In this short, Tommy Dobczyk and a co‑host walk through a live demonstration of how to use the GPT Store’s Deal Hunter tool (by Land Shark) to locate off‑market land opportunities in the Orlando, Florida area. Tommy specifies the buy‑box criteria for the Land Shark Mastermind joint‑venture projects: a minimum price of $1 million or more than one acre, and a projected return on investment (ROI) of 40‑60%. He explains the economics of the 50/50 joint‑venture model—each partner must earn at least a 20% return, so a 40% ROI deal allows both parties to split the upside. The demo highlights a specific property listed on CREXi that is marketed via an “equitable interest assignable” wholesale contract, potentially subdividable into eight lots with nearby utilities. The conversation also briefly introduces CREXi as a platform for finding such deals.
Are you in the Deal Room?
Is we go into GPTs, go to the GPT store, and then you do search Deal Hunter by Land Shark. It's where you're gonna find us and you're gonna click start. And then when it comes up and it says, how awesome are we? Please give us 5 stars. Got it. Okay. So Tommy's gonna do his dictation.
I want to take a look at running some deals in Florida. I'm looking in the area of Orlando and I want to find some off-market deals. So resource and, and look through all of the off-market websites that we currently use to find 10 possible deals in our criteria for real estate projects for our Land Shark Mastermind. Know that the, the criteria of that buy box is that it has to be at least $1 million or greater than 1 acre and have a propensity or potential to make between 40 and 60% ROI. Go ahead and run that search now. And so the reason why we encourage it to look for deals that are 40 to 60% is because we're at any deals that we do within the Land Shark Mastermind is a 50/50 joint venture. So in order for Land Shark to exist, we have to be able to split with somebody and the minimum that I'm I'm willing to pay as an investor is 20%. So if I go out and find just a 20% deal, there's nothing left for anybody else. So if I go to 40%, now I can get my 20 and give somebody else 20. Could possibly be subdivided to 8 subdivided lots, utilities available nearby, and notably being marketed as a— via an equitable interest assignable contract, meaning that it's under wholesale right now, which makes it one of the closest things here to an off-market style lead. This is one of the cleaner Land Shark fits a small builder play, and it's on CREXi. So, uh, go to— click on CREXi. Does anybody know what CREXi is? Pretty cool site.
And really quick, Sarai, this wouldn't be a cash flow play. What this is, this is a cash play. So one of the things that Tommy Dobczyk has taught us all is that when you're looking at all the different, uh, stages that you can be in, in any real estate investing transaction, one of the most profitable is taking raw dirt and entitling it to be able to be built on, and that has the biggest ROI available. And so by doing this, then when we exit out the other side, we're left with a pile of cash to be able to now put into an actual cash-flowing asset.
