Good morning, guys.
Good morning. It's the Caribbean girl. If you're there like 3 more days, you're gonna start, you're gonna start speaking Jamaican or something.
I don't know.
We'll see. Tune in.
It happened. Yeah, man.
Yeah, man. But I'm in the hole right now. So that's the window where the water is. Oh, you can't see it. But so weird lighting, but just go along with it. I love it. I love that we get the aspect from every area of the catamaran. Can I start by sharing people with people about what I had, the epiphany I had yesterday that I shared with you about The Science of Getting Rich?
Yeah. What? Yeah. Yeah.
Okay.
I thought you were going to edit.
Okay. So the homework you all had was to go read The Science of Getting Rich, and I'm pretty sure it's at the end.
We can get what we want to have.
Become what we want to be. As a first step toward getting rich, you must believe the three fundamental statements given previously in this chapter, and in order to emphasize them, I repeat them here. There is a thinking stuff from which all things are made, and which in its original state permeates, penetrates, and fills the interspaces of the universe. A thought in this substance produces the thing that is imaged by the thought. Man can form things in his thought, and by impressing his thought upon formless substance can cause the thing he thinks about to be created, you must lay aside all other— The Science of Getting Rich, Chapter 7.
Trying to get to where it is.
Fall into anarchy, your opportunity would be greatly—
Okay, listen to this.
Every outgoing wave of grateful thanksgiving increases faith. He who has no feeling of gratitude cannot long retain a living faith, and without a living faith, you cannot get rich by the creative method, as we shall see in the following chapters. It is necessary then to cultivate the habit of being grateful for every good thing that comes to you. And to give thanks continuously. And because all things have contributed to your advancement, you should include all things in your gratitude. Do not waste time thinking or talking about the shortcomings or wrong actions of plutocrats or trust magnates. Their organization of the world has made your opportunity. All you get really comes to you because of them. Do not rage against corrupt politicians. If it were not for politicians, we should fall into anarchy, and your opportunity would be greatly lessened.
Okay, so if it weren't for politicians, we would fall into anarchy.
So good.
Such a great line.
Hold on, let me finish this. This is really important.
To bring us up to where we are in industry and government. He's going right on with his work. There is not the least doubt that he will do away with plutocrats, trust magnates, captains of industry, and politicians as soon as they can be spared. But in the meantime, behold, they are all very good. Remember that they are all helping to arrange the lines of transmission along which your riches will come to you, and be grateful to them all. This will bring you into harmonious relations with the good in everything, and the good in everything will move toward you.
Okay, this is— okay, this is super, super important. Why I wanted to share all of this with you. So why I'm sharing this is because, what was it, a couple of days ago? That was weird. Hold on.
I got it.
So a couple of days ago, what happened was the government, Democrats, they want—
let me tell the story.
Okay, tell the story. And then I get to do this piece.
Right now, the government is shut down. We have a crisis on our hands where DHS has been unfunded. So ICE no longer working, TSA no longer working, Department of Homeland Security has been unfunded. And so now there's a push to get it funded, but the Republicans are trying to do something right now. It's kind of a— if you ever heard of the, the term tit for tat, it right now is a tit for tat. So the, the reason why they're not funding DHS is also to get the ICE out. ICE out— where they want ICE to get out of is the polling booth. They don't want ICE to hang around where people vote, right? Why? Well, first of all, if you have undocumented immigrants— I'll be precise into what I'm calling them because of this fact— undocumented immigrants do not have any reason to be at a polling booth. So therefore, I don't understand why the Democrats are keeping them out, except for the fact that there's what's called the SAVE Act, Save America— the Save America Act. The Save America Act is legislation with the, the budget in it that says that you have to have an ID, photo ID, and proof of citizenship to vote. We're about to fly tomorrow. Do you think I'm going to be able to get on the plane with this stupid piece of card I got in here that allows me to operate that vehicle?
Yeah, I hope so.
I cannot get on the plane with this, this, this piece of crap garbage plastic right here. You cannot not get on a plane with this.
It will cost you $45 to try to get on a plane with that.
Yep.
Do we need to bring our passport?
I need my passport.
Unless you have an enhanced driver's license, like I have an enhanced driver's license.
I have to get an enhanced driver's license, which means that—
hold on, now you got me freaked out.
One more step to— one more step to doing— one more step to getting microchips. Long story short, the Save America Act basically forces every— like yesterday, the FBI raided Maricopa County. Recorder's office. God, I wished I would have been there for that.
Because of the election fraud.
2020, right? Yep. 2020, 2022, and 2024. Yeah, they pulled voter rolls from all those years to really screw up Maricopa County. Katie Hobbs is going to be out, like out. I really see our guy Hugh coming in because you're going to have a Republican versus an independent. No Democrat. Like, there won't be a Democrat. In my opinion, there won't be a Democrat on the ticket because anyway, let's—
I want to finish.
I'm getting to, I'm getting to it. Getting to it. The, again, without the politics, you have chaos, right? Right. The politicians are there to create the chaos. So they're fighting over this. So basically it's all over voter ID right now. That's why the government is shut down. They want to be able to make sure that we have solid elections, right? Now, how does that transpose into what we're talking about? It transposes in the fact that the Democrats are doing tit for tat. So now they want, now they want the people to have IDs on the Republican side. The Democrats says, well, guess what? We want to do a capital gains tax on all you rich people at 35.8%. Right now it's about 32. 35.8% is higher than it's been since 1978, right? So Democrats are going tit for tat saying capital gains needs to be blah, blah, blah. Here's what I see that as. I see that as somebody literally like accidentally throwing the ball, playing football, throwing the ball to the, like the quarterback passing it right to the wrong player. 100%. Only to have somebody else come up and smash that dude and cause the ball to go flying off into Never Never Land and we pick it up and score a touchdown. Super trick play, right? Why is it a super trick play? Because if I can get them to agree to do the voter thing, I don't have any more rigged elections. Chaos, right? And they're going to make us pay more in capital gains, which then means that the Opportunity Zone Fund program that we're focused on and becoming experts at— and I just ran and did a 60-second video trying to sell our book. I got our, our new ads team that we just paid a bunch of money to yesterday starting to sell this book today, okay, on Opportunity Zone Funds. Because yes, please raise that tax to 55%. Like, let them raise it as high as they want because I want them to come over here and put their in here so that in 10 years that it eliminates their capital gains tax, right?
