LAND SHARK DEAL ROOM

Group meeting (Land Shark Deal Room) led by Tommy Dobczyk reviewing ~11 Phoenix-area land deals. Participants present parcel details (acres, asking price, terms), decide LOIs/offers (some to be written immediately), assign follow-ups (title pulls, buyer introductions), and discuss using their AI underwriter “Deal Hunter” and joint-venture/construction strategies (RV storage, custom homes, industrial yards).

And a lot of projects all over the country, from ground up to TI's to residential. I started my design build company and we've been building out some ADUs here in Southern California, all over Southern California. And we just want to continue doing that. I also have my. My real estate license, so just trying to help people buy and sell land and develop and. Yeah, just happy to be here.
Appreciate you, Ulysses. I've got a guest as well who's down there. His name is iPhone. IPhone is a. A guy that I've been working with now for about two and a half years here in the Phoenix market and commercial land. He's got some property in Casa Grande that we're working with him on. I wanted to introduce him to the group as. As somebody who's going to be working with us on investments as he gets this project underway. IPhone. Please introduce yourself. Yeah.
Hello, everyone.
My name is Mo McAlfie. I've been in Arizona since 2008. I went to ASU, graduated business sustainability degree in 2013. I've been in the landscape firewood space as well as tree service, property maintenance for many different places like blackrock, coffee churches. And now I'm in the. Working with Tommy with a great project he strongly believes and I believe in. It's a RV storage facility in Casa Grande right next to Lucid Motors. And I'll be glad to help.
Awesome. Appreciate you. Appreciate everyone coming in this morning. So I'll turn it back up to Ning Young. If you could bring up your.
I couldn't share. I can't share my screen.
Oh, no. Okay. I do have it. Let me see if I can pull it up real quick. Or how about this? If you're in the. You. If you're in the Facebook chat, it's located in there. Instead of trying to.
I shared it here too. Everyone can. Can open it.
So if you got it there, then just go ahead and click on it. But let's go ahead and run these down. Ning Young real quick. We'll. We'll popcorn it back and forth so that we have an example for everyone to see how we kind of roll through these. So you start off at number one.
Yeah, I. So yeah, there are 11 deals here. And the first one. The first one is in Good year. It's a. 11.3 acres. That's it. It's. It's. I think it's commercial. You can build a cup clubhouse and they. They can accept the terms. I've. I've been communicating with. With the listing agent. They. They gave us the prize of 10, $10 per square foot. And Tommy, do you have anything you want to share on this deal?
Yeah, we've done a site analysis with that on. On the deal. Hunter, there's a good potential for. About that area is really rich right now with industrial warehouse space. And it could use a retail space for the workers for like common area things after, you know, after work, such as car wash, retail, coffee shop, et cetera. So we want to go ahead and move forward with an LOI on the property, see if we can get 180 days of due diligence on the, on the opportunity to do a, to do a site plan of phase one, all the way to phase one permits. And so we'll get. With Josh. We'll need to get. We'll need to get LNH or Exodus Capital to provide us with the, with the proof of fund. Right, with the proof of funds for that and, and, and roll out from there on that. What's the next one?
The next one is a 20 acres in Buckeye. It's a residential land. There are 20 lots on it. So Tommy's plan is to build it up and the owner is open to terms. The terms listed here, 20% down, 10% interest, three to five years, balloon. It's a pretty good deal. It breaks down, I think it's total of four minutes, two. I don't remember how much, but it's basically 20, $50,000 an acre is a deal.
It's. It's on that deal again. We ran it through deal. $150,000 an acre. It does need, well, electric, but it's got roadway. It's connected right behind Tartes. So this would be a great spot to do like a 17 to 20, 17 to 20 unit custom homes, you know, 3,000 square feet over there and make it more of a custom home. Gated community on the backside of Tartesso. The ARV on that thing looks like it could be about a 70% return if we just bought the land and planned it as a, as a planned community development. We'd have to get, we'd have to get approvals and all that. So we'd have to write that up specifically through Josh to get the owners on board. But since they're willing to go terms on, on 10% down and a 10% interest for three to five years, that's easy money. We can get through LNH or Exodus to get us. To get us to the point of, of doing all the horizontal work necessary. We could probably have that sold and out. Probably 12 to 18 months. So let's get that one written up. Number three.
Number three is Dunlap, the property on Dunlap and Goodyear.
