Pollution-producing operations like cement mixing get prohibited once residents move in, so the land's highest value shifts to apartments. Lease it for cash flow now, sell when the multifamily market stabilizes.

Were you in the deal room today? That's no longer able to be industrial because housing is right down the street. So anything you plan to build there industrial will be put down. Yeah, they will refuse to build it even though it's owned. It doesn't matter if it is housing moved in down the street. You can't open a cement mixing plant there because of the pollution that's going to get down there. Right. And they'll shut you down. So it's no longer valuable as industrial, only valuable as multifamily. So we had a plan. Rent it out, cash flow it, and then bring it to, bring it to market once saturation has been adjusted. Because we already have so many multi-family there. So this is a good deal.
