All the foreigners are like, no.
Bye, buddy. Bye.
Bye.
Go through the list real quick. I want to get with Opulence again, find out where we're at with them. They said they were going to do some homework, whatever. I also thought about the guy with the healthcare clinic. Stuff and pickleball tournament, Devin. He's got the connection to the, the, the Ronnie. Who are the guys at Exclusive Auto? Remember Exclusive Auto?
Yeah.
Who are the owners over there?
Do you remember?
George.
George and the other guy, Ronnie. Ronnie, right?
Yeah.
He is partners with them supposedly in this thing, and Cares is going to be at that event as well. So there is, I'm trying to just show the equity and the value to getting into that event still at a closer to the topper, topper tier again, you know what I mean? So, because Mike said he doesn't think that that's our crowd, but I'm not necessarily after the crowd. I'm after the relationship with the owners over at the other place, you know what I mean?
Yeah. And again, like you said before, like, I'm not going to agree with it until they agree to ours.
Right, right, right. We're, we're doing them.
It's not a one-sided thing.
Yeah, we're doing the squash squash. So we're going to pay them and they're going to pay us. Yeah. I need you to— I need him to figure that out. You did put that in the email.
The email bounced. You gave me the wrong email address and she just gave me a correct one. So I'll send it after this.
All right, cool. All right. So, and then we've got some time I want to work. It says AR Mastermind. I would like to get into videos. And then also, when are we doing Close the Insider again?
On, I think it's like Monday or Tuesday next week.
Okay.
It's like once a month.
Yeah, I know. Yeah. But we've had, we, I think we missed a month because we joined in January.
No, we did February.
Right. Oh, I don't know.
Yeah, we did.
All right. And then who's the podcast? Layla?
Yeah. I'm a guest on that podcast.
Are we getting video of it? How?
They're going to send me the podcast.
I don't want that. I want us to be able to record it here. Yeah. From our local. This is a conversation.
I'm just, I, I, if I, if If I can figure it out, yes.
Okay. Is it on a Zoom call?
I don't know. I'm logged into your computer, so I can't see my stuff. That's why I'm answering. I don't know.
Got it.
They sent me a link. I click into it and the podcast.
Yeah. It's got a 15-minute intro call at 1 or 12:30 to 12:45 or something.
Matt, I need to talk to Matt, my partner with the Debt Validation Fund.
And then there's rest and emails and follow-up. I was thinking video rest. Rest and videos.
And I have videos blocked out tomorrow to go to the hotel.
Right. But so do you want to just wait till tomorrow or do you want to actually shoot videos every day?
We can do videos every day.
We have to. That's the only way we're going to get to 30.
Okay.
We're only getting 2 done a day. So I need at least 15 days of shooting to try and even get close to making sure we have 30. So, all right. What do you got on your list? You want to switch? I'll just look at yours. You're looking at mine. You got SOP on here a lot. What do you mean SOP?
So that—
SOP, speaker bio, head.
So that when whoever is they're talking to these people that they— hey, Roma's joining us. Wow. Jay, that whoever's making the calls or whatever has everything that they need on one sheet so that they're not like having to go back and forth or stumbling through the conversation.
Let's look at an example.
Laura, one of the things I need to do is review the numbers for the investors with you for the Virginia Beach.
Okay.
So we'll— I'll later today, I'll, after this, maybe we can—
all right. Yeah, I have something right after this for an hour and a half.
Well, then the next one I'm available for is— it looks like 12 o'clock my time, which is 11 yours.
It was 11.
Yeah.
How long do you think?
I think it's honestly a 5-minute conversation.
Okay. Yeah, we can do that. Darryl and I got to do taxes today, which will be super fun.
Super fun.
Super looking forward to that.
You need some Valium?
Uh-huh, possibly.
We don't deal drugs in this room.
Stop.
Come on, I, I wasn't offering to deal. I'm just asking what she needs.
Definitely a couple of shots.
So Blake, last night he gave Katya a Cash Flow game as a gift, and then you guys played it, didn't you?
Unfortunately, we didn't play it last night, so we're gonna plan a game night for it. I know. I know. So we unfortunately didn't play last night because it got a little bit too late.
What is wrong with you?
I was gonna wait until the finale, but they said, oh, instead of March, it's now going to be in summer. So I just figured I'm just going to give it to you guys ahead of time just so we can start, get it, get it going and start playing it as well. So I'm like, there's no point in waiting. So I thought it was a pretty fitting game.
I love it. That's awesome. Awesome. I love it.
And she won't, she won't be here today. She texted me.
She has to go to a thing.
So super cool. A couple of things. We had a networking dinner last night and somebody, one of the members there, they're looking for some houses. So we want to give all everybody on this, in this mastermind, the opportunity to go find these particular houses. And I'm thinking that we could wholesale them to this company. And we make money, they make money, everybody makes money. So it's a way for y'all to start making some money, just like Katya in finding that property. So that's one super cool thing. He was supposed to be here today. He's got postponed, he'll be here tomorrow. And then super, super important big news. It's Laura's and my 27th anniversary. We literally, we met 27 7 years ago today. Our BFF-aversary.
It's our BFF-aversary. I don't know how to say that. That's awesome.
Anyways, we're super proud of ourselves.
We are proud of ourselves. Anyway, we're dorky. We're dorky and we're proud of ourselves. We don't care. That's why we bonded.
Yeah, we celebrate all the things.
That's why we bonded, because we were so dorky together. That's why that brought us together.
Listen, you got to find— you got to celebrate all the things. Like, don't minimize the things to celebrate because again, tomorrow isn't guaranteed. That's right. You know, if you're waiting to celebrate, like, all those celebrations and happy moments could totally be past. Like, we celebrate Sarah and Jordan's birthday, their happy gotcha day, the day we got them, their happy adoption day. Like, we celebrate all the things because there's not enough celebrating going on. So today is Laura's and my anniversary.
