a sec, within a couple minutes, and then I moved on from it quickly, right? At first I was like, oh, $899,000 for a fourplex, it's in Citrus Heights, which is close to Sacramento, and normally I would have been like, oh, this is a good deal. And then it was like, no, it's not, unless you get owner financing, unless you get it at $650,000, it's not a good deal. And I was like, okay, and I just threw it away.
But how great is that, that all your time and energy was saved immediately, you know, knowing that, right? Like, that is awesome. And, um, so the other part is, have I shared with you the Go for No game?
No.
Okay, so learned this years and years and years ago. It's actually super fun because I want to train your, your brain to be excited about analyzing these deals and getting through the nos. And I had— is it? I have a little beautiful jar. At least it used to be here. Seems my jars disappeared. And it had these little stones in it. And every time I got a no, I would put— oh, here's my stones. I don't know where my jar went. That's weird. Anyway, so these pretty little gems, you see those? Because I needed something pretty, and I like touching, and Futsi, tak tak, all those things. So, I would take these and I'd take it from one jar and I'd put it into another jar. And when I got 50 of these, 50 nos, then I got to go get a massage. It was like the reward. So, it's training my brain to get as many nos, get as quickly as I possibly can because by doing that, then I get a reward for it. And what happens is at the same time, is I get a whole world of yeses, right?
Right.
We're only—
we're only tracking for the yeses. Then every time we get a no, our brain is like sad, right?
We feel the rejection, right? Right.
So if you play a game with your brain and go, oh, okay, this— all these nos mean I get a reward. Then your brain goes, oh, let's get the nose really fast, right? But at the same time, all this business got generated, right?
Yeah.
So whether you get a yes or a no, you're getting a reward.
I like that.
Yeah, right. So I want you to track that, like all the deals that you went through as nos, and start tracking them. Once you get to 50, like, what's the reward gonna be? Right. So that's the cool part about you analyzing all those deals so quickly, right?
Yeah. No, I actually—
I actually enjoyed it.
Thank you. Yeah, I liked it. I like that it said no-go quickly because I would have gone down a rabbit hole further. I think that's the thing. Like, we go— I think our— my generation, remember I was telling you, like Gen Z, Millennials, we go down these rabbit holes and then we, we become hyper-focused on something. And it's, it's great if we can get that answer quickly, right? Get to the information so we don't spend another day on it. Um, because that's— because we, like, with the internet and with ChatGPT, we'll just keep searching and keep obsessing over it until we get our questions answered.
And then, right, and the danger in that is that you'll keep looking for an answer that doesn't exist until you hear what you want to hear. And that's not being responsible when you're analyzing deals, right? Like, you have to get the no with a happy heart because God's got a bigger yes. If it's a no-go, it's a no-go, and not keep, you know, working it so that it can be a go, right? Right.
Yeah, so I was playing with it all weekend. My kids were like, can you get off the computer?
I was like, no. Because they want to play with you.
Yeah, they wanted to watch a movie. They wanted to watch— they're all obsessed with Sheldon now. They all want to watch Sheldon, especially Adrian. So when I get home and I'm done working, he's like, Mom, it's Sheldon time. I'm like, yeah, okay. And then I fall asleep within 5 minutes, so he's so mad at me. He's like, you're supposed to be watching Sheldon. So he's watched 4 episodes above me and he's like, I'm not rewinding.
So are you guys watching Young Sheldon, or—
yeah, Young Sheldon. We're at the— we're, we're— I am at the place where he went to the school, came back home. Adrian, he's already, he's already passed me. And then the kids are getting involved too. They're like, what is this? So, you know, I don't watch TV, so that was— it was— it's good to find something to watch with them because their, their form of connecting is watching a show together. And I, I haven't watched TV in years, so maybe a movie, but, or like if I find one binging show, my, my brain won't let me watch TV unless I'm learning something from it. I just, yeah, I won't.
