A property-management company sale structured in four payments, with the first two tied to the number of doors at closing. Transitional units—properties already listed for sale—are priced separately so the buyer doesn't overpay for assets that will soon leave the portfolio.

We ended up doing an installment sale. So there's 4 total payments in our contract. And the first 2 payments are essentially based on the initial number at closing. So the door count at closing. Mm-hmm. One of the things that I did in my contract, we had like a closing door count and then we had what we called transitional units where the properties were already listed for sale. They were kind of a short-term, you know, we knew they were gonna drop off. So we structured that slightly differently because obviously obviously, you know, from a buyer's perspective, if those properties weren't going to stick around, then he didn't want to pay for them the same, the same amount as the other doors. Right. So logically makes complete sense.
