A property manager oversees 90 properties alone, vets every owner personally, and ranks first in some metrics. But being number one in one thing doesn't mean you're actually the best. Lead generation numbers don't measure lead quality or service quality.
That caricature that I'm making, like I've actually got somebody in mind. They do a great job and they are number one, and they're number one because they manage 90 properties themselves. They don't have any employees. They're never going to hire a VA. They know all the owners. They contact them and speed dial. They select. They don't put up with any BS. They're very demanding about their owners and who they let in because those owners have their own personal cell phone. That guy is winning. That guy or gal is winning by one dimension, but that's not really what we're talking about here. We're talking about lead gen. If we're talking about lead gen, the idea that lead gen would ever map directly to quality I'm suspicious of.
