In this episode of The Deal Room Live, host Tommy Dobczyk welcomes guest Jen (a land‑deal owner) and moderator Katherine to walk through a real‑time analysis of a 105‑acre Texas parcel using Titan Impact Group’s AI tool “Deal Hunter.” Tommy demonstrates how the platform ingests PDFs, runs comps, maps the site, and generates a due‑diligence report that identifies the property’s highest‑and‑best‑use options—industrial logistics yard, truck‑stop/travel‑center, RV‑park, and subdivision (the latter dismissed). The conversation then shifts to deal structuring: seller motivation, LOI terms, financing scenarios (seller‑carry, balloon, 5‑year vs 12‑month), and profit splits (50/50 between Jen and her partner Debbie). Tommy uses the analysis to illustrate how to protect a deal, negotiate a fair price, and avoid “deal‑stealing.” The second half of the episode is a pitch for Titan 23, a new Reg D‑compliant real‑estate fund launched by Titan Impact Group. Tommy explains the fund’s architecture (series capital account → Titan Fund → lower‑tier LLCs), fee model (no fees on idle capital, fees only on deployed capital), investor options (fixed‑income senior/junior lien at 8% guaranteed, equity waterfall with double‑digit returns), and the “Land Shark Mastermind” AI‑driven sourcing pipeline that feeds deals into the fund. He also highlights the KNIT framework (knowledge, network, information, teams) and the 7‑stream passive‑income philosophy. The episode ends with logistical details for scheduling a demo of the custom AI model and a reminder for participants to join the Land Shark community.

Okay, and if you can't, no worries. Okay, Jen, how are you?
So good, thanks for having me.
Yeah, excited to have you here. So here's what's super cool about Jen. This is actually like, this is insane. So remember on that one podcast I said that, you know, we went and registered or whatever, and I was walking and, you know, I was just like, first of all, I didn't want to be there, but then I was like, okay, I'm here. And then I was literally walking and praying, saying, listen, like, if if I can help one person while I'm here, you know, then it's worth it. And 20 steps later, there's Jen going, hey, I've been wanting to talk to you. So you're the famous Jen?
Oh, you're that Jen.
Excellent.
Oh, we're still— I'm excited to meet you.
They all know about me for real? Is this a joke?
No, it's not a joke. Didn't I not tell you that story?
You did tell us that story.
She told us, and she was so excited too. She's like, you're never going to guess who I met.
She shared the story.
Yeah, it was a big deal. So here's— so that's the first part, is like how quickly God answers prayers. The second part, which was really interesting, and I talked to you all about this too, and I'm gonna keep beating this drum, it's the whole two-piece— two pieces to this. One, how do we protect our deals inside of making sure that people don't go around us and steal our deals from us? right? And then the second piece is how do we negotiate better on our behalf so that we do a better job, you know, getting paid, you know, for all the work that we've done. So those were two really powerful conversations that Jen and I had. And so yeah, so that was super cool. And so this is a piece of what we did. So We showed Jen Deal Hunter by Land Shark so that she could put the deal in there and, um, from there, um, uh, keep it in her little ecosystem, get all the information on, you know, the deal and all the different options that she can do with the deal, and then be able to move forward with her deal and negotiate and protect and all of that. So So Jen is here today for us to help her walk through and analyze this deal and do all the things so that she's not giving us any of the information. She's going to keep it all in her own Deal Hunter, and it's all in her ecosystem. And then we're just going to, you know, get her on the court and do some training to strengthen her muscle around analyzing these deals. So super excited that you're here, Jen. So, so thank you for being the example that actually gave us things to talk about on our podcast.
Oh, is this on the podcast?
You talked about that? Okay. So you had created, we created the Deal Hunter on your phone and then you had talked about some stuff and then we're going to have you upload more documents to get clear and then go from there.
Okay.
Yeah. Does that make sense? Yes. So, Tom, this is actually Tommy's genius, his area. So if you want, Jen, if you want to share your screen with us, and then we're going to walk you through your deal through Deal Hunter. Does that work? Okay.
I don't know how to do that.
So that's okay.
So let me do the, let me do the shared screen real quick. We'll pull it up and give her an idea what's going on and how to do it so that way she's It'll walk through it. Good morning, everyone. So pop up my screen real quick and it basically is going to be in my GPT. I'll go over Deal Hunter. I'll open it up to have a conversation with it. Or in your case, Jen, if you've already had a conversation with it, it'll be down here in your chats. Okay. And so in your chats, you'll be able to select the conversation that you had with it when you were out there with Catherine.