I was the same. And to know, like, again, when my kids were about that age, like working full-time, you know, doing all the things, like I was so exhausted that by the time I sat down If I sat down long enough, literally, like, I passed out. Like, that was the ongoing joke. Like, I've seen shows, I've been in front of the TV so many times that I can't even say I've seen them, but literally it's like a new show every time. Like, my brain was so tired when I was watching it that it didn't retain any of it. So to me, I just call it bubble gum, you know, bubble gum for the brain. So, and it's a, it's a good— like, I like Big Bang Theory and, um, Young Sheldon because they're, they're good family shows, you know. You can watch kids and not be worried.
My coach that I've been with for like, I think, 4 years now, he always says be careful the environment of the information you're taking in. Sometimes you can hear something on TV or on the phone or something that will trigger your brain to have doubt or fear Like, my kids love scary— they love scary movies, and I'm like, nope. Like, murder stuff, and I'm like, nope, they don't— we don't watch it here at all because I don't want to have those— like, even you were like, I'm having so many dreams. All these things start to replay in our mind and in our dreams, and that's not what I want to dream about. Like, right now I'm dreaming about finding a deal.
So I love this. So it's funny because that's like the obsession, so I love that. So it's like One of the things, it's playing cash flow all the time, you know, because again, it trains your brain to have fun and to find these deals, right? Which is why, like at the beginning of this, I talked about one of Laura's and my favorite card. We literally have songs about it, like working at the car wash. Yeah, you know, it's training our brain to sing and be excited about finding different deals.
Nice.
So yeah, so I'm super happy that you got that. So did you find any deals that met the 40% criteria?
Oh, I don't know if it's the 40% criteria.
Okay, so let's go through it.
Yeah, let me go there.
This is all training, right?
Yeah.
See, I thought you were going to source. I thought you were going to use Deal Hunter to find some deals, Katherine.
Yeah, I have it sorting through on mine, and so far we haven't found any that meet the 40% criteria yet for car washes.
Yeah, well, ask— then ask it, what is the— what is the standard? What is a— what is a good deal? What is a, you know, a break-even deal? And what is a negative deal?
Okay, okay.
And I was gonna give Sicily the opportunity to bring up her deals that she found.
Yeah, but we should always have like 2 or 3 screens cooking because all that dead air is just boring.
Deal.
So while somebody's cooking a deal, somebody else should be presenting a deal.
Okay, um, Cecily, you ready to bring yours up?
Oh yeah, I'm pulling up the address. It's not popping up. Sorry.
Okay, so let me know when you're ready to share. I'll share mine in the meantime.
Okay.
So this is Tommy Dobczyk's Deal Hunter. I know too many screens going. Okay, so I— so first of all, I ran it through and asked it to find— find me car washes near me, 40% ROI. So it went through and It's like anywhere 5.3 to 29.7 possibly, but nothing is hitting the 40%. So I asked it just now, what is a good deal and standard deal for car washes in the Arizona area? Standard versus good deal shark. So Usually priced aggressively because operators and net lease investors like the recurring membership model. Yes, I love recurring membership model.
Um, is it giving you any solid numbers?
So public listings are showing, uh, they land from $1.6 million to $3.
3.
The benchmark shows, uh, average 2025 earnings multiple of 4.73x to 1.81x. So standard deal. Um, they're saying a cap rate— the real estate is 6 to 8, the EBITDA is 4x to 6x multiple. The cash on cash with debt is 8% to 15%. DSCR is 1.2 to 1.35. So membership revenue stable but not explosive. Upside some, but mostly priced in. So example, um, so that is a standard. A good deal would be 9 to 12%. The EBITDA is a 3x to 4x multiple. Cash on cash is 18 to 30%. DSCR is 1.4. Seller financing is preferred. Upside clear and measurable. So Shark deal, 40% ROI. So this is not normal. Uh, unlevered return 15 to 20%. Clear upside is mandatory. Arizona pricing reality.
Here we go.
For Express Tunnel car washes with land, a standard deal usually looks like this. So an NOI of $100,000, uh, standard would be $1.4 million, good would be $1 million, shark would be $833,000. So if you do with NOI of $300,000, standard is 4.2, good is $3 million, Shark is $2.5 million. I would not chase real estate included Arizona washes unless it's a 9 cap or better. Okay, so business only lease wash, overpriced, standard, good, Shark. Example, if a leasehold—
and so what they're talking about there is just buying the business, not buying the land on top of it, right? Um, I would ask it to analyze why buying land versus buying, um, buying your business alone would be better. Like, why is it better to just buy the business alone? Why not buy the land that the business is on and own both?