Let me, let me put a pause right there. So that one right there, we're going to go ahead. Before we go into long detail on that, we're going to go ahead and have Josh make an offer on that today. It'll be a formal offer. No loi. Which one? The Dunlap property?
Yeah, the Zone Lab, Goodyear.
Dunlap, Goodyear. We'll get you all the details. It's listed through MHG Capital or MHD Commercial.
Yeah.
And we're going to put, we're going to list, we're going to put it under the name of Sergio Gonzalez. This is a client that I just got done off the phone with. We signed him this morning. He has us out looking for property. He has a, he has a transport, auto transport business and in Phoenix. And he needs to expand his, his location. He spent leasing property. He needs to expand to owning property. 4, 4 plus to 10 minus acres. So between the 4 and 10 acre range and he has about 5, $5 million for a completed turnkey project. So less or Crexy or anything. Right now we're identifying specific properties based on location using the Deal Hunter AI. So we got this one.
This one is listed. This one is listed.
Yeah, they're both listed.
This one.
Yeah, this one's listed on LoopNet and the other one is also listed on LoopNet. And I think if you go through your list, it's going to be the Cotton and Olive. We're going to write an offer on that one, but it's not going to be for the asking price. We're going to, we're going to use the comps to justify that Olive and Cotton one because the comps show that the land at Olive and cotton is like $6 a square foot instead of 12.
Copy.
Yeah, just send me the county and the tax parcel number. Yep. So those two offers are going to be for Sergio Gonzalez. They're going to be in the name of his company, which is Electric Electrifying Auto Transport. And so in our, in our group chat or in the text I sent you earlier, it says Eat eat. I use, I use abbreviations for these companies sometimes because we got really fancy names now since we're not paying by the letter for advertising anymore, we, we can be very creative with the name of our companies. Right. So sorry about that name. Go ahead. I had to drag you off track there, but go ahead and Shoot down the rest of that list.
Yeah. The next one is also residential lot. It's 1.23 acres per lot for $140,000 per. Per lot, not 140,000 per acre. It's per lot. And they have several four or five lots. I think four lots. And then the seller does not want to do terms, but the seller does terms on other properties that they own. On other properties. The seller did 50% down, 9% interest two to three year term. But. So I think we could still go in with terminal. And then from what I. What I know is this. To build a single family home. Tommy.
Yeah, it was. The goal was to. Because we have our ads. We have our ads for the construction company. I have a custom home company that I run ads with. And so it's a good spot to. To have that. Maybe like a pocket listing. We know where it's at. And then we don't actually make a formal offer on any one of them. They do need a well over there. So I don't know. I would. I would concede to the group to see how everybody else feels. There's not, There's. It doesn't meet the criteria of the 20% return unless we do something vertical. And so the only thing I think we could do is, is make a suggestion to the homeowner or landowners right now that we're a construction company. We're willing to joint venture with them and they can. And then collateralize the land to get the horizontal started and the vertical. Make it vertical ready. So we could actually offer our services that way and see if they would be down with that. But that's about the only thing I think that one would be good for.
Yeah. And the next one is Olive and Cotton. So Tommy has already sent an li To. To the listing agent, Kent. And we. We've been back and forth like twice. He sent. He sent the ROI to. To this to the seller. And I haven't heard back to them. We can follow up and.
Well, on that one, I, I did. I did some follow up. I may not have done a complete reply to all on that. Kent basically came back and said he wanted us to verify who we were building for or what we were planning to develop there. And I told him that we were developers. And so a lot of his stuff was not making much sense. Are you there?
Yes, we can hear you now.
Okay. It wasn't making much sense the way he was talking. He was just saying that the owner of the land was a hedge fund out of New York and so he wanted to know who we were building for. And I said, sir, we're hedge fund buying the property. So I'm not going to tell you my competition who my customer is and unless you sign an NDA, which they refuse to do. So he wanted our, our corporate backer to, to be identified without signing an NDA. So I worked it out with Sergio that he's going to make an offer, he's willing to be corporate, be our corporate backer and appear as our buyer so that, so that he can, so that he can, you know, move his, his company there. He's going to hire us as the developers. And so we're going to make an offer on behalf of electrifying auto transport now and allow him to try and get in there and buy the property and get the offer made. I'm basically testing Kent's listing because he was, he was literally asking questions that have nothing to do with making a legitimate offer. We, we offered asking price and we asked for them to allow us to, to go like a year through entitlements because the property is C3 and residential 43. So it's like, it's literally like got this dividing line in it which makes it perfect for Sergio because he needs a residential section to live on and Commercial 3 to park his vehicles on. So that's what makes those two properties perfect. If the group goes and looks olive and Cotton has a house with commercial and Dunlap has a house with commercial. So both of them are listed.