So when we listen back to what The Science of Getting Rich and what he just said, again, I hope— I want you to hear it from what he— what Tommy just said inside of that. Again, listen to what they just said. This is so freaking brilliant.
And without a living faith, you cannot get rich by the creative method.
As we shall see in the following chapters.
It is necessary then to cultivate the habit of being grateful for every good thing that comes to you and to give thanks continuously. If it were not for politicians, we should fall into anarchy. And your opportunity would be greatly lessened. God has worked a long time and very patiently to bring us up to where we are in industry and government. He is going right on with his work. There is not the least doubt that he will do away with plutocrats, trust magnates, captains of industry, and politicians as soon as they can be spared.
As soon as they can be spared.
They are all very good. Remember that they are all helping to arrange the lines of transmission along which your riches will come to you, and be grateful to them all. This will bring you into harmonious relations with the good in everything. And the good in everything will move toward you.
It's so great.
Brilliant.
As soon as they can be spared.
So great. I mean, yes, that's one line, but the point being, it's like rather than being frustrated that they're doing what they're doing, focusing on that, literally, like Tommy just said, like, you know, raising capital gains, like what the what? But wait a minute, that brings more. Like right now they're already at the current capital gains tax bracket, they're saying $19 trillion of capital gains is funneling through the system. This is going to make that $19 trillion grow even more, which for the Opportunity Zone projects is huge.
Yeah, huge.
So like, it's all lining up perfectly. So we love these politicians doing what they're doing because they're helping us. Actually achieve our goals faster.
Yeah, you gotta learn, learn how to play the game. And again, this is good. What I explained to Catherine was this is how you, you— when we talk about studying the rules, when you're Amazon, you set the rules. I'm going to do home delivery free of charge. Why? Because you subscribe to my television station, that people buy shit from the commercials I show them, and then I get to ship it to them for nothing. Right. Disruptor set the rules, follow them, but set the rules. So Amazon became super cool because of that.
Now, so the point being, I hope that you're all listening to The Science of Getting Rich chapters 4, 7, 11, and 14 every single day. Amor, you've been listening to it for a couple of months. So I'd love you to just come on really quick and share with us.
We got to hurry up. We got people coming in at 9:30. Let's go.
Okay, just okay, super quick. Just share with us.
Yeah, I mean, I just think it's such a mindset shift that I didn't have, and I also didn't realize that I didn't have it. Like, that's the crazy thing is, is like, oh my goodness, it just shifts the way that you think about money, the way you think about government. Like, hey, like you just said, like, the things they're doing right now is actually giving us a win. And just paying attention to that. And then like the gratitude part of just like, that's totally the key of like all of our mindset things is gratitude and all of that. So I don't know, it just gave me a totally different thought about it and not focusing— like sometimes we can focus on the negative and all that, and then you're just going to get more negative. And so how I need to change my mindset, and it just keeps reminding me, and there are different parts that kind of stick out to you at different times, you know.
Well, I, you know, I'm a— and I, I want to spend like 2 more minutes talking about this because it's 100% right. That's why we structured the opportunity Scottsdale summit the way we did, where we're gonna have a whole theater for mindset, right? Yeah, people unavailable, not ready to hear the info. Yeah, and then we're gonna have an info set where we're gonna have people ready to talk to experts and engage, and then we're gonna have an entirely separate, you know, venue where people are gonna be able to get on a bus, go to a car wash, go to a laundromat, go to a, go to a manufacturing company, and and see that real people like you and I operate million-dollar companies. And we do so because we're trying to get those 7 streams of income. Yeah, right. And so every single company I run has 7 streams of income. Yeah, minimum.
And I also think— can I add one part? It also helps you think about, like, instead of thinking about lack and competition, because you can get caught up in this, like, that person over there is getting X, Y, and Z, and it's like, talks about like not thinking about competition, but thinking about expansion, possibility, creation. Like, what can we create? How can we expand? What's possible? And so I think because of that, when you hear big things, you're like, okay, that might be possible. What else might be possible?
That's right. That's right.
Yeah.
So let's get over into Land Shark real quick. I've got a 9:30 that starts. We're going to be talking to some dude about raising capital.
Oh, wait, Tommy. So I need to tell the guy a different time. You told me to tell him at 30 after. So tell them a different time to come.
Maybe that's the same one, I don't know.
No, this one is the one for the website that we talked about.
Tell that guy to give us 5 minutes because the other guy I'm talking to ain't going to take more than 5 minutes either.
Okay, all right.
Um, and we did, we did get our website buttoned up. Laura, did you get a chance to see the website yet?
Yeah, the TNT one?
No, the, um, the summits one. No, I didn't know that. I think I emailed it to you or texted it to you and Catherine.
Is it the same URL?
No.
Oh, it must be different because I was like, I've been on it yesterday and today. And then I sent you an example of the website the guy does for different people and, uh, sub to and owners club.
I need review.
How do I do this?
I'm only going to let you see it. We're not going to do the review.
Okay. So Laura, it's in a text message.
