Tommy Dobczyk built a GPT tool that flags investor objections to developer fees and promote splits before they happen. A second tool uses API automation to generate floor plans from square footage, visualize property setbacks, and power an investor portal where backers download K-1 forms and track returns in real time.

The only reason why it's not, it's not going to be beneficial to our group of investors is they're sophisticated investors that will look at your development fee. They're going to look at any money you make, and they're going to say, wait a minute, why are you, why are you taking so much on the, on the, on the, on the promote when you guys are also making money here and here? And so that's why I built the, that's why I built the GPT, was so that it can say, well, here's where the investor is going to have a hangup. And if it points that out, and it's only done that because I've done it myself where I'm building an RV park, I'm the developer, I'm the builder, and I'm raising equity. And I, and I set it up at 70/30. It's still flagging me saying, but they're going to call you out on this and this and this. And I'm like, sure. Well, I know, but I'm saying as far as like from the 49/50 side, that would be where they, that's where they're going to have the hangup.
The way it is, as we actually going to prove The API is the actual parcel routing model on the code, actually build out the model in a 3D space. So any setbacks, everything is there so we can actually see what it lays out. And then it actually customizes the floor plan based on square footage of each office, each room, whatever we wanna do. It'll actually build the building for us based on our inputs. So now as developers, we can look at this and we can adjust it. We can make whatever we wanna do. And then we see what it does to the actual— I have this also real-time based on the stock footage. So you have a wider— wow, pretty cool. As we're modifying our real scenario, pulling back from my spreadsheet, right? Updating all the data. So, and then the way I'm building this, it's actually going to be a portal for our investors. I've already built this too for our investors. They'll be able to pull down their K-1s. They'll be able to watch the investment, the returns, what it's looking like, what it's projecting, real-time costs.