I still have the card. Somewhere on my whiteboard over there.
And that's a pretty fun story.
That is a fun story.
Anyway, so it's 9:04. Do you want to get started? Are you— he's over there like wheeling and dealing, doing deals. Hello.
Hello. I'm working. So somebody, somebody got to go and tell the people what we're doing. So while you celebrate your friendiversary and congratulations on your friendiversary, because we know for sure neither one of you would be the type of person you are today if you didn't have each other.
It's true.
Right? So congratulations to both of you.
Well, yeah, think about it, Laura. Like, had you not said yes, we wouldn't have continued to be friends. I literally met Christopher in her kitchen, so I wouldn't have gotten married to Christopher, never adopted Sarah and Jordan, wouldn't be here. Like, literally, it's those moments, those yes or no moments that, like, I think, what would my life have been? Had that moment. So not happen.
A bean is what Jack, Jack threw in the backyard so that a stalk could grow and a giant—
No, that's the B-E-A-N. There's— I'm talking about the B-E-E-N. No, I'm sorry. Yes, Ben. No. Yeah, that's B-I-N. Go like this.
Stick your tongue out and turn the Canadian tongue 2 turns to the left, 1 to the right, and you'll end up back at—
Sorry, Mr. Redneck. That's not proper English.
Can-American. Okay. You'll be Can-American.
No, I'm going to stick with proper English.
Listen, if I'm doing all the pros, you got to do at least the bean in the back.
So are you kind of talking about the butterfly effect?
We don't know what we're talking about.
Yes, the butterfly effect.
Anyway, what time is it? We're way past talking about stuff that's important.
Yeah, get going. Waiting for you.
Right, right, right.
So, uh, Does anybody have any properties they're bringing to the table today?
I put some stuff in there. So, I mean, we've already got some stuff going. We did the Arizona land search over there yesterday that we never finished up. Let's go look at that real quick.
Okay.
Well, before you, before you share, please go open that. I want it very illegible yet. Go to the MH Estates for me, please. Let's see what it left here. Okay. Let me just get this cooking real quick. Hit the dictate button, please. All right. Go ahead and begin Amendment B, Addendum. B for this contract and make it look very professional and institutional grade, ready to go. Just a little bit of educational information about Deal Hunter. It'll create legal level, legal level documentation. I can't say contracts because a contract can only be written by a lawyer, right? So I get it to make me legal friendly documentation.
Okay.
And so what I have to do is I have to work with it piece by piece all the way through so that it provides the correct information piece by piece. So imagine if you were to tell someone, hire someone, say, hey, write me a legal document. You hire a paralegal, they gotta go through all the steps to, to write it. And what they're gonna do is they're gonna take all the points and do all the things step by step. So with AI, Yeah, it'd be great to say, write me this legal document, but when you just give it that basis only, it's only gonna spit out to you what, what it can find that fast. But if I take my time with it and tell it I want this type of section and I want this type of section and I want this type of section, it goes through and it, and, and then I'll tell it, make suggestions what else I need to have. So I'm forcing it to think longer, go out, find other documents to compare to and come back. So I can construct an entire legal document in here that provides me with a very sound opportunity, and then I can take it over to the lawyer and say, make this a contract, right? Or I can just give it to the people I'm working with and say, sign this legal document, because there's no law that says I can't have people sign legal documents and become legally bonded to each other with a— I don't have to use a lawyer to do that. I can do it by myself. But where it comes into play is when we go to court, somebody's gonna be like, Well, you're not a lawyer. You can't write that. I can write the document, but I can't say it's a contract. And if I ever said it was a contract, then I'd be in trouble. An example of this is the ROC, Register of Contractors, has a format, standard template format, that's on the Register of Contractors website that every Arizona state contractor must use in order for them to be able to have a legally binding contract with a, with a client. If you do not use the template that's on the ROC website, You will not be able to collect any money legally. Legally. So it's kind of crazy. Anyway, go ahead and pop over to the Arizona land search and we can pull up the, yeah, pull up the share on it. Roman, are you freaking in here or is it just your damn thingy? Flash your microphone if I know you're real. Because if it's just your note taker, I'm going to say bad things about you so you read it later. I'm here. I'm listening. Got a class. I got my AirPods on. So that's That's my compadre right there. That's, that's my, that's my ride or die. So, uh, myself and Roman go way back. Uh, he is the founding, one of the founding fathers. 3 men got together and had a baby and they called it Land Shark Mastermind. And then we went and got a mama called Titan Impact Group and she sponsored us. And here we are. That's the redneck version of saying it right there. Uh, It's a little bit like Three Men and a Baby, but more like Three Men and a Lady. Yeah, that's kind of how it worked out. I mean, Snow White was like that. She had 7 little dudes.
Wow, squirrel.
You got, you got 7 little dudes, that's 3 and a half. No.
Okay, let's reel you back in. Come on. Okay, back to what we're focused on.
Yeah, because like we were talking about friendiversaries earlier, I'm just bragging on my friend over here, and now all of sudden you gotta shut up and move on. Let's go, go back up to the top. Let's see what we talked about yesterday real quick. So we told it we wanted to do some vacant land looking and to pull 20 targets in the Metro Phoenix from Tonopah to San Tan Valley to New River, 2.5 to 20-acre properties, industrial to heavy commercial and rezoning potential, urban, suburban, and then also, uh, access and power. So let's see what it— let's see what it popped off with. We got some features. I like to look at features. Click on the first one, please. Let's see if I can tell you where that's at. That's 35th, uh, 355th Avenue and Van Buren. And I think that's way over 20 acres, but I know exactly where that's at. It's a nice piece of property. Hit the next button up there, right there, right there, right there, right there. Right. One of my favorite roads, but I didn't—
it's called the road to nowhere.