Oh, okay.
I'll find it.
You want to pop it up on here? I, I really, I would really like— I don't, I don't think Cameron's in here, but if he was in here, we'd deep dive it.
But well, the only one I had that you said to review was the TNT. No, that's the all that you texted Laura and I.
Yeah, I didn't. That's why I was like, what?
Yeah, the other one.
No, no.
Okay, do you want me to tell him not to come or just let him come and then just show you?
Just let him come.
Tell him to come. He's coming in, in the, in the podcast, right? Yes. So I'll tell my guy to wait, wait 10 minutes.
Yeah. You texted need review, but you didn't attach anything to that. And the one right above the need to review, it's the TNT. Therefore, that's why we think that's what we need to— but that was response to yesterday's question.
Hey, Ken, am I going to be able to travel with this?
Let me see.
You're going to have to ask somebody that has one to backtrack it. Let me see. Show it.
I'm texting it.
I know I can't travel with mine because they told me that last time I went. I texted. We're screen sharing right now, right? Can you pull it up from your text message now?
No, because I'm in yours. You have to email it.
I'm going to email it.
If you email it, I can pull it up.
To where? What email am I emailing it to? Myself?
Just email it to meself.
I'm going to email it to meself.
Yeah.
No, Katherine, you need to—
you can bring your passport if you have your passport.
You can't.
There was a grace period for a while, and now it is Flat out, anybody that doesn't have an enhanced driver's license or a passport will pay $45 to exhibit racism because you're Canadian.
They'll probably let you through.
I mean, you can try, or you can just—
oh boy—
pay $45.
I know, Amor, right? He says stuff like that all the time.
I'm like, but again, she gets away with it.
I don't think Canadian is a race.
That was not good. That wasn't that good.
The last time I checked, Canadian is not a race.
But there we go. Well, again, I like to— when people say, what religion are you? I say the one that Jesus was.
My girlfriend who's Jewish says, you know, he was on our team first.
Yeah, I love that. I love that. That's right. That is true.
Okay, here's a new website. I love the green.
Wait, I want to see it. How come I don't get to see it?
Because you're all not seeing this shirt.
No, I can see it.
It's a thing that's blocking it. Okay, okay. I was like, what is What happened? Yeah, I didn't like our colors before. I love that it's colorful.
Hit the X. See if it'll, it'll let you close it, but it's going to pop up again.
Gorgeous.
Yeah, that's much better.
Gorgeous. Good, good.
Yes, because it's green.
I just like it has colors. The other one was just about two colors.
All the stuff. Your move.
Love this.
This is good.
So go to Partnerships. Look at that real quick. Vendors.
Love this.
Yes, yes, and yes. Partnerships, vendors, sponsors. Love, love, love. Need some more women in that picture.
Yeah, I just can't think of anything. The fact that you said that, I was going to say it too. Like, I thought the same thing.
We all thought the same thing.
I was like, wait, what?
Blake, Blake, if we seen a picture with all women in it, do we think, oh, we need more men in that picture?
Oh no, those are women. It equals out right there.
Ever will we ever, ever be like, there's not enough boys in that party.
Okay, so there's a few things that we'll have to go over.
Yeah, we want to put real pictures here. So again, at, at conferences, I got to get them to incorporate those in there, but we got to find them and pull them in there and do it.
Okay, this makes me so happy. It's exactly what I've been wanting.
Right, right, right. It looks great. Go to events because we're going to eliminate the tickets button go to events, click on OZ Summit, and I'll tell you why we're going to eliminate tickets. We're going to combine events and tickets to one because they just repeat themselves. So this is what you can expect at OZ Summit, right? And then go to— go back up to WorldWise Women. No, events, events, WorldWise Women. And then what you can expect will be here. And I want real pictures of what you guys are doing, right? And then this spot right here where it says what you can expect We're going to turn this into the video section. Like, it's still going to have these here, and then there's going to be a box video with you saying nice, all the things that we're doing.
Nice, right?
Okay, 7 of those videos produced.
Okay, like tomorrow?
Yeah.
Okay, well, but you already produced some of them, right? On Friday?
Kind of, sort of, not really.
Uh, what does that mean, kind of, sort of?
We made, we made ads, we didn't make explain— we didn't make explainer videos.
We'll get them done today. I blocked out time in the calendar for this.
You're You're such a natural at it. I was looking at the YouTube stuff, like, she's such a natural at this.
I'm a really good producer.
He's a really good producer. You have no idea how many times, how many takes we have to do.
This pretty little lady's very easy to work with, but we, we work our butts off on it because she is really a perfectionist. She doesn't get it right, she wants to do it over and over and over. Don't shake, shaking her head like, all right, so ready? What are you texting?
People are asking how to get into the—
right, so we're gonna, we're gonna let people text and we're not gonna take away from the people who are here. So people that text have eyeballs and fingers to go find out, right? And so if you're over there in Facebook land or you're over there in TikTok land, go to landsharkmastermind.com/webinar and clicky the fucking button. It irritates me that we spend more time talking to people that ain't here and not enough time talking to people that are. Let's look at DBT.
Laura, are you managing?
Yeah, I got it.
X out here.
Yeah, I got 8 minutes to run this deal and Tristan's here, so I need to do it with him here. Let's open it up again. Where's the stuff?
Because you told me to close it out.
There it is. Okay. I was like, oh my God, I'm dying. Executive car parking concept, please. Tristan, the land shark extraordinaire. He is the daredevil of the group. I thought I was a daredevil. Tristan likes to like—
jumps out of planes.
Tristan jumps downstairs with casts on his feet. So Tristan tried to do some stuntman shit with some crutches one time. I almost got it filmed, but anyway, go up because Tristan and I looked at this property yesterday and what it is, is it's a—
how far up do you want me to go?
