We've built out based on 20 years, 30 years of experience of investing and doing all the things. It took me 20 years to figure out as an investor, I like two things. I like to be the bank and I like to rent dirt. So to collapse timelines and not have them like do a bazillion transactions like I have to figure two things out, we created an investor survey and it's based on everybody's individual personality and their personality, the things that are important to them, all of that. And literally takes about 20 minutes to complete the survey. And at the end of the survey, we literally give you like, this is the type of investor you are. These are the type of deals that'll make your heart sing. And then it builds out a 90-day blueprint and then a 12-month blueprint. And so all of them have their investor survey. So they're finding deals that fit their investor survey profile. And then we help structure the team, the money, all the things to put it all together. So that's why no two deals look the same because they all are different types of investors.
We work, we have a parameter of $1 million or, or an acre and then propensity of 40% ROI or better. So that's our buy box. We're not agnostic to any vertical asset because we're just buying it, fixing it, flipping it, and it doesn't matter what it is. So utilizing AI to do that has been very helpful. Because, and then with the people that we have in here, they're able to go after cash flowing properties, which is good for a certain class of investors. Some go after long-term deals, 3 to 5 years, where we're going to be holding it and doing more of a waterfall. So depends on what they're structuring.
