We just drove past Katya's property. I call it Katya's property now because she was able to get a signed LOI from the sellers on the original terms we presented originally. Like, she, she stuck it out. She was a trooper. She didn't give up. She didn't give in. She had the right attitude through the whole thing. And right now we have a win-win, possible win situation. And, and it came from— oh, we lost you, Tommy. The importance of giving the time to the right, to the right people result in all that impact that we try to accomplish in all the things that, that, that Titan Impact Group gets involved in, including this podcast. So it goes, you know, it goes to, you know, Amor, copy of Blake, Laura, uh, Roman's in here, which is again like, you know, a rarity. But again, it goes to the fact that Roman is going to this event with us because Roman was, was part of the co-author of COSA 2.0, of OZ Wizard 2.0, you know, and with his, with his experience and, and, and his advisorship in Opportunity Zones, not only that, he really sounds amazing talking to all that stuff we wrote.