All the way to the top, please. You can click on the PDF so we can review it real fast.
This is a cool, cool building.
So this property right here is known as 15011. I took some pictures of it. 15011 Slowdown Sparky. Its list price, $7.9 million. Price per square foot is $364. You cannot build a house.
Really?
Scottsdale for $500 a square foot. Yeah. Like, let's just start right there. The price per square foot is insane. Okay. You have an RBA, rentable building area of 21,000 square feet. It's sitting on a half, 1.5-acre And it was built in 1998 and says that they had renovations done. Yes, the upstairs is done, but not the downstairs. Right. Which is perfect for what I'm about to say. We've got sprinklers, we've got 10-foot, 12-foot high ceilings. We got 18 offices. It's a 2-story and it's industrial 1 zoning. Ready? Go down. We're going to like the ideal location. Ready? This is literally right across the street, straight across the street from the airport. From the Scottsdale Jet Airport. Right. And then its proximity to all this stuff is right there. Next one up. This is first floor concept. Skip, skip past that for now because we ain't looking at that. This is finished. This is the fully built out. I want this cafe, break room, meeting rooms, big open office spaces for people to work at, private offices up here, co-lab space, executive suite down here overlooking the airport, literally right there. Jets coming in and out all day. Either want that office or that office. We can move the break room somewhere. Else. Like, it can be there. That, that need to switch so that you can see out to the airport right there. This is all airport view. Um, this lounge out here, perfect. It's right upside the stairs, a little reception area right there, blah, blah, blah. Go back up. This concept— nope, go floor 1. This concept, eliminate it. 100% vacant. The only thing that's going to be there are those stairs and a little reception desk, and that reception desk is going to be over here facing this way. Going that way, right? So the main entrance right here, sliding glass doors, garage door right here. All this can be removed. There's nothing structural about any walls right here. So this 100% open except that stairwell, right? So we can literally drive cars straight through here and park cars. I ain't nothing here. Remember, 100% blank canvas. We're going to park 33 cars right here.
That's a back set of staircase as well, right there. One there and one on the other side.
Yeah, those are the two staircases. There's a doorway right here. You can see this little black line. Yeah, that's a— that's another doorway to get in there. We can actually eliminate that whole section with this wall and the door and put in another garage door with a man door. So then there's a way in and a way out, and all the fancy cars are parked in here, backed in all the way around with 12-foot ceilings. We can do— we can do 66 total cars because we can get the car lift, lift them up in the air. So there's a total of 66 possible cars to be parked in here. Go ahead and, um, just skip down to the maps. We'll look at the maps real quick. Right here you can see where we're at. Literally it says subject properties over here. That's full of shit. Subject properties right there with that red box. I don't know why they put it over here. That was dumb. But that right here, that right there needs to be right there. The Volante restaurant right across the street. All these are hangars right here, 100% hangar. So they have the, they have the black shuttle van, you know, the big-ass Sprinters and Mercedes-Benz. They come out here and they pick people up off that tarmac and they bring them right through here and they take them to all these different spots right here to check in and check out and do whatever they got to do. And usually there's a line of Uber cars right here that shoot out of here. And take people wherever they got to go, usually over here to Club Scottsdale, which is right here. We're standing right here under the O of Costco, right? Or no, we're not. We're over under Sherwin-Williams.
So right here.
Yeah. So we're over here. If we put Club Scottsdale number 2 over there on the other side over there, watch what happens. Let's go look at Deal Hunter and see what this thing did.
Okay. Super excited about this.
I got 2 minutes before people start showing up.
How far down do I go?
Right here. I identified the property, rolled through that a little bit.
Market anchors.
Yep, yep, yep.
Base plan revenue model. Here we go. Exotic car storage services. So indoor climate controlled, $1,000 a month per car, 35 cars annually, $420,000. Secured exterior premium stalls, 20 cars, $600 a month, which an additional $144,000. So detailing, electrical chargers, poles, drops, photo studio usage. Yes, people have photo shots of their cars. 15% of storage revenue. So you're looking at, so the upsell, so it's $584,000.
Storage revenue right there. Storage revenue comes right out to an upsell price of $884,000 for just that. Right, right.
So per year it's $640,000.
Yeah, we can do something really cool down here and then the office in here and we can actually tell it to go and look up the competitors. Toy Box is around the corner.
Right.
There's a, a luxury— it's called Lux Lockers. Lux Lockers, right?
The balloons.
Yeah, it's huge out here in this area.
Storing your, storing your really expensive car. They want them stored in these places indoors.
You get a hailstorm, your entire business is done.
Yep.
So the executive office space, $806,000 a year. The black car service, Right.
And here's, this is a service we provide in-house. We only get 3 vehicles. We run black car service for people and literally we're able to just net right there.
So all 3 together, the exotic car, the office space, black car service, we're looking at $1.8 million a year in revenue. Does anybody get why I want this? Uh-huh.
I want 10 of them.
But yeah, we can actually do a whole lot more.
Laura and I always talked about, I want self-storage and I want the car wash.
Car wash. And you have it in one.
The car wash we're going to keep over here at Club Scottsdale. We're building it out in the back. Let me jump on this call real quick. Did that guy show up, Laura, or more? No, I don't know.
I can't see the—
uh, do we have anybody in the waiting room?
No, I'm managing it. There's nobody there. There's note takers.
I'm going to jump on this call. Catherine, can you go to my email and open the Meet? Maybe we can do a Google Meet.
I can't do a Google Meet and a Zoom at the same time.
All right. I'm going to do it from my phone then. Let me, let me jump on with this guy. So this is a guy running an ad to attract accredited investors. Oh, we're going to do a quick deal, a quick, a quick vetting process with him real quick.