So why is it better to buy the business and not just buy the business and the land and own both? Please explain this.
And then if Cecily is ready, run that thing.
Cecily, is yours ready?
Yeah, but there's, there's not an actual address, so it says the address is undisclosed, but I know where it's in Dixon. It's in the next city over. I know exactly where it's at, but, um, it says that I have to sign an NDA, final package, and then I could get the exact address.
What is it that you're looking—
it's on—
that you need to sign an NDA for?
It's a car wash. Oh, okay.
Well, um, anytime they won't release an address prior to signing an NDA leaves me very red flag. You can dig up on that, on why it's a red flag, on Deal Hunter. Deal Hunter will explain that. Like, there's just, there's just a few reasons why that's just horrible business practice. But basically an NDA before you— and we don't have control of the sale of this thing. We're just trying to get fish offers out of people and get your information, get very detailed information from you before, you know, uh, before we actually talk to you about anything. And that just, to me, it's like, yeah, it's, it— they're hiding something. They're trying to, they're trying to keep something from being taken away from them somehow. They're worried about you stealing something. It's very, very, um But I just— there's very creepy to be signing away all my rights. Yeah, right, right. It's very creepy to sign away all my rights to something, um, that I don't even know if I'm ready to talk about. You know what I mean? So then at that point, this person has an NDA that I signed about a property I don't even know if they have any control over, and then they need to disclose the property in the NDA so that I know I'm getting covered. They can't just be a blanket NDA. Oh, you can't buy any real estate in this without talking to me first. That's not an NDA, you know what I mean? So tell me the damn address, or pound sand, not interested. Okay, so if you know the exact—
I don't know the exact—
great, like pull it up, run it through Google. You don't need their NDA. I just— I refuse to sign something before I know if I want to— if I'll deal with it.
So, right, right.
I'm looking to see if I could find it on my phone while you guys are looking over this.
Hey, who else is in here today? Let's say good morning to everybody.
Uh, you have Laura, Cicily, and I. I don't—
oh, okay.
Like it's a holiday or something today.
Blake's on vacation. Katia, she's, she's MIA. Where's Amor and Trevor and stuff like that? They were on a call this morning with you, weren't they? Yes. Okay. Huh, interesting.
I'm looking for this.
Anyway, um, we made some videos about the Land Shark Mastermind, put those up. They should be posted by now, so maybe we can go look at— if you got a shared screen there, Katherine, you can go look at the— maybe the YouTube channel or— yeah, go look at the YouTube channel. Get people to start looking at that. We got great news yesterday. Like, Facebook's been slamming. We did really good getting that up to about 10,000 people or more. And then Instagram is now up there close to 10,000 or more, right? Kathy, you did good getting that up there. Um, now we got to get subscribers to the YouTube channel, boost up that YouTube channel. So, right?
Yeah.
You able to share your screen on that or no?
I'm trying. Something's being weird.
Before you— can I, can I ask a question about this before you switch?
Yep.
Is so it's better to own the land, or when you have the business?
I don't know. What did it say?
It says buying the land is not bad. It usually is a safer, more durable wealth play. You can control the site. No landlord can raise rent, refusal, refuse renewal, sell the property, or restrict improvements. For a car wash, control matters because the value is tied to the location, traffic, ingress, egress, drainage, utilities, and zoning. So it's basically saying it's better, but there's, there's more, there's more responsibility, I'm sure, more operating expenses, right? Because now you have to pay for insurance and things like that, right?
Yeah, owning property comes with another level of, of of household for sure. But if you're the landlord on the property and the business owner on property, you're not going to put them both in the same business. You'll still do a lease from the business, uh, to the landlord, and the landlord is you. So It's important to know like how you can maximize your dollars on all of that every time. Um, if you wanted to say, for example, if you wanted to build a bigger car wash, so you want to wash RV campers instead of, instead of just cars, you would, you would need to own the property to be able to do that. You wouldn't be able to do it with just the car wash. So that's like one of the limitations that you're faced with when dealing with, you know, are you the landlord or just the business owner?