Oh, I'll tell you what, I've been on that road. When you got a car like Catherine's, that's the best, that's the best road to drive right there. That actually goes out to our— says right there where it's at, 53700 West San Lomé Highway. So on San Lomé Highway, that goes out to Vegas. So go to the next one.
Brendan can have some fun on that road in his new car.
It's a lot of fun. Here we are over at 7th Avenue in Phoenix. This is actually just outside of the airport. You can see Phoenix Airport right here. I don't know if anybody else seen it that fast, but I did. But I— that— see that tower right there? That tower gave me the idea that there's an airport right here. And then these are called T-hangers down here. So, um, just how my brain works. I see stuff that fast. Anyway, these are properties called the MAC Innovation Park outside of Deer Valley. Let me back up. That's not Phoenix International. Says right there, Deer Valley. That's Deer Valley Airport. My bad. Deer Valley Airport. I knew it was an airport. Next, Tonopah in the middle of nowhere. There's that Salome Highway again. Tonopah-Salome Highway. But this is an interesting sign right here. It says right there that this is Tartessa West, and we can actually go look up Tartessa West. Are you, are you waving your flag right there at that?
That's a riverbed.
At that riverbed right there?
Yeah.
Yeah. They'll never be watering that riverbed again, ever, ever.
Not even in like 10 million years?
Nope.
You don't know.
I do, because this is a sand pit right here. See this sand pit right here? Uh-huh. They're digging sand, so if water came down, that would fill up that bowl and put that company out of business. Do you think that billion-dollar company would build a sand pit in a riverbed if they thought water was going to get in it? Oh, Amy, this is why I don't believe people when they say the Oceans are rising. Really? Because Plymouth Rock still sits outside of the spot where Plymouth Rock was back in 17-whatever-the-hell, and it was— and it's still sitting at the same level as the ocean was back then. So where they went in and typed in the name Plymouth Rock, 17-blabity-blah, it's still sitting in the same spot they landed back way back when. So, and that's one way to tell that the oceans aren't rising, but the other way is that biggest banks in the country are still loaning on seashore property. So if the oceans were rising, banks would stop lending to build big-ass houses because they would disappear in the ocean.
Luke just joined us.
Luke is here and Jermaine is here.
Jermaine, Jermaine, welcome in. All right, so let's see if we got any more. Nope, any more? Clicky click. Nope, that's it. Back to the beginning. So I-10 right there, see how close I-10 is? If this has an interchange, this becomes very valuable property, right? But right now what happens a lot out there is this thing right here. See this thing right here? This is called a homestead. This is 5 acres right there. 1, 2, 3, 4 houses. There's a well there and they're all like cut up 1-acre lots. Same thing over here, over here. So people— and then this was actually a whole like 20-acre piece. So this guy's like, screw you, I'm keeping my 5 acres to myself. This guy said, well, I'll build out over time. This one said, I'm doing it all. And that one back there said it gets too wet. So, cause that's a wash. Anywhere you see green in Arizona, that means it gets water. If you go back to the other picture where Catherine thought that it was a bad idea, where's the green? There ain't no green. So no green, no, no, no grow, no grow, no water. Okay.
Redneck. What's next?
That's Apache. Anyway, let's get out of here. Don't, don't frowny face at me, BFF-in-law. That ain't nice. Oh, here we go. So looking at the West Valley on-market C-2 industrial rezoning, strong possibilities. We've got, uh, out on Osborne, 9.8 acres. Click the Crutchy button. We're going, we're going to go diving for dollars. This is diving for dollars right now, people. So diving right here.
You're being filmed right here too.
And you're being called on the phone right there.
Nope.
Oh, send it to the, send it to the voicemail. So we've got When we go to CREXi, because CREXi is not set up, established yet to be really good at going straight into what, what it, you know, offered, it's going to dump us right here. So we know that the property identified was a 9.8. If you want to scroll through this slowly, I want to kind of point some things out. Look at the prices of these things when we're looking at them. So at 1.6 acres, it's $1.8 million. So in your brain, you can understand right there that that Property comes out to about $1 million an acre, right? You can see. So now when you look at all the rest of the property, when it says something like 1.5 for $1 million, we got a deal maybe.
And it's opportunity zone.
And it's opportunity zone. So 43rd Avenue, not a bad spot. A lot of stuff going on. Go ahead and scroll through here. They got the— unpriced.
It's free.
It's unpriced.
Yeah. When there's no price, it's free.