Okay.
You can go over it and review it. This is one that I actually made an offer on yesterday. Um, we can look this up real quick on, uh, on here and give you a really fast example. I had a wholesaler send me this property off of, uh, off of an expired listing that appears was a listing that was up there for a minute. Bring it over and drop it in here real quick. But it's off of a place called Patton Road. You can see historically from 2018 till now, it's, it's had a home value range of 119% in the last 10 years. So that's, that's a pretty big deal when you're talking about the price tag of something like doubling, right? 10 years ago, this was, this is doubled. And, and honestly, the, the value of it is just in the dirt. There's no value in the property. It's no, no value in the house itself. When we, when we, uh, when we look at the property from, uh, um, overview standpoint right here. Here's a major highway right here, and the house is only about a mile from it. Okay, and I'm going to back up so you can see what's going on. See, the— this is, this is called the path of progress. That's how you identify it. See how Highway 60 is right here, and all this property is built out? There ain't no orange in it, right? You get slid out past the orange, you start getting into the orange, there's these little— there's these little things right here called pop-out subdivisions. The stuff that's in, in, in the orange color, that's county, right? That's not being built out very much yet, but they're moving this way. And so if I continue to move out like this, this spot out here, Desert Oasis at Surprise, almost, almost 85 to 90% built out. So we get over here, you can see this is Chaparral Rancheros. This property, this, this entire little development right here, I'll I'll get in tight to it so that you can see. These are all 1-acre properties with mobile homes on them. That's all they are. They're just cheap land back in the day. I literally know for a fact you could buy the 1-acre property for $8,000 and then get a $40,000 trailer put on it. And that's what made it worth 50 grand. Okay. And so these, these, all these out here are just mobile homes. But now, right now, being that it's a mile away from the highway, path of progress is obvious. Very obvious, right? You see it growing that way. And so being, being in this area, in that, in this, in this bubble, basically it's, it's like literally less than 10 miles outside of that metropolis, right? So that's why this property will get, get attention. Now look at here, same house down the road sold for $310,000. Same house sold for $241,000. Same house sold for $225,000. These are actually in mobile home parks. They're not even on 1-acre land. Lot 159. Like, these are in mobile home parks, right? And they sold for those prices. So here I am with a $190,000, and then we'll jump back to the, to the deal real quick. If I can figure out how to get rid of the damn— there we go. We got it for $150,000, right? ARV is $310,000. That's what they're going off of. Needs a little work, blah, blah, blah. I said, run this deal. This is what it comes up with. This is the information it provides. This is why I made an offer yesterday at $150,000 was because I know for a fact I went out there and drove it. I can get a brand new house built for about $300,000 and sell it for about $750,000. So, and what I'm going to do with you, Jen, when you bring your property in is I'm going to go like this right here. All right. So I was out at the property yesterday and I drove around and noticed there's a lot of brand new houses stick built. In the area, about 3,000 square feet. Can you run some comps on what the 3,000 square foot houses, brand new builds, are going for out in that area? I believe that we can build a 3,000 square foot or 4,000 square foot house for about $140 a square foot. And if we buy the land at $150, run the numbers on this so I know what I'm looking at for an investment opportunity for a new build sell. And then I'm going to include, make sure the comps are on the 1-acre lots and not on lots and subdivisions. If you need to go inside the subdivisions, make sure you give me a per square foot price of what they're selling for, for the, for the CMA. So I, I'm gonna give it a lot of information so that it provides me with a lot of details, right? When we start this thing, we just tell it, run this deal. And what it does, run this deal triggers its knowledge and action response to be just the general information that I ask on every single deal, every single time. So it's got built-in prompts that know what information to dig out, pull up, and bring to my attention. And that's what really saves the time. Like, I, I get 3 weeks of deal due diligence done in about 3 minutes. So with that due diligence report right here, this little thing right here, it said that it talked, it thought about it for 22 seconds. I was able to decipher that this is a good opportunity. It's at least 50% ROI. And that's what we, that's one of the things we're after in, in all investments is what is the return on investment? So do you feel confident now that you'd be able to open up your shared screen, pull up the deal in Deal Hunter, and then run us through it from your angle?
Yeah, I just don't know how to share my screen.