This is very helpful because when I was digging, I was like obsessing over it yesterday and I was like, what's the difference between owning the land and having— so when that question came up, I was like, yes, I need it. I want to know because what's the difference between owning the land and leasing land? Because all the businesses I was looking at yesterday, they all had leases, but I'm like, what if they decide they just want to stop leasing to you and you've spent a couple hundred grand on this investment and now they change the lease up on you? I just think about like—
Did you put that question into Deal Hunter to get an answer?
No, you guys just did. So I got my—
Well, okay.
And again, I didn't answer it. It did. I asked the question you didn't ask. So if the question comes to your head, ask it. And then validate it later with us because there's a good chance that it's going to be right.
So, um, I'm getting used to it. I'm starting to use it more and more. Like, in the beginning I was like, so like, I was using my regular chat. Now I'm moving to Deal Hunter chat, and so I'm, I'm, I find myself in it a lot more than I—
yeah, regular is doing it through a regular GPT model will give you answers, but it will not give you the, the right answers and A lot of times when you're using Deal Hunter, down at the bottom it'll give you questions. It'll pose questions as to, you know, what, uh, what, you know, what it'll make suggested questions. It'll say, would you like me to, uh, break this for you? Would you like me to explain this?
I like it a lot more.
Would you like me to detail this in, in, uh, in a graph or And so he's trying to work for you on top of, right, you know, provide a really good service. Basically, it's not just about finding a deal or doing due diligence, it's also about educating about the real estate that you're trying to get into. You know, like I was saying it before, before my phone got all wonky, was I had joined a, I had joined a a program that a woman literally built off of a unicorn deal. She literally only had one RV park. She got it on what's called a no-recourse loan, um, and she— when she describes how she, you know, how she made it into a $12 million RV park, it's like anybody else would have quit. Like, she, she made it sound like she lived on Survivor Island until it was worth $12 million. And so a lot of people are not willing to live inside of a trailer, sleep on the floor, divorce their husband, have cranky kids, all of that, just to own a $12 million RV park. But this woman made an entire mastermind, you know, class out of doing it and only did it once. She only did it once. So she's gone out.
Is this the gal that does the RV, the one— what's her name? I know, I know who you're talking about. Okay, okay, I think I know who you're talking about. She's got a course.
It's only because I got a warning about it, but it doesn't say I can't tell what they did, right? And so you can go and Google, you know, $12 million RV park and a girl, and if she's got big flashy eyelashes. Um, that's the one.
And a bunch of kids.
I don't know if she's got a bunch of kids, but I know she's got kids.
It's her.
Okay. Yeah, I remember Catherine. In fact, last time I remember you saying her name, and I, and I went down that rabbit hole, but something— I was like, I don't know. I don't know, because like all of these things are like deep, deep investments, and I'm like, I don't know if I want to go. The one I was obsessing over recently is Mobile Home University. Have you guys seen that one?
Mobile Home— that's—
I guess they, they teach how to buy parks and stuff, but it's like a big— it's a big thing.
Um, but I know who you're talking about, so I won't say any names.
Yeah, well, and again, it's, it's about the fact that, um, there was another— I, I can go through the list of gurus that have done this over and over and over and, and just explain, like, when you do it once If you make yourself famous off of that, that's all you're famous for. And unfortunately, it doesn't make you great, it just makes you famous. Huh? What?
I don't know what that was.
Oh, it's somebody's—
it was, it was, yeah, it was my video.
Catherine speechify or something.
Yeah, I don't know.
What I noticed too, a lot of these, um, a lot of these like, uh, speakers they, they mostly want to become like, um, coaches or speakers. I'm sure they've had some success in the past, but they are— they're striving. Like, even when I met that girl that I was doing the retreats with, she was so into being famous and she was so into building this platform on social media that that was her top priority. It wasn't actually truly coaching the people. So when I saw the whole thing, I was like, oh this is actually the destination. The destination is, is to be famous, you know. And so some things were misconstrued, some things were not. When I, when I started paying attention, I was like, oh, some things weren't accurate. Like one time she, she got herself into some legal trouble. I won't say anything about it, but she went to the— she went to Sacramento and she was supposed to meet a lawyer because she got in some legal trouble, and she was telling everybody that she was supporting veterans. She was like, I'm here to give back and support veterans. But I knew personally she had a legal case pending. And I was like, this is some BS because people were following her based on her giving back to the veterans and doing all the things. And I was like, oh no, I don't like that. Like, so it started turning me off and I was like, I don't want anything to do with that because that's not what I stand for. But yeah, what you're saying makes sense.
