And so this kind of deal is one of those Titan 23 deals. And we're actually, we're coming out with a new raise for Titan 23 in that we're going to probably be funding somewhere around $100 million worth of real estate deals. And this is one of those deals that we could probably get into funding with. Because of what it's going to become in the opportunity zone space. Titan Impact Group and Titan 23 is going to be creating— it's a general real estate fund that invests into lower-tier entities. So I want to go through that because we created this last— over the last couple of days we've been working on it, but we're launching this fund next week at FactRight. And basically the idea is that Titan 23 doesn't cause what's called a blind pool trap, meaning investors just put money blindly into what we're doing. We're going to build out everything like we did with you right there, Jen. We're going to build that out and investors can then shop to be in and inside that deal because it's such a great deal.
