Two investors use an underwriting tool to quickly reject a four-plex listed for $899,000 in Citrus Heights. The tool flagged it as unviable in seconds based on cash flow projections. They'd need owner financing or a price around $650,000 to make it work.
I did run a couple of, um, like fourplexes and small apartment buildings, and it said no-go. It was like no-go based on the numbers, the purchase price, based on the, um, amount you would have to put down. I love that.
And do you know why I love that? Why? Because of how long it takes to actually underwrite a deal. How long did it take for you to— for it to tell you this is a no-go?
Within a sec, within a couple minutes, and then I moved on from it quickly. Right. So at first I was like, oh, $899,000 for a fourplex, it's in Citrus Heights, which is close to Sacramento. And normally I would have been like, oh, this is a good deal. And then it was like, no, it's not. Unless you get owner financing, unless you get it at $650,000, it's not a good deal.
