Peter Lohmann argues that property managers rely on gut feelings and car inspections to screen tenants instead of using credit scores, which actually predict eviction and lease-skipping risk. He pushes for data-driven screening over anecdotal heuristics.

credit scores are highly correlated and highly predictive of evictions and skips. And I run into property managers all the time at conferences who say credit scores, I don't even look at those, you know, and they have all these excuses and all these reasons and exceptions about how, you know, some people say, oh, it's all about the income. Other people say, no, it's all about their rental history. I've even heard property managers say, oh no, I, I go out to their car and I see how messy their car is. I had one property manager tell me, he told me he drove to their current residence and peered in the window to see how messy the house was. I mean, this is, this is what we're dealing with. We're desperate for some real data and real analysis on how to forecast these problems of evictions and skips and who we should be allowing into our homes and rental homes and apartments.
