Peter Lohmann covers three property-management updates: the White House's proposed ban on investors owning 100+ single-family homes (with a vague "heavy renovation" exemption), HUD's new Section 8 rules requiring citizenship verification and the SAVE system, and NARPM's Broker-Owner Conference in New Orleans April 27-30.

The White House just released updates to their proposed ban on investors owning rental homes. HUD is trying to tighten up Section 8 eligibility, and we have new details about NARPM's Broker-Owner Conference in New Orleans. My name is Peter Lohmann, and this is your property management news for the week. So we finally have details about, about the White House's proposed ban on large investors. I don't know if you guys have been following this. They're trying to prevent institutional or large investors from buying up single-family homes. We now know that this ban applies to anyone with 100 or more homes, so that's way more people than we thought. Than we thought. A lot of folks were thinking, oh, it's going to be anyone with like 1,000 or more homes, which would be more institutional. But I know a lot of mom-and-pop rental owners with 100 or more homes. So this is a pretty broad restriction here. This isn't great from the perspective of those mom-and-pop landlords. Let me tell you what else we learned. It's going to exclude build-to-rent communities. So again, kind of an interesting carve-out there. And then here's the juiciest thing, I think. It's going to exclude, quote, investors who heavily renovate homes for the sole purpose of renting them out. So that's obviously a loophole. I mean, pretty much any investor who buys a single-family rental home is going to renovate it before they rent it out. So, you know, the word heavily is carrying a lot of water in that sentence. How do you define that? So we're going to keep an eye on this and kind of see how this goes from here. We also got clarity that it's not going to require existing owners to sell their rental home. So that's good to know. That was going to be a little bit worrying if suddenly there was going to be tens of thousands of rental homes dumped onto the market all at once. So the plan is with Congress now. I wanted to thank Jay Parsons for his coverage here, which helped inform my reporting. He's been posting about LinkedIn on this and we'll keep you informed. HUD just issued a proposed ruling which would totally revise how Section 8 eligibility requirements work. I'm not really going to comment on whether I think this is a good idea or a bad idea. I'm just going to sort of report the facts here. So they're going to require citizenship verification for all household members. Not just those who are 18 and over. So that would be new. They're going to require mandatory use of SAVE, which is a Systemic Alien Verification for Entitlement system. It's a DHS thing that would be new. They're also limiting prorated assistance. So that's going to be temporary. And they're expanding the documentation and consent requirements again for all household members. So this is obviously targeted immigrants, you know, legal, illegal. It's going to become much more difficult for them. So I feel for those folks who are part of this program or trying to, you know, get a Section 8 voucher. This could potentially reduce the demand for Section 8 housing quite a bit. So we'll see how that plays out in terms of housing providers and property managers. NARPM has great coverage here. I linked that in my most recent newsletter. Finally, the National Association of Residential Property Managers, NARPM, just released more details about their biggest and best conference of the year for property management business owners. It's called NARPM Broker Owner. It's a great conference. I've been going for years. We now know it's happening the 27th through the 30th of April in New Orleans, and we have a few more details about the schedule. Registration for the main conference opens at 4:00 PM Monday. So kind of plan your flights accordingly. They have a few educational opportunities and a board of directors meeting happening earlier that day, and then the conference proper is really kicking off on Tuesday the 28th. The highlight though, which I want to make sure everyone's aware of, is there's actually a party at the Superdome happening at 6:30 PM on Tuesday. So if you're coming in for just a day or two, you're going to want to make sure you're there for that. That's going to be pretty unforgettable. Never been to the Superdome, so it's going to be pretty cool to have a party in there. Also wanted to note that the conference is wrapping up around 3 or 4 PM on Thursday, There's going to be a special closing keynote that I can't share more about yet, but you're not going to want to miss that either. That's your news for the week of March 1st, 2026. I'm Peter Lohmann. Thanks for watching.