Right.
And you can kind of review those as, as to how the deals we do, how they work. So what's the next.
I think most of them, most of them are on loop net. You can find.
Yeah, I don't, I don't typically get off market deals. I leave that to guys like Corey. Corey's got resources. There's another fellow by the name of Manny that does a lot of that stuff. He's getting into it out here. He's not here today, but he does that stuff. Roman does it. Roman's our number one wholesaler with Golden Glove Wholesaling. So some of these offers go out as Golden Glove Wholesaling because at the closing table what we'll do is we'll wholesale it to an end buyer or wholesale it to my development company, we'll, my construction company so that we can, we can scrape a little bit of money off of the proceeds and bring that into the group so, and do some rewards. So what's the next one, brother?
The next one is Sienna Hills in Buckeye and this one, they've already received multiple offers, so we didn't even get a price back from them. It's 26 acres. So. Yeah, Tommy, you have mentioned that this one is like big pockets. They're gonna, they're gonna buy this one up.
Yeah, it's gotta have, it's gotta have a. It's gotta have some deep pockets on it. It's already got a lot of horizontal work done. It's great. Basically shovel ready. So it's just a good example of what we want to provide. So if you go look at this project and you'll see what it is, this is where we want to end up with the dirt lots that we're showing is we want to end up with what Sienna is. Sienna's got a name, Sienna's got a listing. And so when we do a property like say the 20 acres behind Tartesso, and what we're gonna do is we're gonna turn it into 20 acre, that 20 acres into 18 custom home sites. Ning Young is gonna be able to put this land package together for us and get it back out on LoopNet. Josh too. Josh being our partner. If we get through it now, as soon as you and I agree to something, Josh, you'll be over Ning Young, I promise. But the, the. The goal is that we, we take these raw dirt projects to a shovel ready position. And so Sienna Hill is just a good example of what we want to be when we grow up. So again, our goal is to do 10 deals a week. Once we reach that, as a, as a momentum getter, I want to move to 100 deals a month. That means everybody collectively as a group getting 100 deals written a month. And then what we want to actually end up with and result with is 1000 deals a year. At a thousand deals a year, that should work out to about 200 deals a year. 200 deals a year amongst a group of 20 guys or 20 professionals is a lot of fricking money, folks. So this is how it works. This is our vision. This is what we as a founding group have come up with called Landshark. And so we appreciate you guys being here. Let's roll through the rest of this list. Going to turn it back out to everybody else because we got about 13 minutes left. Ready? Go.
Yeah. Then the next one is, is through my friend Roland. And that's actually not his, his property. It's his friend's property. So I, I got the. His friend's phone number is Tony. I called him directly. Finally Got on the conversation with him. So basically it's a nine acre in. In Glendale, very close to Westgate and the stadium. They're asking for $2.1 million. There's already 14. 14 lots, I think. 14 lots already. You have paper, but those things will need to be redone. And I just got back from Tony last week. I was asking him about what's the price? You know, Roland gave us a price of 2.1, but I want to hear from Tony, the actual owner, what is the price? He didn't get back to me about the price, but he, he said that they are solving the. A lean problem right now. So. And I asked for what if he. Also go in and solve their lean problem. But he hasn't got back to me. So that's where we're at right now.
Okay, so yeah, on that one there, what we'll want to do is since Tony hasn't been able to give us an answer on the price and he's concerned about liens, let's get our title agent to get busy pulling a, pulling a soft pull on what liens could possibly be there and what the totals of those are. If we can discover what's being been recorded against the property, we can leverage that in our deal against this property and say, hey, we'll take on the encumbrances if you bring the price down to XYZ and carry the note. So. Because that's going to be hard cost. So let's do it from that angle. We still are working on the buyer. Roman, do you have an update on Rego?
Well, he was just waiting some information, I guess, you know, from the city in regards to the, you know, the zoning and everything. So we're gonna reach out to him today after the meeting and then see what we take it off from there.
