Tommy Dobczyk calls for an emergency all‑hands meeting to coordinate a high‑stakes Florida real‑estate transaction. He outlines the meeting schedule (10 am with one participant, then a 12 pm emergency session) and stresses the need for precise timing. Tommy introduces the Land Shark Mastermind’s AI tool, Deal Hunter GPT, which will be used to evaluate the deal. He details a $7.5 million, 5‑acre, 3,000‑sq‑ft house in Pinellas Park, Florida, sourced by member Roxanna and submitted by member Amor. Because local comparable sales are scarce, Tommy explains a “white‑elephant” comp strategy that looks at similar properties in other Florida metros, noting that affluent buyers care about product, not precise location. He describes the seller, nicknamed “Willy Wonka,” and shares an anecdote about a house flipper who, after a drunken conference encounter, secured an HGTV show, illustrating the power of networking in real‑estate deals.

Are you in the deal room today? Because we just— we've got so many things that are compounding right now that I'm scared that we're going to— we're going to end up tripping on the sand and falling, you know, falling on our face if we don't have the right things at the right time. What time is the emergency meeting? I'm hoping like— well, we got 10:00 with the one guy, right? And then what's the next meeting after that? I think we're probably looking at 12:00 today. Yeah, because I've got to get back to the house for the cleaner. Right. So probably at 12 o'clock we'll have an emergency, all hands on deck meeting just to kind of talk about some things. Cause it just, we're, we want to make sure it goes right. If we're going to do it, we're going to run a real estate deal using our GPT called Deal Hunter by Land Shark. It's part of our, our Land Shark Mastermind package. You get this wonderful tool, tool to do things. And, and this morning our member Amor is down in Florida. She sent us a deal. Is she, uh, we had a meeting with a gal earlier last week, Roxanna. Roxanna was somebody we met while we were down in Florida, and Roxanna brought us a property that's in the middle of Pinellas Park, Florida. It was $7.5 million for 5 acres with a like 3,000-square-foot house. And the guy's like, well, there's nothing to comp it over there. Well, doesn't mean you get to make it the price you want, Willy Wonka. So, and the guy was literally Willy Wonka. You could hear it in his voice. He knew everything about everything. So perfect. Get a golden ticket and find somewhere else to be. But from that, it sparked him more to go out and like, be like, let me see what we can do. Because the proper way to comp these things when you get these white elephants in the middle of town is you go find comparable properties in other metropolis areas, then, and then base it on that, you know, where else 'Cause rich people buying property like this, they don't care if they're in Pinellas or in Melbourne, Florida. They just wanna be in Florida and they are looking for a specific product. They're not looking for a specific area. And so if there are 5 acres with a beautiful house, then that's what they're gonna go after. Did you know he never flipped a house before he got that TV show? Are you serious? 100%. 100%. And he actually, how he ended up getting the TV show was by, he was at a real estate conference, got drunk, had a hangover. Ended up almost passing out and somebody came over and kind of rescued him. And during the rescue, they traded information and became pretty good friends. And then that was what resulted in the HGTV thing.