Take notes on the vetting process.
Hello, good one. How are you? Pretty good, sir. Uh, just busy. I've got a lot of calls today, so I appreciate you jumping in and getting started right away. Uh, tell me about what's going on, how you guys are able to set us up with accredited investors.
I think agency will run Meta ads, set up, you know, Meta, Facebook, and Instagram, and get, you know, a couple of those accredited investor appointments booked to your calendar. We're a performance-based system, so there's basically like no fluff in our deal. We don't charge retainers, we don't charge instead of fees, we are only on a performance basis.
Got it. So what does that look like? Um, let's, let's just talk, uh, you know, uh, soup to nuts. What does it look like to get started with you guys?
We'll get you rocking and rolling, and then as soon as you get the 10th showed appointment, that's when you'll pay us your fees, which is $250 per appointment, and you have to cover that with a $100 minimum a day. Now roughly, to see those 10 accredited investor appointments booked on your calendar, you're looking to go $1,800 in ad spend. So that would be $4,300 for the entire package. Now, the crazy thing about us, like I said, you pay us at the end of the journey. And apart from that, if you're looking to get this rock and rolling today, we'll be able to give you 2 extra free appointments so you can get some room to play with and get some investment out of the appointments we send your way. So you could even reinvest that into us and get more capital. How much are you looking to raise?
About $100 million.
Okay, great. And, uh, what's the minimum investment for those $100 million?
$100K. That's our minimum subscription number.
Great. And what's, what's the rates for you? Like a real estate or venture capital? What do you guys do?
Yeah, we're, uh, we're doing, uh, venture capital, uh, uh, business, real estate, mostly, uh, opportunity zone development stuff.
Okay, great. Amazing deal. So that's basically what we do, right? Uh, I don't know if you're interested in doing it, if you have any questions. How I can help you out. What do you want to hear? If you have any particular questions I could answer for you at the moment.
So yeah, real quick. What is the, what is the over-under exactly? Like, what does a client like me spend on a monthly basis with you guys?
Depends on how much appointments you're trying to get on your calendar, right? So if you're like trying to put, you're looking to raise $100 million, which is a really big number, you're going to need to run through a couple of appointments to get that. So it's depending like, hey, how much are you looking— how many appointments are you looking to be set in a day? What I would say is always start off with the lowest commitment possible, and then as soon as you see that what the system does, then you can go ahead and push that up and get more traction into your system.
Right, understandable. So what does that— what does that number ballpark out to? Because I've, I've got some leverage, but yes, I would definitely want to see what you guys are able to, you know, produce off of a small scale and then go up from there. So What does somebody typically spend with you, uh, first month?
That's it.
Okay.
And it'll be like a $100 meta. So what we'll do is— do you guys have a Facebook?
Yeah, several.
So we'll ask for sub-account access out of your Facebook account. You'll add your credit card to that payment as a payment instruction. Meta will deduct $100 a day, roughly about 18 days. It could be a lot less, right? It could be a lot less than that. We already have clients doing like a 37, uh, lead conversion rate. So that would bring you down to a set of $1,800 to $370. So they'll deduct $100 a day, and then at the end Once you got your 10th appointment, then you'll pay up to $2,500. So the Pack It All itself, by highest, $4,200.
Right. And then you guys are producing the videos and content, or we got to, or you guys are using what we already have there?
We have everything in place. We'll create everything for you. If you have videos that you can share with us, amazing, because we'll use, we'll utilize those. But we create everything. All you have to do is just fill out the onboarding form, sign the agreement, and be ready to take calls in about a week's time.
All right. And then if I have closers in-house and I wanted to spend say, at like $500 a day in ad spend, what, uh, what type of ROAS am I looking at with that?
At least, at least by bare minimum, like 6, 7 appointments a day, maybe 8. That's a really big high spend. So just take Facebook as a wholesale market, retail market, right? If you come with $100, you're not going to get the same deal as coming with $500. They're going to cut you a better deal because they want to take all your money from you. You know what I mean?
Yeah, no, understood. Yeah, understood. So, okay. Yeah, that's, that's kind of where I'm at. Uh, send over the agreement, uh, as well as if you can, uh, a list of, uh, the last, uh, last 5 clients you've worked with, uh, and they're, you know, the way to get in touch with them. I, I always try to validate and verify people that, uh, have benefited from what you got going on. Um, I also would like to know what, what happens if you guys don't produce? You guys said you don't get paid. Um, right. So, but I ended up spending $1,800 on ad spend. Is that just a noob so well?
Yeah, basically. Although we'll guarantee you'll get a lot of success. But yeah, it's just kind of like both play out. You lose, maybe we'd lose, but we wouldn't want to work for you, you know, for free. So we're pretty sure what we do will get you a lot of success.
And you guys don't take any profit from it, right?
We pay Meta, so we won't even touch a dime from it.
Got it. And then you guys get paid how much per connection? How appointment?
That shows up. Yeah. Appointment that shows up. We'll book appointments on your calendar.
And then you said they're accredited investors. What are you using to validate their accreditation? Or are we just guessing at that point?
We're not a brokerage dealer, so we're not allowed to actually go out and third party to, you know, accredit them. But we've seen that by highest, the BS people are looking— you're looking to be around only about 5% of the people We said, okay.
All right. So, but we'd have to go through a vetting process with them, right?
What we do is they'll go through a funnel and the prequalification funnel, we're asking them like, hey, so they're self-qualified, they're pre-self-qualified. Like, hey, are you an accredited investor? How liquid are you? Because somebody can be worth millions of dollars, but if they're not liquid, it won't help you out. You want to make sure that they're meeting your requirements. You want to make sure that they are meeting that requirement. And if they're not meeting that requirement, they'll get removed right away as well. We also want to make sure the timeline makes sense. We're only looking for people who are looking to invest within the next 90 days. If they're not looking to invest within the next 90 days, they'll be kicked out of the fund.