Let me, let me pull that over here real quick. Maybe you can see it. Are you able to see my share screen panel right there? Is that on the screen or no?
No, it'll be Jen down in the bottom. There's, you'll have a toolbar at the bottom of your Zoom.
It says share.
And it should say share. If you don't see share, then it'll be under the button that says more with 3 little dots.
Okay.
I see share.
So click on share and then it'll pop up a window that gives you options of which one you can choose. And so then you can choose wherever your GPT is.
So yeah, I went out and drove that property yesterday and drove around and looked at it. And again, like I said, a lot of crappy mobile homes in the area, pretty gentrified. I mean, they were built in the 1980s. Right. So here we go. Jen's popping up. There she is. Did you run that deal already? Is it down below?
Yeah, I just, I ran it through a couple, but the most recent one should be yours, I think.
Okay. There you go.
Yeah. Land Shark. Okay. Well, wait, no. Yeah. Okay, cool. Now what? What do you have to do?
Let's roll all the way up to the top. Let's see what you talk to it about and see what kind of information it has. So you provided it with a PDF. And so this is what is called the Corgan Investor Deck. And so it went off of that and said, that it did a quick run on this deal. So it's a seller's target is $90K net. Past offers are $90K rejected due to timing.
Okay.
Seller motivation, immediate close, but open to terms. Multiple parcels, a house, a barn, land development, likely investment play. Roll back through down there. Tatum. Uh, it's okay. Deal hypothesis, landhold, subdivide, commercial pad, RV store. Okay. Go ahead and go through the rest of it. A quick valuation framework. Um, how many acres is it?
105.
105. So quick valuation framework, 30 to 50 acres along a common, along corridor are usually between 10 and 20 acres. So at that point, $90K suggests the seller knows frontage value. So go ahead and scroll down the rest of the way. Option A, $800,000 to $850,000, quick close, seller financing. Would he do that?
He's old and I don't think he'd do it more than a year.
Right. Okay. Go ahead and go down. That's even, that's good enough. Like a year is usually all I need.
Oh, okay.
Um, it says here you want to do like between a 3-year and 5-year balloon. That's okay. Go down more. So this is like a hybrid where we do a $250 seller carry. We do it for a year and that's basically what I would offer right there is like $250 down, $650 seller carry. Do it at 5%, uh, 5% over 12 months, and then we do a balloon $650,000 at the end. Uh, go ahead and go down and negotiate the end out. Who's Debbie? Just out of curiosity.
So Debbie brought this deal to me and she's like, if you can help me sell it, we'll split, we'll just split it 50/50. The—
okay. So let's start there. Let's start right there. If the offer's $900,000, what do you guys want to get off it?
Probably $50,000 each.
Okay. So back up a second. So remember what I talked to you about when we, when, when we first met at the conference and I was like, we gotta, I'm going to ask 3 questions.
Yes.
I'm asking you now.
50 each.
All right. So, and, and I just wanted to bring your brain back to when we talked that time so you could hear the questions now and now they're real and they're at you. Um, so at 50 each, we have to get a million right now. If I get in this deal, what do I get out of it?
Depends on what we're doing.
Right, right. So if I went to a million on this deal, you just, are we just selling it to you or? Well, yeah, maybe, maybe not. Probably not. Cuz I mean, In this situation, we're looking at this deal for you to make money, and we're just giving you an idea or picture where this might fit. If we have investors that watch this video and say, yeah, they want to get in on it, then we just let it loose, right? But I'm putting you under the gun saying, what are you going to pay me if I find you a buyer?
Oh, I don't know how to work that.
Exactly. And so when you don't know how to work it, this is where you end up in a situation where you possibly lose your deal.
Okay.
Right. So I want you to structure— you asked us an important question when we met. How do I keep my deal safe? You always have an answer. Okay. So if I got to go find the answer, which is how much am I going to make off of this? If I find a buyer, I can knock you two out of the way, go straight to the seller. Right. Right. But if you tell me I'm going to give you $50K too. Oh, okay, cool. Right. Like I, I'm, if I'm good with making $50K, now I'm happy. I'm not going to go ask nobody. I don't have to steal your deal because you gave me an answer. Right. Right. So always have an answer. So you're making $50K. The guy next to you should make $50K too. Okay.
Oh, absolutely.
Yeah.
So now we're at $1.5 million.
Okay.