Well, people are motivated by 3 things typically. I learned this when I was in nursing school, but, um, and, and, and it, it was what motivated people to go into nursing school. People went into nursing school to either become famous, become fortune, like money, or, or to, or to have foundation. Like, they, they felt the need to do it. Like, so these were the 3 things that drew people. Every— I interviewed over 1,000 people on on a survey one time about it, and every single one of them led to one of those three things: fame. Like, and you're like, well, how do you be a famous nurse? Or how do you— you know, it was not necessarily fame, it's just popularity. Like, people became a nurse because it made them popular, it made them feel important, like people looked up to them. And so there's nurses out there that are just literally a nurse in name only. They don't know jack shit. All they know is that they wear a badge and it says RN, and they walk around like they think they know everything, but at the end of the day, they don't know nothing at all. And they are pain in the ass to work with. Then there's the ones that do it for the money. And I would— that was me. I did it for the money. I got into it for the money because I needed money and I was broke and I knew that nurses made good money. But I literally would only do it for the money. If you told me to come in and work overtime, I'd be like, only if it's double time. Like, and they were like, well, be a team player. Kiss my ass. You're not paying my bills. I'm not being a team player. I'm only going to come in if you pay me. And so I'm there to wipe ass and take names and that's it. I did my job really good. But then I met somebody who was into the Fortune, uh, or not the Fortune, the Foundation. And a Foundation nurse is somebody who feels called to do it. They'll do it for no money. They'll do it for no fame. They'll just do it because they feel called to do it. And that right there was something I could resonate with. I was— it wasn't me. I didn't do it because of the Foundation. I did it because of the money. But why I stayed in it for so long when it got tough and when it got hard, was because that person was— that was foundation to me, was my mentor. And he gave me the gift of understanding foundation. And so when it— when times did get tough, I still chased money, but I chased it for the right reasons. I did go in on overtime days. I didn't always ask for extra money. And it did change me. And so when I came out of that, my true foundation was what I will do for no money and for, you know, for no fame is helping people build communities, helping people, uh, build things. Like, I give people ideas about real estate all the time without thinking about me or without even thinking about, you know, the, uh, the, the fame that it'll bring or anything. Um, that's why I love partnering up with Katherine, because she's already comfortable in that limelight. And so helping lift her up with what I do, um, is, is the point, and that's the key.
So yeah, I love it, I love it, I love the, I love the, the knowledge that both of you guys bring together. Um, I feel like I get different nuggets from both of you, and it's like, yeah, I love— I mean, I've already, I've already loved Katherine for so many years, but like now this addition of you and, and your heart, Tommy, like you can— I can really see your heart. Your heart is is purely— even seeing you with my son, I was like, oh, Tommy's heart is beautiful. So I just love, I love the, the, the dynamic between the two of you guys, how it brings— it's very powerful.
I couldn't— there's no way I could have an ugly heart and get and, and be able to have a relationship with the lovely Lady Catherine. So, um, but, um, to that extent, Lady Catherine Tommy D. So we can see these videos, huh?
Yeah, I found—
I think I found—
said it posted 26 minutes ago.
So there are several of them on YouTube that might have posted. So if you just go to your YouTube channel—
yeah, that's where I'm at.
There— I— they started posting at 8 o'clock. There should be about 4 of them on there.
Okay, well, let's watch this one. Come on, little mouse.
Yeah, well, that can get people to grab them and take them out. And thank you for the compliment, Cecilia. It's greatly appreciated. I, I thoroughly enjoy, you know, doing what I do. And again, it's not for the fame, it's not for the fortune.
So, my pleasure. I'm just— I've been observing, and I'm just one of you guys. I just wanted to share that with you.
Awesome.
We appreciate you.
Okay, here we go.
First one.
What? No sound?
Oh, hold on, because I got to turn the sound on.
That helps.
