In this short conversation, Tommy Dobczyk explains how Titan 23 can serve as a one‑stop solution for structuring both debt and equity investments, as well as setting up Opportunity Zone (QOF) entities for ancillary business operations. The discussion walks through the mechanics of providing investors with early cash flow through a prep‑cap structure, offering quarterly or annual distributions, and revisiting the fee‑split model. The participants consider moving from a traditional 70/30 split to a 50/50 arrangement, proposing a 49% prep‑cap and 51% debt‑marketing split for investors, and agree to run financial scenarios to ensure a win‑win‑win outcome for all parties.

You would come in with the debt and equity all through Titan.
We'd want to do everything. We'd want to help you structure the debt, the equity through Titan 23. We'd also want to help set up the opportunity zone, QOF, and whether that's one entity or two for the operations of the ancillary businesses.
So just recap, make sure we're tracking. So on the debt side, you would just get a prep on the cap for the investors, correct?
And then, and that would provide a an early cash flow. I know you guys have it on there to do allocation or put it at the end and give, give equity, but the investors into the debt, we could set it up to where they get a distribution quarterly or even annually. That would certainly increase the opportunity for them to contribute.
Let me ask you this question. Thank you for putting us together. We're currently dealing with investors that We talked to you over the weekend. Can you guys do debt marketing instead of the 70/30 model we had, being that we're splitting everything 50/50? If we can do 49% prep, 51% debt marketing for the investors, and you do the prep, you do the, you split the whole thing, but instead of a 70/30, we do a 50/50.
As far as with your investors?
51 to the fund, Titan Fund, right? Okay. And then.
We can certainly run the numbers in there and put it up that way and structure it that way.
So one of the things we do is we say, do the numbers, Tommy, tell you what to do. So we would run all the different scenarios and then it needs to be a win-win-win for everybody. And so we can see side by side. Right.
It'll let us know whether that idea is going to be favorable for you or not.