Million, million point zero five. So, and based on, go ahead and scroll the rest of the way through. It says here that, you know, like an LOI recommended is $865K. And now what you can do is if you can get them to agree to the $865K, now you can lower your $1,000,000.05 price by $150,000, right? To try and, and, and get it under the— if you add $150,000 to this, it's under $1 million now, right? No, it's just barely over. Yeah, right. So again, you're going to have to, uh, because that's only down by $30,000, $45,000. So you're, you're bare— you're barely over $1 million with the guy. You just tell him, I'll give you $1 million, and then you guys get $45,000 me, you, and Debbie. Right. So go ahead and scroll the rest of this one. Due diligence needed immediately. Of course, you know, to get everything figured out, we can write an LOI, but it doesn't mean— doesn't mean jack until we get this information. Keep going.
I have some of that, by the way.
Yeah. Investor buy angle. Okay. Now this is who we're looking to. Land developers, RV park storage operators, truck stop developers. Key selling points to highlight is that it's got US 59 frontage, it's future I-69 growth, a large parcel. Where's this at? Texas?
Uh-huh.
Corgan. Okay. So, um, go ahead and keep going down. Immediate action plan, sign the LOI, include POF request documents, and then, uh, verify utilities, subdivision potential, and, and pull land comps. Build an investor package for that. Keep going down. Full financial model is what it produced. It says once you have all the stuff above, it'll get you a model, subdivision profit scenario, investor flip value, or negotiate script— negotiate a script for Tatum. That's— I'm assuming that's the agent. So yeah, says this is an opportunity zone. Yes, falls into Texas opportunity zone. Great. So 105 acres, and these are all the things that we could possibly do. Uh, why this matters is very important. And from here, I would probably take this report off and go into doing opportunity zone Information. Go ahead and keep scrolling. Keep going. Deal to pitch investors is that you're getting this, this deal at like basically an $8,500 per acre. I got a guy actually out there. His name is, uh, I want to call him Booger, but his name ain't Booger. He looks like a booger though. Uh, damn it. He's going to be mad at me when I, when he sees this and I called him Booger. Scroll down a little bit. Strategy on this deal. This is what you're going for. Okay. Keep going down. Going down, keep going down. Let's take a look at it on the map. Do you have a, a map of it?
Yes. Or do you want to see pictures or the map? On the map map?
On the map map, because what I can do on a map map is I'm going to show you a trick.
Sorry, there's a thing in my way.
Okay, you go and look on it on a map. We can do a screenshot of the map, and then what we can do is we can do a, we can do a partial feasibility study using the map. So yeah, open that in a a Google Map or whatever. So click on Maps right there. Yeah, there we go. And then just, uh, see that little slider arrow on the left right there? Bump that back over to the right here in between map and— yep, click that and collapse it. And then, yeah, zoom back out quite a bit. Wow, that's rule-ass Texas, isn't it?
Yeah.
Okay, right about there. I like that. Oh no, go back in here. See that bottom arrow bar down at the bottom, way down underneath that pretty picture of the place? It says 20 miles. Now it's going say 10 in a minute. Make it say 5 and then take a screenshot of that. I'm going to teach everyone how to do a little bit of a— put that red dot right in the middle.
Just a sec, sorry, zoom's in my way. Okay, sorry, what do you want me to do? Explain that.
Put that red dot right in the middle. Like, actually hit that, uh, get away from that arrow. There you go. And just move the map, don't click the red thing again. Move the map to the center. Yep, right there. Put the red dot right in the middle and then Zoom in a little bit more so that you can get that feeder bar down in the bottom to be at 5 miles instead, right there. Again, center it back up again, center it back up again. Okay. Right there. Screenshot that. And once you get the screenshot of that, go back to your GPT of that conversation.
How do you screenshot this on a desktop?
It's the function Print Screen. Are you on an Apple or are you on a Mac? How do you Mac people screenshot?
I think click Command Shift 4 or 5. Yeah. Or 5. Yeah, Command Shift 4 or 5 will work. And you either save it as a screenshot, which means that you can paste it into Deal Hunter, or you can save it as a download document and upload it that way.
It's good to have it in a folder. Like when I build out a property, I have, I have like a listing thing in there. I have a map showing the pin drop of it at this rate. And all this is documentation that I keep in a due diligence folder until I'm done with the deal.
Okay.