Incorrect. So Sky Harbor, they've got an industrial corridor there. There's no thing on that. Keep going. We've got the, this piece of property looks like it's next to some multifamily, but also next to— so this is what they call a buffer lot. Buffer lot. It's over an acre, just over an acre. You see where it went to $1.50 per acre now, right? So $45 a square foot here for 3, uh, 3.75. Anybody know how to do the math real quick on on square footage of an acre? 4, 3, 5, 6, 0. All the numbers are together except the last, right? So 4, 3, 5, 6, 0, and you got 5 numbers to remember. But the easiest way to remember it is that the numbers 3, 4, 5, and 6 are all in there, just different order. So 4, 3, 5, 6, 0, right? And if I do 4, 3, 5, 6, 0 times 3, that's over 120,000 square feet times 45. Does anybody want to do the math real quick? Anybody? It's over $4.5 million. So let's just go ahead and move on. My brain works that fast. This is why it's important to use Deal Hunter, because if your brain don't work this fast, then you're going to be slow. Actually know where that property is. Keep going. This is a great parking lot. Look at that. Look at that right outside of Sky Harbor. It's industrial. We can park the hell out of trucks there. That'd be fun. Keep going down. We're looking for the 9.8, right? And that's what we were looking for. So let's just try to find that. Because I'm— I'll, I'll go diving for, diving for dollars all day. Yeah, it's not coming up. All right, so X out of that. Oh wait, is that it? No, no. Go ahead and go ahead and, and, and go back to our Deal Hunter. Um, it says what I would suggest is you can grab the address right there like that, right there like that. Go back to the CREXi and just pop it in there right up at the top. X out where it says Phoenix and just drop in the address now and then X off of that. And there it is right there. We actually rolled past it. It's in an opportunity zone, outdoor storage, a lot of cool stuff going on there. It's under, it's under $1 million an acre. Been on the market 183 days. It is off of State Road, uh, Highway 60. I see the 17 down there and I'm very familiar with where this is. And as you can see, as a secured yard, it's very empty. So obviously they're not renting it a whole lot. Not a lot going on there. 60 is a massive corridor. And so this property is not a bit, you know, a bad piece of property could work very well for what we were looking for on that. It has A-1 zoning. So this is a wonderful piece. Go back to the deal hunter. And so if we wanted to run this deal, we could do that, but let's take a look at the rest of them. We got 20 of them to go through, and I don't want to, I don't want to spin off on, on too many things. What I'm gonna do is I'm gonna look at these real fast. We've got 12 acres, 9 acres, 3 acres. Keep going. 3 acres, 15 acres, 4 acres, not clearly shown in the snippet. What I'm looking for specifically are like anomalies to pop out at. We got 6 acres, acres not shown in the snippet. Wait, go back up. That's on Buckeye Road. We, I actually think we've seen that one in one of the other things. So, okay. These are potential development right here at C2 land on 107th. And it says, this is what I was trying to point out is that it says 1.2 to 6.6, meaning that there's pieces. So it means that we can, we can do a lot of creative things with it. Does it have the— see if you can click on the CREXi.
This one?
Yeah. See if it'll dump us over there or if it just put us straight back in the same spot. It put us back in the same spot.
I think I can grab the address if you want.
It didn't have one. But we can try it. It says 107th and Miller Buckeye. So try that. Okay. And I'm just, I, again, I, I picked this as a, a utility because it's got the uniqueness to it of, of a, an opportunity to do, to do a land shark deal, a land shark deal lands where you're able to accentuate some things. So let's see, Contractor Yard, Maryland Avenue. That ain't it.
There it is.
It's free.
It's free. I like free. It's not. So here's where it's at. Oh, it's pads outside of, outside of Lower Buckeye and Avondale Boulevard. This is a pretty good, pretty good area.
I'll see the photos.
Yeah, let's pop them open. There's a QT gas station out here on the corner, and then all these corners are getting rapidly developing right now. So here's what they got. They, they're building the gas station currently. They're planning to put a cobblestone car wash right here, and then they're planning, and then they have a Self-storage approved for this with two, two commercial pads right here. The reason why this does not have a price tag on it is because they wanna see how rich you are. No joke. So, the entire 6.3 acres has this here, and then these are two pad sites. This is kind of like a drive-through type restaurant. Burger King really goes good there. Wendy's goes so good there. Filiberto's. I think I know somebody.
Jack in the Box.
Filiberto's. I know a guy.
No, guy, I know a guy. Wait, we had dinner last night with that guy.
We sure did, we sure did. We— if you all are familiar with Filiberto's out here on the West Coast, uh, we actually had dinner with the son of Filiberto's last night and the future governor.
Yeah, that actually—
we were on some big swingers last night.
Yeah, I told— so I shared with the governor, the future governor, the or somebody who's running for governor, the whole my nonprofit, I get 120,000 kids adopted. I literally stopped him in his tracks.
Nice.
With the statistics around that. So we're going to sit down and have a conversation about that.
There you go. So yeah, I wanted everybody to kind of take a look at what this looked like right here, because this is what we do as developers. We find that one big vacant piece of land. What we do is we come in, cut it and bust it so that we can sell it in bigger pieces. Or smaller pieces for, for bigger opportunity. You can see that there's an extensive— if you go back to the other one, I don't know where we were. Right here you got Kohl's and Target over here on 99th. You've got, as you move this way on Lower Buckeye, uh, it's more rural and be— and more gentrified. So look up— that's a homework assignment for you, uh, go look up gentrification. Okay, so like you see all this area right here, this is new development, but where it says 8,600 dwelling, and this is a pipeline, right? This is prime example. So there's 8,600 in the pipeline, but all these houses are foreclosing and needing fix and flip.
Easy.
So if you took all the money it would take to build this, you could rebuild all that.
Mm-hmm.
But you'd have nowhere to put the new people.
Right, right.
So they're going to build all these as new houses and then move all these people into here. That is going to force these people out because the values go up and And this is how gentrification happens, right? Right. There's a bunch of houses for sale and available right here, but nobody touching them because they're buying all the new ones. Right. Buy a pair of old.
You need somewhere for these people to move in order to fix those up.
So they're going to move down here and then these become available and new people come in and redo all this. Right, right, right. But then they're forcing the— they're forcing the value of that down. Down, down, down. So, all right, cool. So that's— anybody got questions? Anybody, anybody want to chop it up a little bit on anything we've looked at so far?
I think they're all like, this is all new.
Hey, this is what the what? This is how—
well, yeah, I mean, it's like, what's the play? So based on that list of 12, is there anything worth—
well, remember, we're shopping for the guy that wants to build industrial lots, right?
Yeah.
This was that conversation yesterday.
Yeah. So the guy we talked to yesterday, Danny.
Yeah.