Hold on.
On Land Shark Mastermind, it's totally redefining AI-powered real estate investing. All right, so what is it not? Not a course, not a guru program, and definitely not Solo. If you want generic fluff, look elsewhere. This mastermind gives you curated deal-specific feedback and real direction. There's no guru to worship here. Instead, you're jumping into an active network of real portfolio builders, and you're never alone. Founders and members actually collaborate every single day to execute real deals together. The vibe is strict execution. It establishes a super powerful Monday through Friday rhythm for your deal flow. The Deal Room is incredible. It acts as a live pipeline connecting hungry capital directly with vetted opportunity. But honestly, the real engine here, their proprietary AI-powered real estate underwriting tech. It's a total game changer. Just imagine cutting your manual due diligence time by a whopping 60%. Seriously, 60%. The big takeaway, you can analyze deals 10 times faster. With literally zero room for human error. The AI instantly spits out all required documents, plus gives you verified, totally unbiased market comps. Like passive investor David points out here, this tech actually gives real operators their valuable time back. So, wanna see this live? They actually host a free webinar every single weekday morning, Arizona time. Or hey, you can even connect with these active real estate operators in person at Club Scottsdale. The AI is primed and the deals are definitely flowing. So do you belong in the tank?
The tank.
Do you belong in the tank?
So if you go back and look at your Shorts, I think it's in— it's listed in Shorts.
Okay, some birds.
I was like, Oh, are we live on, on YouTube too?
Yes. Did you find it?
A link directly from YouTube will help increase our traffic there because Facebook and you and, and Instagram now are pretty popular. So you go to Shorts.
Okay, so I'm here. It doesn't tell me when these were posted.
I think they go in, um, I think they go in, in like sequential time order. Okay, so back, like scroll down. Seller 2, 2 choices. Are you in the deal room that we're looking at? What we should do is offer this, offer this seller 2 2 choices. This is because they want to get out and exit fast. So if they're really interested— this is not it, by the way. Can you hear me?
Yeah. Yeah.
Okay. So we're looking for the ones that were posted. Are you in the deal room? Are you in the deal room? Are those posted today or yesterday?
It doesn't say when they were posted. Um, okay, so we've got—
they should, they usually do.
Videos 59 minutes ago, 1 hour. Okay, so these are the latest ones. Here we go, I found them.
One that's like 8 minutes long, don't play that one.

Once I'm done with— I'm editing some of mine, but once he's done with editing mine, I'm gonna do like a reviewer video for so we could put on TikTok. Oh, that was really good.
Um, are these shorts?
Um, there's, there's two that are almost identical. The difference is, is one, one breaks down like the memberships The other one, I left that out.
So do you want to hear the last one?
I think that's the duplicate, but go ahead.

That's amazing. I want to be in the tank.
Wait, I already am.
What's her deal?
Cute. Okay, there we go.
Okay. So yeah, we can, if we can put those in the, in the WhatsApp group so that people can grab them and share them out. That would be great because again, it's not about charging people money to do this. It's about building a community that's self-sustaining and supporting through its own contributions.
So I don't think I'm a part of the WhatsApp.
Say again?
I don't think I'm in the WhatsApp.
Hold on, I'm— there's a WhatsApp group.
Yeah, yeah, a couple of them, several WhatsApp groups.
Hold on. Oh, I don't know if I'm gonna be—
okay, so we got a, we got a Scottsdale Summit WhatsApp group. Oh, that one I'm in. We've got a, uh, we've got a 7 Streams, I think, isn't—
or, or something like that in there. Hold on, I have an emergency call coming in. I need to grab this.
Oh, okay.
Are you in the Scottsdale Summit, Cicely?
No, I'm in none of the WhatsApps.
All right, let me see if I can add you. They gave me permission to add people or not. Yeah. Uh, Cicely, Cicely. All right, let's see that. Probably only have one Cecilia in my contacts. All right, I think I just added you to that. What's the other one you said, Tommy?
Seven Streams? I would just look— I, I think— I don't know which one everybody's using. I use Scottsdale Summit and Titan 23. Titan 23. I think there's a Titan 23 in there.