Because if I ever need to go somewhere and be like, yeah, oh yeah. Yeah, it's over there by Davy Crockett National Forest, or it's down the road from the, uh, lake out there by Westwood. Like, I can see that and know when I'm talking to people, they're like, oh, is it in Texas? Yeah, it's right up there by Leggett. I, you know, my brain works that way. And so that's why I keep a map in the, in the folder, is because whenever I pull it up, people tell me where they're at, I can see the map real quick and be like, yep, you're just down the road from there, over there. If you're in Sulphur, we're just right across the way. And so that's why I always have that map.
I just added it to it, my phone instead, because I can't figure the other way out.
No, that's fine. I mean, we all got to figure out our way around the mine.
Yeah.
Thank you for your patience.
You can drop that in there. All right.
So refresh that.
Yeah, there you go. Now go ahead and hit the dictate button and I'm going to talk for it. See if we can hear it. Let it hear me. Is it able to hear me? It looks like it. Let's go ahead and do a feasibility study of this map. The red dot is the property address. Go ahead and drop that in the— go ahead and drop that feasibility study in the chat. I don't think it hears me.
Drop the feasibility study in.
There you go.
I'm going to run and get a charger. Just a second.
Yeah. Yeah. So when, when she comes back, we'll run through that. But that was my information for that one we looked at out there in Whitman just came up. And so we looked at it, new construction in the area is getting between $700,000 and and, and $900,000. So $778,000. So it's 3,000 square foot house on 1 acre. So they're going for $240 to $300 a square foot. So if we go out there and build one for $120,000 and we sell it for $240,000, we're just doubling our square footage price. So nearby lots in the area, all up, up there. There was one, uh, February 27th. Wow, this is promising right here. There was a, a house not too far away. It's got a very strong luxury feel to it. 9-car garage, 3,100 square foot on an acre, sold for $516 a square foot. Holy crap, that's— that area is booming, man. All right, let's go look at Corgan, Texas again. Go ahead and scroll through that and see what it gave us.
Okey-dokey. I lost it again.
We see your screen on this side, so wherever that one went— there you go. You see your mouse moving around. There we go. Are you there? Okay, so Oh, it got stuck. Uh-oh. What the hell? Did I—
I'll just refresh it. Oh, it's not—
go down to your ask anything and type in finish. Sometimes it gets the prompt and then it thinks it did the work and then it actually didn't do anything, or it needs more information to perform as accordingly. So, but, uh, while it's doing that, I wanted to ask Katya real quick. Did, uh, Katya, uh, I thought during one of our meetings last week you were gonna get access to that, uh, to my schedule, my calendar. So that you can put people on it and stuff like that. Did you, uh, Katherine, can you make sure she gets that calendar link? Cool. Because yeah, that way she can get like Dallin to schedule with us. Because I know that we got to talk with Dallin about that, that deal right there.
Yes, I have Katherine's calendar. I got sent the link, but I think, I don't think I've gotten yours yet, but we can get that figured out today.
All right, cool. Yeah, this is the one where we're working on that 5.5-acre multifamily. We got to raise $4 million. I thought I read the the, the LOI differently, but Katya confirmed it for me yesterday. We, the deal we got with the land was that they want $4 million upfront and no payments for 2 years. So it was kind of like a flip on, on the offer. They took offer B or option B. So this is your, I think your computer got to get another different prompt or something. That's not being, it's not being nice to us, Jen.
Oh, of course not.
This is why we need to build more data centers. This thing would fly through faster if we could have a data center nearby. So, oh, uh, nope, it didn't catch it. So hit the, uh, just hit the box right there. And then if you want to, uh, it says allow. Yeah, you might want to. Oopsie. Apparently they're building a data center under the East Wing, Tommy, at the White House. All right, let's try this again. Ask it to use the map in the chat. And create a feasibility study for highest and best use, and then send it and see what it does. Um, yeah.
Stuck again.
It hit the brakes. Yeah. It's not participating. Did you save the map? Because maybe it's not grabbing the map. Oops. Wait a minute. What was that? It's definitely acting weird. There we go. All right. Scroll down a little bit. So here we go. True highest and best use. And then it disappeared. Where'd it go?
So glitchy.
All right.
Right there.
