Are you ready to run this deal? And so he's on what's called an acceleration plan where he's done enough fix and flips to know that you get into the entitlements and you get into the dirt planning and development, you make more money. Flipping's cool, but the amount of energy it takes to flip a house and make $20,000 is the same energy it takes to flip dirt and make $200,000. Same energy. And you can at least see what's in the dirt, as opposed to when you buy a house, you don't know what's behind those walls. You not only don't know what's behind the walls, but you don't even know if it went through certificate of occupancy, which anybody that sells a house without certificate of occupancy should go to jail, should be put in— what are those things? The things where you put your head and your arms in there and we get to come up and doop it. Anyway.
