Tommy Dobczyk walks through subdividing 10 acres into six luxury home lots of 1 to 1.5+ acres each. The development includes road and easement planning, with an HOA where every owner sits on the board. He also mentions a separate 600-acre subdivision project to show how the process scales.

You're saying 6 lots? Yeah. Houses. They're not lots, they're houses. And so they took a bigger piece of property. Um, and we were talking about this this morning, right, Katherine? How to, uh, how to take a bigger piece of property and break it down. We had a meeting yesterday with, with, uh, somebody about that as well. They have 600 acres and they want to subdivide. So this piece of property was, was part of a bigger subdivided property that they made luxury houses. And so I I'm at that lot, acre piece, 1.2. Um, and each house out there, at least an acre and a half. So with 6 houses like that, I would say road and easements, that it probably started out as a 10-acre property, broke up into 6 lots, did those lots to build, you know, luxury houses on. So it's managed, every, every owner in there is HOA board, basically. Okay.