So we're— it's just verifying this is what we want information on, right? And so it's saying this is textbook rule freight corridor note, not suburban expansion land. So forget residential on this deal. Scroll down a little bit. Polk County is a timber forestry hub, oil field service corridor, hurricane evacuation route, freight pass-through zone, workforce housing constrained, and not a commuter suburb. Traffic passing through, people living there. Well, it's, it's traffic passing through over people living there, right? The game changer is that the future I-69 corridor, US-59, is being upgraded to interstate standards, so that, that corridor it's actually on is going to become an interstate, right? So scroll through that real quick, and we can see that an industrial logistics yard would be the most Likely immediate win, right? Some of the things we can do: pipe storage, timber laydown, fleet parking, yada yada. That's all good. Keep scrolling. See, now I'm getting interested, Jen. Like, this is, this is, this is— I like industrial stuff. I don't like to build houses. Keep going down. Okay. So 30 acres, $1.3 million build revenue. Okay. Industrial lease yard makes money, $5.3 million. Yeah. So now do you see how the numbers are making sense? You're asking for $1 million of raw dirt and we got to figure out how to make that raw dirt make money. And now what it's telling us is that we can make $5 million a year if we just turn 30 acres of the 100 into a parking lot.
Me and Catherine were talking about that, right?
So that's in the opportunity zone impact. Absolutely works great. Keep going down a little bit. Truck stop, travel center, highest and best use. Why this corridor will need one is because of it being between Houston, Lufkin, and Nagoches. Nago. Nagogidich. I don't even know. Somebody else try that one. Katya, you're laughing, so you get to try.
Nagogdoshes.
Nagogoches. I like that. Sounds Mexican to me. Go ahead and keep rolling down. It says here that truck stops require high capital, fuel supply contracts, major operators, blah, blah, blah. Good thing is I know, I know about half a dozen truck stop operators and I got one that actually wants to build. So that's a, that's a. Clear sign that there's an opportunity there. If you go through that one, the value add on that is, you know, it goes up to about $100K an acre. If you can get the zoning for it, it's worth at least $100K an acre. So RV park, strong demand, financial model, 150 pads, values $8 million. Keep going. Number 4, residential subdivision. No, no, no, no, no. Do not do one. So phased out industrial yard. JV with a truck stop, and the other two are optional. So Opportunity Zone strategy: develop, hold, and sell to the institutionals. So that's basically— and this is a good time to probably jump off on that. Would you mind stop sharing on this now for me, Jen? I appreciate you bringing that deal up. It's 100% amazing. And so I appreciate it because it's a great segue over to where we're at.
And I just really quick, Jen, was that helpful?
Yeah. Yeah.
Do you know what your next steps are?
Well, and again, like we've seen the value to it. And so what I'm wanting to show, show everyone. And so if I can have the floor for just a minute, what we're doing is Titan Impact Group, which is what sponsors this, this wonderful podcast. Thank you to Catherine for that, is that we have we've had the ability here in the Land Shark Mastermind to really find some amazing deals and come up with some amazing, amazing things. And so from that, Katherine started Titan 23. How long ago, Katherine?
In 2020.
In 2020. And she's ran several deals and made money for investors and, you know, historically does a really good job of making people money. And so this kind of deal is one of those Titan 23 deals. And we're actually, we're coming out with a new raise for Titan 23 in that we're going to probably be funding somewhere around $100 million worth of real estate deals. And this is one of those deals that we could probably get into funding with because of what it's going to become in the Opportunity Zone space. Titan Impact Group and Titan 23 is going to be creating— it's a general real estate fund that invests into lower-tier entities. So I want to go through that because we created this last, over the last couple of days we've been working on it, but we're launching this fund next week at FactRight. And basically the, the idea is that Titan 23 doesn't cause what's called a blind pool trap, meaning investors just put money blindly into what we're doing. We're going to build out everything like we did with you right there, Jen. We're going to build that out and investors can then shop to be in and inside that deal because it's such a great deal. Good find, by the way, $900K. With the potential of making at minimum $30 million, what I've seen based on the due diligence. Right. So now what I want to do is I want to make sure I got a path before we move forward with an LOI. I want to make sure we got a path to money. Right. And so on the path to money, you know, this is what we did. Titan 23 is going to be that path. The administrative nightmare is resolved because the way we run the fund and then there's zero fees regarding idle capital, meaning if we just have money sitting in the bank account, we don't charge fees. To just have money ready to deploy. We only charge fees when the deal deploys. And