Lawsuits in property management aren't a question of if but when. Document everything you do and every conversation, in any format. When a dispute lands, your attorney's first request will be a complete timeline, and electronic records make that much easier to pull together.
In this business, if you haven't been sued, it's not if but when. It is going to happen. You're going to be sued. So it's true. And sometimes it's, you know, sometimes we goof stuff up and we deserve it, and other times we don't. And so the number one thing I would leave you with is no matter what system you use, no matter how you do it, you could still do it on tablet and chisel, pen and paper, whatever works for you, but document everything. We have been so fortunate now that everything is electronic. We have copies of everything. We document everything. It's just part our process that when hiccups happen, we've got that documentation in there. And you know, the very first thing the attorneys always want is send us a timeline of every single thing that happened in this file. And it sure is a lot easier to make all that stuff happen now.