You know, when we talked with Danny, we talked about the different things that he's doing. And one of the things he's doing is he's providing, uh, 20,000 to 2,500 square foot for people that have industrial, you know, industrial commercial space needs. Yeah. Uh, like for example, where we're standing right now, uh, in this building, we have the commercial space. We rent out the vehicles for— we rent out the vehicle space to store the vehicle in this building. At $10,000 per vehicle.
Yeah, per year.
So with 20 units at $10K a unit, that's $200,000 income for this building, right? So Danny's trying to find buildings that he can do this with, but then lease it to other people or sell it. Not even lease it.
He wants to actually sell them as condos, or that's what Adam and I did. Yeah, they're— it's one of the most profitable deals that Adam and I have gone and done.
And that's been a lot of fun.
We actually want to do more of these. We could send this over to Adam and say like, okay, here you go. Go find something.
Yeah. Well, if Adam was a member of Land Shark, I'd be all about it. So, but he's not. So we're going to work with Danny. South and east over here by San Tan Creek, Pineout, on that corridor. It's a whole different area of, of, uh, of real estate. It's out more toward the east side of Arizona. We're on the west side with the last list. So in this one, there's— it says right here on Bryce Trail and Magma that there's 16.5 acres, 10 lots, vacant and graded. What? Let's go look at that one. And we're probably going to have to grab the address.
So the same thing.
Yeah. So at that point, if I divide 10 by 16.5, we're, you know, we're on 0.6-acre lots basically. In my head, that's what we should be looking at, 1.6-acre lot, right? Maybe, maybe, maybe is what we got. Never miss a deal. We appreciate you. Okay. Let's go look at what Kinder Matthews has. Kinder Matthews has a subject property.
I look at the photos and photos.
Yeah. All right. Yep. Go next. In escrow. Something's in escrow and it's way out in the middle of no man's land. This is in escrow and there's a, this is an easement coming in right there. See it? Yeah. A little road right there. They've got building plan, building plan. Something planned right there, something else planned right there. But this is a terminal road. You got Lot A, Lot C, Lot D, Lot E. Lot E says 3 lots. And then this one says it's in escrow. So I'm not quite sure what he means by 10 lots, but there's 1, 2, 3, 4, uh, there's 7, 8, 9, 10. So this is what aggravates me about these listing sites is that they list them in an asinine way. So 16 acres. But if we're— if this is an escrow, am I buying the escrow? Because this total doesn't add up to 10. It's 3, 6, 7, 8, 9. So again, 3, 4, 5, 6. Like, the math ain't mathing. I don't know. I get my brain— because the way my brain works, it just goes like you can hear brakes squealing in my brain, right? So this is what the property looks like. And so people can understand what they're possibly looking at here. This is an old mining site. That's what this is. So this is going to be single-family resident. These are pads for houses up there. I believe that they were trying to— there's a pad there. There's a pad there. This goes out to a mine because this is tailings. These, these piles right here are called tailings. That's a pad. I mean, they work the ground and stuff like that, but they brought this dirt road that goes that way. Is going back to a mine. And I know it because the Santan area, Queen Creek area, is all mining. Go ahead and hit the X. Catherine and I went out to, went out to a place out by his way out by New Mexico, and that, that area we went to was called Queen Creek, and it was actually the head of the Queen Creek. And so it runs all the way to there from New Mexico out. All right, so that, that says right there It kind of falls outside of what we're looking at because when you click on it— get rid of the thing right there. Can you get rid of the— yeah, just like click off somewhere. There we go. So it says that it's, uh, um, already broken into multiple lots, but it doesn't say whether it's zoned industrial. So I don't know if it would work for that guy per se. I mean, it could work for that guy, and the reason why I say that is because of the fact that out in that area, as fast as it's growing, we need to have We're going to have people that are looking at having like their contractor company out there, they're a welder and they're going to need a space for their welding company out there, stuff like that. So it's probably a good site for that kind of stuff. The prices were not where we wanted them to be. So some of the other things that are fun to look at, you can see here that this is, it says that it's a strong case for light industrial with a traffic count. So it says this is on a corner with a major intersection, good for retail, 5.5. We've got another same road, right? Same road, a different road. So that's a growth corridor, right? Growth corridor. When that name is on there every time, on highway, on highway, growth corridor. So these are your growth corridors. And so when you're finding property on your growth corridors, those are other things that you're looking at. Again, I'm trying to just give everybody an idea of where to find keywords, right? To stick out at you.
Yeah.
Right.
Yeah. Train their brains to see opportunity.
Right.
Looking for cash. So you've got 1 to 8-acre pads available on this one. This is out there in Apache Junction where we were right before we went to New Mexico.
Yeah.
If you want to click there, let's take a look at that real quick. Cause it says, it says that the opportunity looks pretty interesting. Go grab the address.
Like also asked if we're going to talk about what you were talking about at the beginning of the call about Wholesaling properties? No, no, I'm going to do that.
Well, yeah, I mean, that's what we're doing right now because this is—
well, no, tomorrow. Yeah.
Oh, that's tomorrow.
This is how Luke and Blake and Roman and everybody can do this is they can, they can run a list like this. They can start getting— this is— Katia needs to be teaching this, right? Because this is what she did, right? Right. Katia went to this. Took the initiative, put in here the information in Deal Hunter, and then went through deal by deal, just like we're doing right now, and said, this is how this will work.
So what he's teaching you, Blake, Luke, is literally tomorrow when— Jermaine, yeah. Tomorrow when we have that operator come in, they're looking for a particular type of property. Tommy is teaching you how to find the property. So then when he gives us the buy box parameters, that's what we're going to send you all off to do. And then again, it's a way for, you know, everybody to be making money. And yeah, doing all the cool things.