Got it. I like it. All right. Send me over your contract info and, and some of your references. And then we'll, we'll take a look at it and see what we can do. I'd like to see about trying to get started with you by the end of the week. We've got, uh, uh, we've got our PPM almost finished up and we're going to be looking to, you know, raise, start raising right now, at least, uh, $10 million and then, um, have like Probably 3, 3 funding rounds.
Amazing. Yeah. What I'll do is I won't really send you the agreement to be signed because it'll just be cluttered up in our system. I'll send you like a PDF form so you can, you know, kind of go ahead and take a look at it and see if it's something you want to do and then give me a call back. So we also have like a policy here. It's called BAMFAM, book a meeting from a meeting. Do you think we could book a time for Friday to kind of like tie up any questions you might have and see if, you know, you want to get rocking and rolling?
Yeah, let's do that for, uh, call me about 10 o'clock. Right now we're in Pacific with the time change. We're in Arizona, so we don't change, we don't change daylight savings times, we change whole ass, uh, whole, whole ass, uh, time zones.
Yeah, 10 AM Pacific, that would be 1 PM my time.
Yeah, 1:30, that'll work.
I'll send you the— it's a meeting link. I'll still give you a call, but if you could jump on the meeting, would be great.
Awesome. All right, yep, and I'll look forward to that PDF. Thank you, Juan.
That right now. Send you some calendar invites, appointment reporting, some feedback from some clients, testimonials, that way you can take a look.
Yeah, I know, I, I'd like to see some examples of your video work as well.
So the videos, uh, the videos will have to be— okay, let me do that right now because I can't send that over. The videos will have to be— so if you want to do like video ads and video funnels, what we'll do is we'll script some videos for you and then you'll have to record them with your phone and send them back to us. And then we'll edit those videos. Okay.
Yeah, that's fine.
Yeah. If not, we'll be creating just, uh, image ads.
Okay.
Yeah, no, that's fine. I'd like to see what those look like as well.
Let me see if you can see my screen real quick. So this is a video ad. Okay. Yeah. Real estate without becoming a landlord or finding your own deals, then listen up. Our fund is projecting those kinds of returns because we're using power formula laws that fast-track our construction and force huge appreciation. If you wanna learn more, we do have a ton of interest on this, so you may not see this.
So that's what a video ad would look like. Now, this is what a funnel video would look like, right?
If you are in the country watching this, you probably know that California's housing crisis is in the news. When the math gets this bad, it creates one of the largest wealth creation opportunities we've ever seen in real— just a quick note, this isn't financial advice. There's no guarantees. I'm sharing our experience of what our fund is doing right. California needs for years hundreds of them, and we're vertically integrated, on time and on budget. Here's one example we're working on: the Jane property. Purchased it for $500K, construction is $450K, for a total of $950,000. It will rent for $10,000 plus a month, and we've closed $500 grand. That's just one property.
Another one that we're—
in fact, if you're an accredited investor and you want to review our documents and speak with our team, hit the button below. This is an active wealth creation strategy built on a proven model, not speculation. Right now, California needs these homes as fast as we can build them. So if you want to become a part of this, click below and we'll talk to you.
So that's essentially what the video ad, what video funnels would look like.
Yeah.
Like, well, we used to have an operator in place where we would fly out to you guys and kind of get, you know, with our drones and with our expensive camera equipment and record all those videos. That has been taken off the plate because Mike was just getting so many people on that wanted to get on board with that that he just said he wasn't able to keep up. But if you want to go ahead and do that, I can also help you out. Don't want to promise you anything, but I could talk to him to see if you want to have him fly out and record all those videos. I could talk to him, see if he's willing to do so. Don't want to recall—
I would, I would rather you go take a look at what we've already got produced on, on our YouTube channel and see what it is that we produce, and then you can say yay or nay to that, and then we can collaborate on, on scripting. I can get it shot out here and, and then send it back to you guys to do your magic with it. What, what, what kind of funds was that guy raising and how successful was he?
This guy is like one of the best people I've seen doing one-call closes, which I've never seen that.
How much money was raised?
Well, I actually see that happen with Tommy Dobczyk.
Hey, Laura, can you check and see if he's in the—
so like investors feel a lot more confident.
I can't hear you.
Oh, there you go.
$100K.
But when he gets on the call, he pushes for $250K.
Right.
Is that he puts like—
guys, we'll be with you in just one moment.
We're just wrapping up a call.
Do you mean to be spotlighted, Catherine?
Got it. Okay, yeah, no, let's send over what you got on the PDF and give me a couple more guys like him to contact, and we'll get, uh, we'll get looking at this thing seriously. I've got another call I got to jump onto, so I appreciate you. YouTube that I should be looking at, it's TIG 20B. Yep, and it's Titan Impact Group.
Then Titan Impact Group.
Yep, that's the name of the, the channel, TIG 20B. Awesome, I appreciate you.
Thank you so much.
All right, bye-bye.
Okay, so Amor's guest is here.
Yes sir, how are you?
Hey, how are you? Good to see you. I'm sorry, I don't know why my name didn't pop up. I don't usually use Zoom, I'm more of a Google Meet kind of guy.
No problem.
I appreciate you stopping in. So Amor suggested that you have some abilities to create websites?
Yes, sir. I do it for a living. Websites, funnels. I mean, smart websites with AI, you name it.
Wonderful. Do you have anything that you can showcase right now? Yes, of course.
