And so the resources I have are the tools that I have to help clients, to help people around me to close deals.
Yeah, my name is Corey Slavinski. I'm an electrician by trade. Done work in the valley for over 20 years. Been running commercial electrical projects as a foreman for the past 15 years. Just recently got into real estate. Opened up our business at the beginning of the year, Black Canyon Property Solutions. And we're doing wholesale and trying to build up some capital to do fix and flips and then bring some land deals to the table here. That's about it.
All right, so like I said last week, definitely an honor to join you guys. The value that I bring is I'm the owner of American Tree and Landscape. Been doing this for about 10 years, then doing firewood for a little bit longer than that. You know, just anything outside. I, I like to make it beautiful. So I like to, I love greenery. That's my passion. That's what drives me every single day. That's what I do for a living, you know, as far as, you know, day to day cash flow and then over the years build, you know, pretty good systems and, and a team of, you know, trucks and working right now on developing my, my personal property in Levine. We got a property out in Casa Grande. It's going to be self storage. And then Tommy's helping me out grow. You just get, get a better mind and understanding how real estate really, really works where the big money's made. So definitely glad to join you.
Good morning everybody. Some Sergio Gonzalez, native of Arizona, 36 years old, super hungry, owner of Electrifying Auto Transport, looking to do some deals. I'm happy to join Tommy D's group and motivation, that's all I can say.
Yeah, we, we haven't been moving many deals. We have one that's the 14.14acre in Sonoita. Josh and I and Tommy working together to, to put the li. And right now the seller, the seller is open for terms. The seller finance, which is very good. But the seller doesn't want us to have 180 days of feasibility. Feasibility, period. Because. Because we need to talk to the city to get permission for what, what we want to do. Basically, Tommy wants to build an RV park. It's a 14 acre. So I think Tommy, you said you want to use like what, 10 acres for, for the RV park. And then Tommy also wants to build. We want to build like a laundromat alongside that. And so we are negotiating with that. They said they're cool with 90 days with an extension of 30 days. But then we'll need to negotiate that down payment of earnest money. Deposit of $50,000 will need to be refundable after we receive the permission from the city. So that's, that's where we are at right now at the negotiation table. Is there anything, Tom, you want to add? Yep.
Yeah. So that's the place in Wickenburg. It's a mixed use property. It's kind of a strange place. It's residential. It's got in the front of the building, it has just a little over a thousand square foot of retail commercial space. And then the back half of the building, the main building, has 2650 square foot of residential area. And then it's separated with a courtyard, but with a pool. And then it has a 1500 square foot one bedroom guest house. We were able to negotiate down pretty good on the price. So me and Tommy are going to go out, look at it Wednesday, maybe take this thing down ourselves, go out there Wednesday, take a look at it and. Yeah, you can pull it up on Zillow or my Facebook profile. I have a post on there as well. 659 West Wickenburg Way. 659 w. Wickenburg way. 659 w. Wickenburg way. Oh, you know what, it probably check.
On.
Maybe don't put in Zillow. It's not gonna be on Zillow. Just type in the address and it'll come up on I think realtor.com or something like.
It.
Yeah, there it is. Just regular chat. GPT. Yeah. So yeah, they added an extra sliver of land in there. Apparently the owner actually bought that land separately. So it's actually a separate parcel. But it all comes together.
Yeah.
Correct. And then both sides on the left and right. So there's a restaurant on both sides of the property there. And then you got that sliver of property there that goes out past the casita.
It's like a nice area.
Yeah. And then there's a hotel.
All right. Yeah.
Yeah, you can do a lot with it. You can convert it all into residential or assisted living.
Makes a lot of money.
You could do assisted living there a lot of things. Yep.
Hey.
Hey, Tommy.
When we retire we can move in there.
Yeah.
Then right across the street too is a, is a motel or a hotel too. So it's a great, great business location. It's right on Main street, going through town. So.
How much, how much they're asking for this one?
So I got it under contract. It's. I have it under contract. For 550,000.
Nice. Nice smoking bill.
I have it marked, marked up a twenty five thousand dollar assignment fee.
Yeah, I can do it through. I can do it through. Lnh. Lnh. Turnover rate pretty quick. Yeah. So, yeah, the Aspire team, as far as I know, they are pretty overwhelmed. So I am doing it with the previous team. They were overwhelmed, they got pulled out. Now they are very efficient because they are not a part of the Aspire anymore. So I get things done a lot faster with them, so I'm staying with them. I don't want to put my ideas through Aspire at this point because they are very slow. There's just too many people there. So that's, that's where I'm at right now, 100%. Yeah, we could. Yeah, it'd be nice for us just to bypass the, the Aspire team and get straight directly to aapl, which we could do. Yeah, aapl. So Eddie manages aapl and I think, I don't know if he owns it or. But you know, at least he's the CEO, I think. But yeah, if we can meet the. At least up to half of the 1800 lenders in AAPL by going to their meetings and you know, using their photos. But just build up the relationship. Right. Like to funnel their money from AAPL to Exodus Capital and have long term relationship and Exodus Capital will be the shell for deploying the money into Arizona. So yeah, that's what I'm looking at. But Aspire is good for people. Like I just get started to know what private money brokering is, how it is, but then. Okay. Thank you, tommy. Yeah. Oh, cool. Hey, roman. Now I can see how you doing? Screen.
