That's basically what we're doing is they're reaching out, doing the homework, getting, doing all the due diligence and digging. We got to go through at least 100 properties to find 10 viables that will hopefully return us anywhere between 1 and 3 opportunities to actually offer up and go. Right. So we work, we have a parameter of $1 million or, or an acre and then propensity of 40% ROI or better. So that's our buy box. We're not.