that's why we do these podcasts, is so that we can get deals to come in like what you brought. We're going to be able to put some serious investor dollars behind it once we build out the package for them to buy into. We're going to do that with 23 different bankable documents, and we can put together a great opportunity for it once Once we understand everything about it. And so no longer takes 3 to 6 months to figure out these deals. We can figure these deals out relatively fast. So, moving forward into how we do it is right here in the raw market. There's several deals out there. AI Deal Hunter helps us bring these down into a brain trust, which is what we're working right now in the Land Shark Mastermind. And then we end up with the, you know, the 1%, the quintessential great deal. Kathia found a great deal. Jen found a great deal. Tristan found a great deal, but he, he, uh, he, he punted the monkey on it because he didn't get out there in time. Somebody else got it before he did. So, uh, this is why it's important to jump on good deals. Tristan had a freaking airport deal with $300, $300 a square foot. Like that was, that was like 30% below market, I think. So, uh, it was an amazing deal, but Tristan, keep coming back to the show, man. We'll get. We'll get one sooner or later, brother. So the Land Shark Mastermind is a brain trust with REI 2.0 integration. And the Titan axiom is that you got Catherine's expert experience with these things. She's done over, uh, 1,400 deals. She's had over 250,000 lives impacted. She's raised over, over a quarter of a billion dollars. So these are the things that are important to investors, and these are the things that we can do in those now with this Portfolio Builder is that we can do multifamily, RV resorts, self-storage, value-add, income-producing assets. This one over here is going to be basically like data centers, right? And so we focus on a subclass A-3 offering, meaning that all of our offerings are over 6 figures. So we won't take anything less than 6 figures. Like, we're not going to fund something that's only $50,000. So all of our, all of our offerings will have over 6 figures, some of them 7. And we're going to be trying to offer double-digit returns minimum. So right now we're set up at an 8% return guaranteed if you take a debt. So if people come in and buy debt with us, then we'll, we'll give them a guaranteed 8%. And that's the way— that's where we're able to fix it. But so what we have here is a layer one. This is the series capital account, then the Titan Fund, which is regulated by the 506(c)(reg D) rules. We have the lower tier entity, which would be, in this case, it would be Jen's Development in Texas LLC, right? That's what we'd call that one. And so the money would come down from, from above to into the deal, which then Jen's Texas Deal LLC owns the physical asset. And we work with Jen's physical asset at that point to get it where it needs to be, whether that's on paper in what we call full entitlement and pad ready. It's full entitlement, pad ready. We can sell it for— you're buying it at $8,000 an acre, and I'm trying to get it where you could resell it for about $40,000. So I'm going to pay you guys your $50,000, but I'm keeping the rest.
Jen's eyes got big.
We can't hear you. Say— take it off mute. Take it off of mute. Say it again.
So you would—
you—
would it be a partnership that way, or would it just No, because you said you wanted 50, so I'm just giving you 50.
Yeah, no, like, again, like, we can't go back on a deal once we run it. Come on, that's not fair. I'm gonna make sure you get 50, your friend gets 50, I'm gonna get the rest.
How do I fix this?
You better, you better rewrite another LOI, I can tell you that. So here's the thing though, um, we're going to be partners on it. We're— I'm just messing with you because you got to understand, you got to have answers for people because if you don't have answers for people You're going to get, they're going to, you know, because you were satisfied at $50,000 until you found out it's worth $5 million, right?
Yeah.
Okay. So this is why it's important to be a part of Land Shark Mastermind is because when, when we put these deals together like this, if you're going to get in these deals, you got to stay, you got to stay on top of them. Otherwise, you know, people can take the, take the advantage and, and take the level set. So in this type of situation here, we have two ways people can invest. We have the fixed income model, which is the, the debt investments. They're going to be in senior and junior lien positions. And then over here in the equity model, we have positions where they're going to be, waterfall structures and they're going to have a variable rate of return, which is always going to be double numbers. In the debt investment model where it's fixed income, 8% is better than any bank is paying right now. So that's why I can guarantee an 8% is because I can keep it fixed. There's a good chance we're going to make a lot more, but Again, you took the, you took the guarantee over the risk. When you take the guarantee over the risk, you always get the guarantee and then the risk goes back to the other person. This is why when you said I'll take $50K, I'm like, great, because if it's worth some money, I'm going to take it to the bank, right? So this is how our fund works. Go ahead.
Unless we were partnering on it.
