Guaranteed 8% Monthly Real Estate Income #shorts

Are you in the deal room? This— what Titan 23 does is it invests into general real estate funds that create income for investors. That income comes in two ways. One, they can invest into a debt fund. The debt fund has a guaranteed return of 8%, meaning that every month they're going to get 8% of their investment no matter what, guaranteed under contract. Why? I'll explain in a minute. Every month. Try again. Every month. Every month. 8% a month. Well, 8% annual. Annual. Okay. Across 12 months, right? Yeah. Yeah. So annual, that comes out to like 7.7% monthly. And just so people understand what that looks like, you can go get a 2-month CD over at Bank of America right now for 4%. So we're just doubling that, but we're guaranteeing it just like they do. Right. So we're going to double what Bank of America will give you. And we're going to do the same thing in guaranteeing it. And the reason why is because I'll explain in a minute on the debt side, when we go over to the debt side, we're going to get investor money that we don't pay monthly, we pay quarterly. And when we pay quarterly, it's based on the percentage of the value that we're at at that time, not the amount of money they put in. Okay. And so if we're getting a return, which will probably be after 2 years, we would start then paying an annual depending on how much we're making and valued at at that point between 12% and 22%. So that's where the debt side comes in, is that it covers us until we start cash flow. That's why we're able to guarantee 8% is because in 2 years we're gonna be making 25 or 50, and I'll show you how. Right here in the 2023 playbook, we're gonna have these, these 5 investments.
