In this YouTube short, Tommy Dobczyk recounts a recent conversation with a lending broker about a real‑estate transaction he and his partners are handling. They bought a property, kept the land, and sold the building separately. A prospective buyer, who has been interested since March 26, has yet to provide proof of funds or an earnest‑money deposit, leaving the contract invalid. Tommy reflects on a moral: good people often fail to spot “garbage” (bad actors) as readily as the bad actors find each other. He suspects the buyer is sabotaging the deal by going behind his back, highlighting the importance of verifying funds and escrow to protect a transaction.

I'm a dragon slayer. I discovered this morning talking to, talking to the lending broker who was standing there. Look, he was, he was actually going to make about $90,000 off of our deal that we did, that we got because of all the work that he did to get this done. Right. And I'm talking to him and he's like, Tommy, do I just attract garbage or what? And I'm like, no, you don't know when to see garbage. And that's what I'm trying to— this is the moral of my story this morning is that I told him this morning, I said, we're good people. Good people are not able to detect garbage as easily as garbage finds garbage. Okay. Right. So if you want to understand what I'm talking about, it's the fact that like the person we're dealing with right now on proof of funds, because we basically bought the property, divided it from building and land, we're keeping the land and we sold the building. The person that's buying the building has been trying to buy it from me since March 26th. And they've yet to send me proof of funds or send me escrow money. And so their contract is not valid until I have proof of funds. And earnest money deposit made. Earnest money deposit is what locks the contract. We've got a sales contract on the entire property, building and land collectively, but we're selling it as a building separate to this other person. And I feel like what they've done is they've gone around the backside of my deal and put themselves in a situation where they are sabotaging the deal. And this person that I've been dealing with is going behind me to get it.