All right, 104. So put that in the notes. Let's round back on that later on. Hit me with the next one.
Next one is Chris Picciano. He owns a trash business in the, in North Phoenix. Tommy. Tommy. Tommy and Tammy have, have done the SWOT analysis for him and this one kind of stands still. He, he could use like a two acre industrial property to park his, to park his trucks and everything, but he doesn't have collaterals for the property, for his business right now and he, he needs like a $5 million buy off buyout for his business partner so that he can own the business since he runs like 90 of the business but only taking 25 of the revenue. So yeah, Tommy and I We were trying to help him, but he kind of got stuck.
Yep, that one went sideways. I don't think we're going to continue with that one, but as a MO might have better connection to that one, we could probably do a soft introduction between Mo and, and Chris on that one. What, what else you got?
And then the next one. Well, the Chris and Sergio. These ones I, I just copied from your whiteboard. So Sergio, you said that there's a BIS plan. I don't know what BIS plan is.
Prop plan for Sergio. Yeah, those are the two that we put together already. So we already got the property plan. So those are those two contracts there. Let me, let me bring a couple of new ones to the table. Do we have anything else on that list? Was that it?
One more. Go ahead. The last one, last one is the deal I found just close to my house here in Chandler Down Country Club in Washington is there. There's a five to six lot, 5.3 acres. The seller is asking for $2.2 million and the, the seller is working with the city to get the entitlement currently not approved yet, but it's in the process. And he's, he's looking for 2.2 for five to six lots to exclusively build like a kind of luxury, semi luxury six home community there which, which the, the city is, is open to for him to do it. But the city, City Chandler doesn't open to anything else. No multifamily, no, nothing else. So and Tommy and I, we sit down, it just quite, it doesn't quite pencil out with $2.2 million on building a luxury home there.
No. And that one, we ran it through Deal Hunter and I keep referring to Deal Hunter by, by land shark. Deal Hunter is our AI model that we use to do all kinds of underwriting and, and property. Property analysis with. And so it's becoming a masterful tool for getting things accomplished quickly. We still verify all the information, but it's literally pulling from resources like LoopNet, Crexi, Realtor, Zillow and all of the county, the county resources because we were telling it to go and get the PDFs and the schedules out of the county websites to help us get information as well. So it's pulling market data from the local newspapers, et cetera. It's really a kick ass tool. If you're not using it, start. If you need help, set up a meeting for, you know, I don't charge for the damn meeting. Just let's get on the phone for an hour and run deals. But does anybody have anything in the next, say, three minutes that they want to kick into this? Otherwise, I got other deals I want to throw on the table and get added to our list. They're in our deal chat room on Facebook Marketplace. You can go there, check them out if you want, but I can run through them real quick if you. If nobody's got anything. But I'm opening the floor right now for. For like a three minute spill. I think I've seen Ulysses say something about helping with the city. Ulysses, can you add to add anything right there?
Yeah, I see some people were saying that they were talking to the city or looking up zoning and things like that. If there's anyone that needs any help with that, feel free to let me know. I could help out with calling on the city zoning, looking up zoning information, putting together preliminary designs, site plans, and things like that.
Ulysses, I'd like to get with you after this call. Let's make time to get together so that I can introduce you to. Do you use chat GPT at all?
Yes.
Okay. I want to introduce you to Deal Hunter by Landshark, and you can help us grow that database there. So I want to say goodbye to CJ Davidson real quick as he heads out the door. We'll be. You'll be going to the Facebook group. You'll see some of the. Some of the materials and marketing that we're doing with that project out there in Silver Mountain Ranches north of Phoenix. So, yes, Ulysses, we'll get together with you. We'll get with you on how to use the AI model for all that you just said, because that's basically what it does, is if you teach it how to go do that, it'll do it automatically. And then with your knowledge and expertise, you'll be able to do verification instead of actual research. So anybody else I want to introduce Mo. Bring Mo up. He said something about his RV spot down there. He wants to start it, I guess sometime in August. But. Mo, would you be willing to bring that thing to the table, throw it on the table so that we can get a buyer for it real quick? What do you say? Sure.
Sure.
