Something that is helpful is going into the filters, because then this can actually give a lot more niche as I can go through different areas. I want to look for if it's a tenancy, different lease types for it depending on the property, as they have net, triple N, absolute net, gross, modified, and ground. And then any of these definitions we can actually put into Deal Hunter by Land Shark and to break it down a little bit more. There's different classes I can go through from A to D just super easily. But one thing that's very helpful that I use quite a bit is opportunity zone, as this is one thing that Tommy has mentioned that's a tax advantage. So if I actually turn on opportunity zone, that reduces my buy box. Now only 174 results. Now 252 as it just re-updated. So there's not gonna be as many properties, but with this opportunity zone, it'll allow for a tax advantage.
