If you think we're buying something like this, you got another thing coming. My name's Tommy D. I'm going to run this deal for you real quick. Let's take a look at it. This is a multifamily deal for $3.1 million. Just running basic numbers, it's going to be about $18,000 a month payment. And so flipping over, looking at the rent roll, my guy's got a property making about 182,000 net operating income. Divide that net operating income over the year and then come out to about $15,216. If my income is only 15,000amonth and my mortgage is $18,000 a month, I' $3,000 a month for people to live in my apartments. I'm not even taking into account that the property still needs more work and rehab in order for it to be rented. One of the key components to doing your due diligence is to go through all of the documentation and review everything top to bottom. And as you can see here, plain is putting the rental income statement says that it is potential income, not actual income. This was a good way to show people how not everything is a good deal.