Exactly. So this is what we do in the land trust. We joint venture with people like I let you, I have to let you I have to let you fumble in order for you to understand how we're on the same team. When you fumble, I pick the ball up and run with it the same direction, right? And that's the key to the Land Shark Mastermind, is that nobody fumbles the ball the wrong direction. We're always fumbling it in front of us to somebody else who's going to pick it up and take it the next, you know, 10, 15 yards. You know, we're kind of like rugby teams. Tristan knows about rugby. You played rugby, Tristan? You look like you played rugby. You're on silent, buddy. So Anyway, did you play rugby? I did a little bit. Yeah, it was too cold though. Yeah, it's rough to— it's a rough sport. So anyway, the Titan 23 is the, the, the ability that we're able to use to raise, raise these funds for people. Uh, the way we do it is, you know, they get a real-time dashboard. There's allocated, uh, an option for them to auto-allocate, meaning that their money doesn't sit dormant. It'll go into the next deal as as soon as it's available. And they're paid out on K-1 disbursements. Laura and Catherine have that system down pat where they're sending K-1s on a consistent basis quarterly. So, uh, how it works is that the money goes in, it's allocated into, uh, one of the, the, uh, assets, and then the asset then, uh, is converted into a unit out of that physical asset. That physical asset then gets rent, interest, sale, whatever, and the proceeds come back into distributions for the, uh, for the investors through, uh, the earnings. And then they either take a withdrawal or they just reinvest right back into us with something else. And so this is how it develops into 7 streams of passive income. WealthWise Women and the 7 streams philosophy is that when you, you know, when you do one thing, you, you, your active income should come into a passive stream, you know, and then you just continue to build on that. So all the way up through the systems. And that's why Catherine and WealthWise Women have this what's called the KNIT framework: knowledge, network, information, and teams. That is what the foundation of all this is built on, is because no one can do this alone. There's no, there's no, uh, solitude in building 7 streams of income. It's not commonly done. I mean, there are people that have done it, but it is certainly not done on a solo operation on a regular basis. So, um, we made sure to plug that in there for people so they got a better understanding of how it works. The Titan Investor, okay, uh, we, we use, uh, these are the things we use to plug into them. We use elite sourcing through our AI. We have hard asset security through the, uh, vetted subclass A3 properties that we go into. It's a totally frictionless vehicle. The Avestor team that we work with makes it super easy to get your money in, get your money out. There's no bullshit. You get the paperwork on time, super easy, super fast, super reliable. And then what we're also doing is plugging into that the education, the deal room access, all the things that we're enjoying right now. So, Jen, let me ask you this. If this deal goes through, are you a Land Shark member? Are you going to give us $20,000 for doing this? And being a part of our group, or are you just here to, to get the free info and move on?
You guys.
Absolutely. So that's how that deal works is, we get an agreement with you that if you do this deal and it makes you money, then you get, you, you, you buy your membership in that. And at that point, right? We do that with a 50/50 agreement. Anything we do is 50/50. So if this thing's worth $5 million, you'll get $2.5 million. So will we. So, and that's what we aim for. I love that your eyeballs got really big, but I'm also telling you it could take 5 years to get there. Right? So I want to make sure all the reality is out in front of us. So what we end up doing in this situation is we're going to be looking at this property with you so that we can maybe add it to this portfolio. Uh, Katia is in the middle of one right now. She's doing really well with it. Amor's trying to get in one. Like, we've been dancing all over stuff, me and Amor. Like, strong dance partner. And then Blake just finished his survey, so he's looking at stuff. I'm thinking he's in the realm. And Tristan's an old pro at this. Tristan's been doing properties forever, so he's a great resource to reach out to. Make sure you guys connect offline for sure. And it's 10:01. I appreciate everyone coming in today. So that's the end of my presentation over here. For Titan 23. We're going to be launching this thing out very soon. Also, Catherine, do you have the phone number to the new AI model? I want everyone to call it up, play with it, test it, put themselves on my calendar.
Yes. So if everybody could do me a favor and call 480— write this down— 480-393-5548 and go all the way through to actually scheduling the appointment. But challenge it, like ask some tough questions because I, yeah, just try to stump it. Try to break it.
This is a custom-built AI model that has been built by our team. Dima is his name, and he has done an amazing job putting this thing together to be, to be what we need to help us raise capital and do all the things.
Okay, beautiful. Thank you everyone. I've got another call I got to get on and it's going to shut this one down.
Everyone have a good—
Okay, thanks everyone.
