Two investors walk through a 1975 ranch on 2.75 acres to evaluate it for flipping. The house has good bones: solid water heater, electrical, furnace, and new AC. But the master bath is gross, the back porch is falling down, and concrete is broken throughout.
New investment right here coming up. 2160 square feet, ranch house, built 1975. 2.75 acres all the way down to the end down there. Neighbors are a bunch of heifers. Let's do an inside.
Brand new carpet, nice fireplace. Oo, it's stinky in here. Well, dining room, kitchen. Been a minute. Where's this go? Out to the porch? No, out to a mudroom. Door number one. Door number two. Another mudroom. Water heater looks good. Electric looks good. That's a weird door. Door number three. Back porch. Nice and big. Falling down. Tear it down. Let's head to the back.
Bedroom number one.
Bedroom number two. Question mark. Gas line, Furnace. Bathroom number one. Bedroom number three. Master. Oh. What? I wonder if those are the trippy kind. Master bath. Gross. Master closet. Electricity. Bedroom number four. Yes. Well, I think it's doable.
Lots of mature trees. Some of them are dead. Need to be cleaned up, of course. Concrete's broken right there. Falling down. But it fell away from the house. I don't think it's foundational or structural. Not seeing any issues as far as the foundation goes. Little kids, playhouse, some fruit trees. Air conditioner looks brand new. Right here you can see the other house. We did straight across the street with the other houses. We can do the same thing here.
