and it built this really hard-to-get atmosphere. And so people would look at Peak and they would come to us, and for several reasons, we would be really hard to get, we'd be very selective. And so people would call us and ask us if we would be willing to manage their property during this time. And so once they got in the door, they didn't want to leave. But they also didn't want to leave for another reason, is because anything that happened that we did that was remotely questionable, we owned it and we made it right. We didn't focus on the pennies, the principal, or anything. We owned it and we said, hey, let's play the long-term game. If these are good clients that we want, if they call us out on 3 or 4 things we don't agree with, we're going to let that client go. But if the client maybe hasn't— is upset about one thing and it's kind of a gray area, no problem. We take care of it and we keep rolling. And so for that reason, people, they trusted us. We had strong relationships when we entered the agreement, and then we did exactly what we said we were going to do and own just about everything.
