Tommy Dobczyk describes a real estate fund that raises $2.5 million to finance entitlement projects. Money cycles through completed deals, each generating 40-80% returns in roughly 6-9 months before the capital rotates to the next project.
Are you in the deal room?
To, to do entitlements, we want to raise for them $2.5 million that they rotate in and out of that fund because every time they do the entitlements, they sell the property, the money comes back in and it's getting them 40 to 80% per deal.
And what is the turnaround time on that, Tommy?
Say again?
6 to 9 months for the entitlements?
Yeah, yeah. We're getting these We're getting these done in 18 months, guaranteed. So again, I can get it done in 9 months, but it's way better to say I'm going to, you know, I'm going to under-promise and over-deliver. Right. And so it's very easy to do that when I know I can do it 9 months. But let me call it 18 months and I look like a hero when it's done in 12. Right, right. So, and I didn't bust ass extra to get it done. I just did what I said I was going to do. Right, right. Instead of trying to— instead of trying to impress people with how great I am, I'll just impress them with how consistent I am.