Right. So you can see here, 5,000 homes coming soon, drive-through pads available, 1 to 2 acres, 302 units wrapping around the back. This is what they call a hard corner. Okay. And it says join Circle K, pads available. So what kind of pads are they talking about? Skip forward. They're talking about having the— go again. Again, they're talking about having Circle K right here and then a building, a building, a lot, a lot, a building, a building, right?
Yep.
This is what they're proposing in their head. You got Circle K coming in and then pad B, pad C, pad D, pad E, lot 6, lot 7. So pad, pad, pad, pad. All right. And if you don't know what a pad is, planned area development, like building pad, but planned area development. That's what pads do. You get your pad done and what you're able to do, where'd you go? So we can, can anybody imagine the things you can put here? It says the square footages of them. So if you look at lot 2, it says that it's a 3,500 square foot building, Kentucky Fried Chicken. Lot 3 right there. It says a 2,400-square-foot building.
Taco Bell.
Starbucks. Right. This is a game. This is literally a game you can play. What can we put in the hole?
Think about what's around Circle K. What's around Circle K?
Padme. Ready?
Car wash. I mean, this— yeah, car wash. This reminds me of—
hold on. Hold on. Where do you see the car wash?
Lot 6.
Lot what?
6.
How do you know?
Because there's drive-in access to it easy. And look at Laura nailing it.
Wow. See the little spots right there where it shows the in and out to the car lot? Pull in for your vacuums, get your vacuums here and here, right? Laura's so smart. We love Laura. And then Lot 5. What is Lot 5, people? Says it, puts it in, puts it right there. It says drive-through access, right?
Yeah, that's the Starbucks. That's the Starbucks with the drive-through.
They all have drive-through. Lot 3 is a Starbucks too.
Oh yeah, another one.
You can switch it however you want. Usually Starbucks has a right turn in, so it could be either one. So, um, they all— they all— Starbucks has to have be on the right turn in, like when you're coming up, they want you to turn before the light to get into it.
So they're closing locations though, so maybe not Starbucks.
Yeah, but I'm just telling you how Starbucks looks at property. They say they want to be before the light on a right turn in.
So this could be— yeah, that could be Dutch Bros. Coffee Bean.
Dutch Bros is the left side of the world. They, they like to people's lives up with traffic. So that's definitely a Dutch Bros, or it's a, it's a Cane's. Like, okay, I call them parking lot Nazis because they literally do. They like rent the little building and then they go out and like put up reflectors and cones around their parking lot so that they totally take over the entire parking lot as if they paid for that. Yeah, talk about, talk about a little mad about it.
I think clearly, clearly. Okay, so Lot 4 and Lot 7, what do you think of those?
What do you think of those? What do you think of those? Ready? Ready?
Yeah.
Car dealership.
Really?
It's where my dealerships— my brain always go car dealership near a gas station because what's, what's What's one thing that happens a lot at car dealerships?
They gas.
Right.
Because there's gas drives.
Exactly. So if I'm right next to a gas station, I don't have to worry about people stealing money from me. Oh, I filled it up. I swear to God. Bullshit. You did. So like I can quarter right there to the gas station. I don't have to worry about it. The other thing is, is traffic, traffic, traffic, traffic, traffic. I don't have to advertise very much, right?
Is an acre big enough for a car lot?
Say again.
Is an acre big enough for a car lot?
My partner put a car lot on a 3,200-square-foot lot one time and had— ready for this— had car lifts put in, which then probably sparked the idea for Carvana, which is just a giant car elevator.
Car elevator.
It's a vending machine.
It's a vending machine.
It is.
Yeah.
That's what they call it. A vending machine for cars. So all of that happened here in Arizona. And I 100% believe my partner had an influence on that because he had a 3-stage like we have downstairs.
Yeah.
Built on 3,000 square foot of space to put 40 cars.
Wow.
Yeah. Like, good fuck.
Like, it's from New York, probably. That's how they park in New York.
Chihuahua, Mexico. Yeah. Like, that's south of the border.
How do you stack them in?
Yeah. So, god dang it. Leave it to the Canadian to be totally racist. Click right there.
Wow. I am not racist.
No, you're Canadian. Canadians are allowed to be racist, like Americans not. Canadians, absolutely. They just show their little freaking flag and it's all good.
So wow, who's racist now?
I'm just picking on the 52nd state of America.
Oh my God, I'm so gonna hockey fight you over that. Canadians are not coming over.
Jermaine is a fellow Canadian. He's gonna hockey fight with you. Don't you want to see a hockey fight, Jermaine, between Catherine and Tommy? I know who's going to win.
So you can see right here that in the path of progress, we are way, way, way— this property, right? Like all this over here shows— that's why they show the subject property on the right-hand side, because they had to show all the left-hand side. Chandler, Gilbert, Mesa, right? San Tan Valley, all moving this way. And if you didn't know, they're going to be running another highway out here, the 404. It'll be coming through, and then you have the Superstition area out here. This is kind of the end of the earth in Arizona. We call this the end of the earth because there's a giant mountain range right there, and we don't go through mountains, we go around them, right? So, um, all right, cool. So yeah, so like, this would be that, that industrial pad space. Those two lots right there are perfect. Right. And so as a developer, I would buy this and then go out and have my team seek out those lots for those other properties.
Right.
And we do what's called build-to-suit and offer 50-year leases on each one of those. So what I would like to do, let's play with that and let's do a copy of this. Oops. Let's do a copy of this somehow. Go down. Is there like a thing to click on and grab it? Click out of these right here, because that's Pin in the ass, pin in the ass.
Sign up, subscribe now.