All right, uh, well, when I search you, I see Scottsdale Summit, Summit Tech Testing— oh, that is— and Fanbases x Tommy D. But I don't see a Titan 23, but I just might not have been invited to it because Lord knows Yeah, there's a Scottsdale Summit. Way too— yeah, Scottsdale Summit. I should— you should have just gotten that, Cecilia.
Just added you. Yeah, I just got Scottsdale Summit.
Good. So I have a Pumps and Pumps for Catherine's in. Pumps and Pumps, Scottsdale Summit, Deals, Land Shark Mastermind. Oh, fuck. Land Shark Mastermind. What is this one? Um, let's see if I can add you to this one. Oh, somebody just added me to that one. Add members. Only community admins. Who just added me? If you can make me an admin on that Land Shark Mastermind, Tommy, I think you just added me to it.
Yeah, I don't know how to do that.
You don't know how to do that? Okay. I can't. Love of the Lost. Teals, what is this?
And then I don't have Teals.
Add members.
Sicily.
All right, so I'm trying to add you to this one, Sicily. Why can't I find SIS? That's weird.
What's your number so I can just type it in here real quick and add you to it?
707-816-7053. That's for WhatsApp. I have a different number for personal.
Say it again. 707-816-7053.
0753. No, 7053.
816-7053.
Yeah, for WhatsApp only. Okay. Yeah, I have a different number for my main one if you need that.
707-816-7053. Correct.
Oh, I got something. All right, which one did you just add her to, Tommy Dobczyk?
Yeah.
Oh, can you add me to Titan 23, or I don't want to be a part of that.
What did I— or did I not?
No, I don't have that one. I just invited you, Cicely, to the Um, thanks Tommy, to the, um, one called Deals. Also, some reason it wouldn't let me add you, so I sent you a, a link to join it, so you should be able to click on that. And then who's in this?
I got Titan 23.
Okay. You know, all you need is Definitely what I need is, you know, more WhatsApp chats.
Right. I know I have a bunch too.
No shortage of WhatsApp chats. All right. We are at the top of the hour. Sounds like maybe is a time to wrap up. I joined all these groups. Now I'm like super popular on Facebook. You're making me super popular on Facebook.
First, all those videos we watched this morning, out to those groups, and we'll continue to get people coming into this thing on a regular basis, um, and see if we can't get it up.
Is that the group homework? What's the homework this week for Facebook groups? That's the homework? Find the videos and post them on Facebook?
You just got to get— we got to get all of the Um, I want to get, uh, the YouTube channel. And even if it's on Facebook, that's okay. Go to YouTube channel, get the YouTube videos that we just posted, or, or any of them, any at that matter, and then go back and post them over to, um, post them back over to, uh, your Facebook and Instagram so that people can see them, and then those views will log, and, and it will log as views on, on, um, on YouTube as well as Facebook and Instagram. And then we'll be able to, uh, we'll be able to, um, do the, uh, uh, organic growth thing. Uh-huh. Uh, with it, um, on two channels at once because Facebook and Instagram are really popular right now. And so to gain the popularity over on YouTube, um, we can do that by continuing to post that direction using YouTube channels, uh, or YouTube links.
I think if we add in everybody comments, like three comments on each post, rapid fire too. Like, just keep the conversations like on Facebook, Instagram, YouTube. Like, comment, subscribe, then we can get it to flow more too. Yeah. So like, if somebody— I'll— I usually comment on Facebook, I do like 2 or 3, and I'll just keep it going, but it starts dying out. Like, if, if people see it and can just keep the conversation going, we'll get way more views. Yeah, I just— I, I don't know who I'm talking to. I think sometimes it says Catherine, but I don't know if it's Blake and Katya, or I don't know if we can keep the conversation and comments. 10 comments would be good, right?
Right.
So, well, thank you.
All right, it's 10 o'clock, I believe. Yeah, yeah, we'll wrap it up with a quick prayer. Heavenly Father, we thank you for the blessing of this day and the blessing of this life. We ask that you continue to bless and guide us so that we are always able to do the will of your Son. In Jesus' name, amen. Amen. Thank you, Tommy. All right, everyone, have a wonderful day, and we'll be looking forward to talking to everyone again real soon. Awesome. All right, everyone, bye-bye.
