Did you see the deals today in The Deal Room? Right, saying that there's a comp showing lots selling for $600,000, new builds nearby pushing higher values. It's not the— not a flip deal. It's a land play disguised as a house. So how do you do this? You get a wholesale to builder, right? Or you do an entitlement to flip or you do a hold to land bank, right? And then there's options from that. Option 1 says that there's thin margins doing that. Option 2 says the land deal, uh, there's a little upside to it. And then the wholesale assignment seems to be, you know, a little bit tougher on that side.