So this is what's beautiful. Ready? Look at these things real quick before we go any further. Go down, go down. So to go— no, no, I mean up, up, up, right in here. Keep going up a little bit more. So to be able to talk to Romy or Romy or to Lindsay, you got to join, and, and, and then you'll get access to see their phone number, 123 blah blah blah, over at these advisors. Ready for this? Take a screenshot of this. I'm going to show you a shortcut real quick because this is, this is where I'm showing you some hacks, serious, serious hacks on how to get around some, some roadblocks. Okay, this is a bottleneck right here. Okay, let me show you how to fix that. Go right there, go right in right here, right there. Paste that picture and then give me a dictate. Please give me and return to me the phone numbers and website addresses and email addresses to these 2 specific realtors, please. Boom. And it's thinking and it's thinking and it's thinking. So CRE8 is not a nationally known brokerage. CRE stands for commercial real estate, the number 8, probably how many people they got working there, right?
Create. It's supposed to be create.
No, no, commercial real estate.
I know, but if you say it out fast, it's create. Supposed to be clever. Supposed to be being the operative word.
And look right here what we got. Now we got a phone number.
Oh, look at that. And you didn't even have to pay to join.
Didn't have to pay to join.
Now let's see if they don't answer.
Ready? Here we go.
Oh God.
Here we go.
Go.
Here we go. Because these guys, these guys fire me up every damn day. 602-702-4663. We're calling Rami Mohadi.
Jermaine's Canadian. Yay, Canadians win.
Rami, how are you? I'm calling about a piece of property I seen over on Crexie today. Absolutely. Um, it's the, the 10 pads you have in Apache Junction.
Are you talking to Ironwood and Ray?
Ironwood and Ray. Yeah. It says that you guys have several pads there, 1 to 8 acres, uh, with surrounding 302 units of multifamily coming in. Yes. That's Ironwood.
What are you looking to do?
So can you clarify, is this in the Opportunity Zone or did they skip over that spot?
I think it is in the Opportunity Zone. I mean, and that won't come out until the new 2.0. We're saying it's January 1st is when they're going to actually announce that.
Right. Yeah. And I'm going to the ACA meeting. We're talking with Sean over there at the Commerce Authority about it. So we should be able to try and figure out on what the chances of this being in there is, because I know most of Apache Junction was on the 1.0 map. So, um, yeah, we, we—
and what we're looking at, it's not showing it. It's showing Ironwood in the 60 is a potential for it, but not, not this side.
Does it touch that side? I know that it's Ironwood in the 60, but does it come all the way up? And because if it's right across the street from it, we can get it pulled in.
No, it's a baseline.
Got it.
Those maps are published. Yeah. You can see that the closest we'll be able to get is— so we're not— this again, this one won't be, but we have other stuff. So tell me your requirement, I guess, so I can better understand.
Well, we were— we actually run a mastermind where we're working with real estate developers and new and old on finding property for Opportunity Zone shovel-ready development. Because we have, we have an extensive amount of people involved in the Opportunity Zone. We know that there's $19 trillion of Opportunity Zone, or I mean of capital gains coming over to Opportunity Zones over the next 2 years. And so we've got a $100 million fund backing our acquisition of property in the path of progress. That could be shovel ready for opportunity zones come 2027?
So I put you on speaker here with Kevin. And I mean, we have— we've been tracking it pretty good. I mean, there's a couple of different opportunities that we think could be coming available that could be in the opportunity zone. You know, what are your thoughts, Kevin? No, I was just— how's it going? This is Kevin.
Hey, Kevin.
So that track out there, I don't know if you're familiar with the track, but it's a huge track. It goes all the way to 60, right? Ironwood all the way to 60. I don't think it's going to get split up quite yet, but that is touching the northern boundary of that. It's touching that opportunity zone up on Baseline, right? Um, so it might be able to get it pulled in. That's why when you said that, that maybe there's an opportunity if you have some pull there, you know people. But it is a huge track, and obviously with Superstition Vistas and everything that's happening there. I just, I don't know what the possibilities are, but it is touching the track to the north that most likely will be at 2.0.
Got it. Okay. Yeah, we were actually working with the city of Apache Junction on, uh, the RFP for the old hotel site out there. Um, we put in an RFP and they, they declined to accept. So, um, we, because it was Opportunity Zone, we were looking at putting back the old, uh, Westward Ho hotel, just making it bigger, more glamorous, and more, you know, more appealing for tourism. But Apache Junction's still stuck on the back of a horse, and we're okay with that too. So, um, you know, we don't want to tell people what they need to do in their own backyard. We just make ideas and suggestions. But yeah, we, we'd like to have the opportunity to take a look at stuff. We were just doing a little bit of diving for dollars today. Like I said, we run a mastermind live a livestream mastermind where we do real estate deals. And you guys kind of actually kudos to you guys for answering the damn phone because we literally like 10 to 15 calls per podcast and we're only on from 9 to 10 in the morning. And it's funny, I tell my class, it's like, this is why we use AI to do real estate is because we have to wait for realtors to pick up the phone, but not with you guys.
So, um, and real Real quick, we have other properties like in Coolidge and in Florence that are in the 2.0.
Yep.
That's coming out. They're, they're, they're in the eligibility zone at least.
Right.
I, I work, I work directly with my partner. We do a whole, we have a whole company dedicated to the opportunity zone. He, he started back in 2018 working for like a $15 billion family office and his whole job was to invest in opportunities, right?
Okay.
So we do a bunch of work with that. We have, we have a map. I can get your information, I can send you our map that we've used AI to kind of try to figure out where the 2.0 is going just based on the eligibility stuff that's currently out with, with the IRS, and then just using what happened with 1.0 in different states to kind of map confidence levels across it, right? So I can show you that map, and then we have We have a bunch of stuff on our website that's going to be launched probably in the next month or two, but we're talking to a lot of opportunities of investors about how to get into the 2.0. Just like you said, there's going to be a lot of money coming in now that it's going to be a little more permanent, a little longer of a time horizon. We're seeing a lot of investors now getting excited about it. So I'd love to just talk to you more about that and see how we could possibly work together.