So just so you know, they probably— they didn't get a chance to look at the website because we were hopping on this call. So that you gave me the Justin one. So just so you know.
Yeah.
Yeah. So we actually did Justin Tominowski's website. I believe he's the owner of Deal Sauce. And this is, you know, this is kind of like our template of, you know, what we use when it comes to these types of websites. These, I like to call them brand websites, right?
Well, then to sign the digital documents.
Yeah, you got everything here, everything at the bottom, all of his links. We got a button for people to invest with him, JV. If people want like TC services, I mean, you name it. This is pretty much like the full shebang when it comes to the type of websites that I do.
Right.
The only thing I believe he's missing is a web chat.
That's—
he's missing an AI web chat. But hey, it's optional.
Got it.
And Justin Pickle, I work with him a lot too. And as you can see, the layout is somewhat kind of the same. I did his as well.
Right, right, right.
And yeah, so as you can see, yeah.
What do you— what is Justin Pickle? Website run?
This was $2,500.
Got it.
Yeah. So these types of websites are $2,500 and I'm even willing to throw in an AI web chat. You know, if people want to ask questions and it answers like frequently asked questions, it can book appointments for you and everything.
Right, right, right.
I'm adding that to the package.
Pretty dynamic site there. Oh, look, that was our friend Ingrid down there.
Ingrid.
Yeah.
And here's Dom.
Right. That's cool.
We can link this to your GoHighLevel account. So when people do sign up, they get that automatic text confirmation, email confirmation, things like that automatically added like to your email list, you know, for the, like the drip campaign with the SMSs and emails, voicemail drops, whatever you want.
Right, right. Oh, that's cool. Um, yeah, it looks like you got some pretty good stuff going on there. Um, how backlogged are you?
Actually, not really. I have about 4 projects going on right now. Yeah, but, um, it's— I have a partner too, so it's, it's not like we're really back. I could probably get this website done in like a week.
Got it. Okay.
All right.
Yeah, we've got several websites that we're looking at getting redone. One of them is, uh, you can go to it, titanimpactgroup.com. Titan, titanimpactgroup.com. It's kind of been a catch-all for a lot of things that, that we work on, so I want to clean it up, but then I also build the web ring out from underneath it with all of the rest of the websites and, and, and stuff that we got going on. So, gotcha, gotcha.
So I'm assuming you're probably going to have a different funnel for the different types of things you have going on?
Yes, correct. Right, we got to funnel out— we've got our, we've got our mastermind courses, we've got our, uh, we've got our Invest With Us courses, uh, we've got our, uh, we've got other Well, and now we're raising capital for all those deals. So I really want to spotlight those. Right. We've got, we've got about a dozen websites that we need to kind of link together and grow.
Yeah. And then meetkathrynbell.com.
Right. We got, again, this is, again, this is part of the 12. That's interesting. So we've all, we've also got, like when you said an AI bot, we have one too. Go to kathrynbell.ai.
That's what, I'm sorry.
C-A-T-H-E-R-I-N-E-B-E-L-L. No, C-A-T-H. Yeah.
You got an extra A in there.
And then B-E-L-L dot AI.
KatherineBell.ai.
Oh, awesome.
There's me, my mom.
You can actually hit that call button right there. It might work.
Allow.
Oh, that's, that's pretty awesome. What are you built on?
So, yeah, this is all of my knowledge, wisdom, 20 years of investing and everything all rolled into one clone. She's had over 118,000 conversations with people since November 2024.
Nice. Wow, that is awesome. So are you using VAPI for her?
Say again?
Are you using VAPI for her, Catherine?
Delphi.
Delphi. You did say— okay, yeah, sorry, I didn't hear that.
Yeah, Delphi. So we've got that one for Catherine. We've got one one for myself at ozwizard.ai. And again, as we continue to launch funds, we're going to actually want to continue to launch Delphis and AI clones through that method. So what I— what we're doing, we're actually in a, in a mastermind called Land Shark Mastermind, and our team is in here always running deals and stuff. So we appreciate you popping in and showing us what you got going on. And what I'd like to do is see if we can set up another call to kind of go over what it is that we have going on, get an idea of what, what it is we do already have, and see if there's an ability that you can come in and kind of help us build out a more robust web, a web ring of all of our different websites and ePortals.
Awesome. Yeah. So what does your schedule look like?
What I can do is Katya is our chief of staff. She can help out by coordinating with you a good time to jump on a call, providing you with our calendar link, and then getting that scheduled.
Let's do it. I'm excited. I appreciate the opportunity, guys. Thanks for having me.
Absolutely. Thank you, Amore.
Of course.
Perfect.
Sounds like a plan. I'll get your information, contact information from Amore, and then she can then I'll send you a text. How does that sound?
That sounds great, thank you.
Where are you located?
I'm in Michigan.
Okay, uh, you didn't get hit with that tornado, huh?
No, we missed it. But man, we've been having a brutal snowstorm the last couple months, but it's starting to subside. All right, so it's melting. Actually, we had our first nice day yesterday. It was like 70-something degrees, like 72 degrees or something. Yeah, that's a nice day us.
So, well, it'll go back down by the— it'll go back down by next week, and I'm sure—
yeah, I'm sure it will too. Michigan's so bipolar with their weather.
It is, brother, it is. I'm very familiar with— I grew up in the Midwest, so, um, I can understand. So, but, uh, absolutely, let's, uh, let's round back on the calendar for maybe next week and see what we can do.
Sounds great. Thanks, guys. You guys have a good one.
All right, see you later.
Thank you.
Thank you.
Okay. So what's next?
I'm sorry, I got 3 things flying in here right now about the—
So, okay, going back to that deal.
Yeah, you can go back to the deal.