So in 2018, I saw this opportunity to buy 1.85 acres for. Paid 151 for it. Back in 88, someone paid 165. It was supposed to be developed for a hotel. And I was in the firewood landscape industry. I was like, you know what, It'll be cool to get a yard. I want to keep playing paying rent. And fast forward to today. I got the site plan taken care of in 2020 when covet hit. I put all my funds towards my personal property here, you know, for my family in Levine. And it's been sitting on the shelf for about four or five years. I messaged Tommy a few years ago when we got the ball rolling to pretty much get it to where it's shovel ready or even, you know, phase two, which is where Tommy's gonna help, hopefully help out. So we're definitely looking for advice. And it's, it's on the market. Oh, it came off the market about a week ago. So it's off market deal right now. And we had it at 449. A lot of people interested, but no offers, no official offers, except for a low ball 300,000, which is, I think a little bit low for the, the situation that we're in.
So ARV on this with, with the RV lot in there, you're suspecting is what, north of 1.5? Yeah.
When we did, remember how we gave me the hour meeting, which I really appreciate.
Yeah, yeah.
The AI tool is like, you're amazing with that, Tommy. So when we did the analysis, it came in between 1.2 on the low end to 1.5, which is very conservative. And so that's where we're at with that one.
Okay, cool, cool, cool. Yeah, so that's, that's basically a 3x if we, you know, or a little bit closer to 4x if we get it to the 1.5, 1.6. So that's, you know, that's definitely where we got to be on certain deals. Between 20 and 40% ROI is, is really key on, on all land deals. Otherwise it's just not worth it and it's not ready. So appreciate you coming to the meeting day. Mo. Anybody else got anything throw in, add in? I got two deals I want to throw out there real quick. I want to give everybody else a though because my deals are going to be there regardless. So bring it up. Going once, going twice. So yeah, there we go. We got a deal down in Sonoida with Red Tail Real Estate. We're wrote, writing a contract LOI on a piece of property. It is a 10, 15 acre, I'm sorry, 14 acre homestead with a 12, 1296 square foot house, three bedroom, two bath. Key indicator, key market indicators is that it's basically we're asking for the owner to allow us to subdivide it because they're, they're doing a seller financing preferred deal with us. So basically they want to do the deal as seller financing. They want to do a 15 year term with us at, at point five percent less than prime. So about six, six and a half percent amortized over 30 years with the balloon in 15. So monthly, our monthly expense, monthly expenses on this property show about a 1.4% debt to service coverage ratio. If I did a DSCR on it. So if I use that calculator to justify the purchase, we have a strong debt to service coverage ratio because we can rent the house out, the rooms individually to the miners and create a five unit pad split which would then bring us on, according to Redtail, about eleven hundred dollars a month. We got like one minute left before this terminates. We're going to write an offer on this deal and put it out there. Hopefully be able to split 10 acres off for an RV RV, 50 unit RV park. And we'll be renting those out between 400 and $700 a month to generate a massive amount of cash flow. We'll refinance it, put that money into an escrow account to guarantee those 15 year payments and include the balloon at the end. The RV park will take care of all that for us with a guaranteed, guaranteed lease agreement from one of the mining companies out there. The next one is going to be a corporate housing project. It's got a 2.2 DCR ratio. It's in Quail Lane in Cave Creek, Arizona. It's a $2.2 million home that we should be able to rent out six 50% of the year to corporate housing and be able to take care of all, all expenses and holding costs on this property. The value of the land and the house is accurate and we would be using it as strictly for cash flow and leverage. So we'll be talking to Josh about writing that offer and I appreciate everybody's time today. Be back next Monday, 9:00 o'clock a.m. and stay tuned as we'll be launching the Land Shark website very soon. Also, Exodus Capital, brought to you by Ning Young and Red Tail Redtail Real Estate. We appreciate your sponsorship today everyone. Have a blessed day and amen and thank you. God bless. All right, thank you guys.
Thank you everyone. Thank you, Tommy.
Oh, we got time still. I think we did all right, Corey. Corey's got some deals we got to get, we got to get Corey paid attention to over in the chat. We want to work with you on that property in Wigginburg and see what we can do to get your shit accomplished up there. Do you have anything else on the land deals.
So that guy out there at Tempe. I asked him about his financials, and he basically ghosted me. I don't know. He owes $181,000 in hard money. Loan.
Let's see if we can find out.
All kinds of permit issues on that place.
Find out who owns the notes.
City and everything else.
So find out who owns the note. Let's find out who owns the note.
Okay.
Right.
Yeah.
I'll see if I could get him back on the loop and.