No, absolutely. Absolutely.
We have sites currently listed. That are in 2.0. Yeah. That are really good sites, like in the path of growth.
Right.
You know, major arterials, things like that, that could make a lot of sense.
No, I would appreciate that information. And to just, just to bring some more transparency to the situation, our mastermind is based on doing real estate using 100% AI. And so that's all we do is real estate investing through AI. We've several investors and like I said, uh, apprentices helping with it as well. We're right now teaching our bird dogs how to go out and identify properties, what to do with them and stuff like that. And myself and my partners have been doing Opportunity Zones since 2020. We didn't get in at 2018, but, uh, the guy, the guy that started the, started the second fund in the country was a mentor of ours. His name's David Silliman. He had a a pretty good educational program for that. We did the 2.0 of that program that he had for 1.0. And we've gotten a book published for all of the rules and regulations. It's available on Amazon and Audible. It's called OZ Wizard 2.0. We also have a website called ozwizard.ai where we have a, an AI advisor giving information about how OBA and the Opportunity Zone 2.0 works and how 1.0 works. It's got both currently in there. And then we also have an OpenAI GPT model called OZ Wizard 2.0 GPT. You can go to the GPT store on ChatGPT and just type in OZ Wizard 2.0 GPT, and you can go in there and have either conversation, load files, load real estate deals into it and say, verify this as an opportunity zone. Tell us what we can build there. What's the highest and best use? What's the potential ROI? What's the potential IRR? Help us put this together and package it for our legal team to look at. Yada, yada, yada. So you can do all of that with the GPT that we constructed as well. And we're actually hosting a 20-city tour called MAWA, Make America Wealthy Again. And we're teaching 3 days of Opportunity Zone development from the book that we wrote, encouraging people to sign up for the curriculum and take the accredited exam. We're seeking accreditation currently from Wharton School of Business and ASU and their business school. So, we're trying to shop around who wants to help us accredit, get the exam accredited, but we're getting it accredited to start the Certified Opportunity Zone Advisor Association, where any real estate professionals or real estate investment professionals or business professionals can come get the certification and be on the database of Certified Opportunity Zone Advisors for any investors, both individual and institutional.
Holy cow, sounds great.
What, what was your name?
Tommy D. And then what's an email for you?
Tommy@TitanImpactGroup.com.
Okay, so T-O-M-M-Y?
Yes, sir. Titan Impact Group.com.
Okay, Tommy@TitanImpactGroup.com. Great. Well, Tommy, we'll send over some information for you. We have the 602-888- 9, 1, 9, 9. We'll send you some flyers on different sites that we have that are already within the opportunity zone.
Perfect.
That are, that's projected for 2.0 in January that you guys can even, you know, look at. Great areas.
Would you guys be open, would you guys be open to, once we like bird doggies a little bit, if we find something of interest, would you mind coming on our, our podcast and stream with us and we can show, uh, show the showcase these two our, uh, pool of investors and stuff.
Yeah, like I said, I have another partner of this, our opportunities and stuff, where he, he's done a bunch of investing in the past in these opportunities over the last few years. He's just been holding December 31st date coming up.
Well, I hope he, I hope he realizes and you can kind of guide him over to the GPT. As of August 10th, you can start the fund and put the fund in. You have 180-day declaration period that'll be met by that point, and you can actually start deferral of the, of the 2.0, uh, uh, you can start your 2.0 deferrals starting August 10th, 2026.
So he's, he's getting ready to plan all that stuff, and that's essentially what he's doing is trying to get everything in place now so that you can hit the ground running and get some deals going in early 2027.
It's going to be like the Oklahoma land grab back when they called them the Oklahoma Sooners, I think.
So Nice. Well, we have plenty to look at that's listed, ready to go, so we're excited to talk to you guys and see if we can't put something together.
Thank you for making me look very foolish today by answering the phone, because I am always leaving voicemails. And it's been a severe pleasure talking to you gentlemen this morning, so I look forward to doing business soon.
Thanks so much.
All right, guys. All right, bye-bye.
Good job, Tommy.
And Luke's got a question. So that was awesome.
So ultimately, the goal of the mastermind would be to train us to find real estate within specific criteria. Yeah, if you want to, Luke.
I mean, that's a piece of it.
You can go and find a deal, do it yourself. You can meet up with Blake or Jermaine or Laura or Hoy or Roman.
But we want you to do your investor survey first, right?
Get your investor survey done so you can figure out what you got going on and know, know which direction you want to go next. And then you can, you know, utilize the plan that we provide to you to get that accomplished. So what we do is we charge people $10,000 to join and everybody's going, oh, I don't have $10,000. Then work for it. Like, go get me a deal that makes your $10,000 and we'll let you in. Like, this is the thing that, like, people, people are worried about the how, not the who, right? Who can I get $10,000 from? Go find it. I just gave you an hour's worth of how to do this and then got, got the dudes on the phone who are like, hey, can we be your BFF, right? But they can never be my Laura. Did she already dip?
She had to go.
Uh, oh well. All right, well, let's wrap it up with a prayer real quick. Heavenly Father, thank you for the opportunity today to work with everybody in and out of this room, and we ask that you continue to guide and bless us to do your will so that we can achieve all things that were for your son's glory. In his glorious name we pray. Amen.
Amen.
Everyone have a great day.
Okay, see you in the morning, you guys.
You guys have a good one.
Have a good day.