I'm super excited. Is anybody getting clear why I get— I'm so addicted to this? This is my addiction. My name's Katherine Bell. I'm addicted to deals. I'm a dealaholic.
Might as well be addicted to something good.
Go here to business card data entry. I wanted to show everybody that what I did the other the other day while they were— so I took pictures of my business cards. Oh yeah, right there, right? Snappy snappy. Told it, make a list. Here it is.
So nice, right?
And if you scroll, you can actually see, like, go back up a little bit, you can see like what they're— I think, I think it has more that way, maybe. I don't know. I don't know. What it does is it shows like—
it pulled all the data off. That's cool.
It pulled all the data off. What they are, email, website. But I thought I told it to tell me what they're good at or what they do.
So I can also see this. Yeah, it says I can— what I can do next.
Yeah, right here, like tags, right? So I can get it to do tags. So when you're going out getting old-fashioned business cards, you know, don't get frustrated. Grab them because you can create artwork with them and then, you know, turn them into actual something, you know, other than a way to keep a place in a book or whatever, if you're still reading books.
So back to the deal. Can we talk about that? Because I'm super excited about this. I want this. I got kicked out in like the 3 minutes that you were introducing this deal. So can you give me a quick, like, one sentence of what this deal is about? Yeah. So it's this building. Tristan found this. It's over by the Scottsdale airport. It's an executive airport. And so it's this building here. This is, this is upstairs. So it's all a bunch of offices and stuff, which I want to do the co-share renting. We want to have this be Club Scottsdale Part 2. And then downstairs, it's a blank space basically. And what we want to do— where is it? Right here. So imagine nothing there, it's all blank, but there's a car garage there. So garage door comes in, cars can be parked in here.
Garage door is right there and a garage door right there.
We figured out we can park 66 cars inside of here. And so we started doing the revenue model on it. And so let me just scroll down. So we've got multiple revenue models. So that comes down to here. So exotic car garage brings in $648,000 a year, executive office space $806,000, and then the black car service because we're right across from the airport. So basically it would generate $1.8 million a year. So then we did the PITI, utilities, repair, janitor staff, so CapEx.
So operating expenses, So we're still looking at, so a total of, um, total operating is $977,000.
So the NOI, so brings in 1.8, our, uh, so on a purchase of 7.9, our cap rate is 11.5. So we're looking at, um, 9.1% yield.
And that's on a 10 point. If you go back out, that's on a $10 million all in.
Right.
Yeah. On a $10 million all-in, would that— it's still at a 9.1 cost yield.
Well, and the car— this— the, the revenue for the car storage was only based on 35 cars, correct? 35 inside and 20 outside.
Double it. Yeah.
So it needs to be doubled if you're going to do 66.
Right, right.
And again, I won't, I won't tie that into the paperwork because I want that to be bonus money.
Right.
Yeah.
So when the bank's like, oh, you don't make enough, I go, oh shit, I did the paperwork wrong. It's actually 70 cars.
Right. And they go, oh, so the DSCR on this is break-even, says it's not financeable without interest only or more equity.
Right.
So more equity could be that we have investors come in and partner with us on it. Yeah.
That's what I was just saying with Laura was that now all I have to do is to say, oops, I made a mistake, I'm at 70 cars, not 35. Hey Tommy, yeah, price-wise it needs to have a 7 in front of it, which is a pretty broad, broad term that he gave me this morning.
I've been texting with him.
Yeah, well, as I mean, it could be 7.2, 7.3, 7.000001, and I'd be happy with that. Well, but again, I, I, I'm okay even at the 7.9. I think I will offer 7.5 to see if he would bounce on that, and if he did, great, you know, um, because again, I think the biggest factor to all of this is the fact that you go, go, let's go dictate real quick. Can you give me a price per square foot to build a building like this in Scottsdale without the, without the land involved? Tell me what the per square foot price is and break that down. Use the same debt knowledge base as Free estimates.
Okay. And we're going to have to wrap this up because my call with my investor is right now.
Right now. And so getting through this, Katherine, you were going to also ask this investor to do an interview with you.
Yes.
Right.
That's why.
So this is why it's important.
And I still have to go to the bathroom.
This is, this is the biggest part to this. Go ahead. I'll close out the meeting. Everyone say bye to Katherine.
Bye Katherine.
Bye.
See you later on today. You're going to end this with a prayer.
So it's, it's calculating. It's thinking. But basically the— I know, I know this for sure. I cannot buy industrial property for that square footage price.
Yeah.
Industrial property's $35, $40 a square foot minimum, right? Minimum. And that's just though for ground up in that area, it looks at $325 a square foot. That's no dirt included. A 2-story, 2 to 4-story office is running at least you know, $247,000 to $498,000. So even, you know, even in the low value, low engineered level, we're at $6 million high end, whereas on a high spec, we're at $7 million just to build it, right? So just to build it, it's right there. So looking at it right now, we've got over 1 point— we got 1.49 acres of land. Like, that's the value, and that is through the roof. So, uh, there's a whole lot that this deal's got on it leg-wise. So Tristan, I'd like to see if we can get an appointment, uh, and see if we can get in there and, uh, yeah, uh, you wanna give me a call right afterwards and, and I'll let you know when, when those are available. I've already found out. Awesome. Well, I'll say this. Heavenly Father, thank you for the blessing of this day and blessing of all the people that are in this world to do your will. We ask that you continue to bless and guide us all so that we may honor your son's name, Jesus Christ. Amen. Everybody, we'll see everybody tomorrow. I just dropped my contact information in the chat if you want to reach out. I'd love to connect with you both.
They're rock stars.
Perfect. I wrote it down. Thank you so much. I'll send you a text right after this call.
I'll send you a message as well.
I just
