Property management teams can run one cross-functional pod up to about 350 doors. Beyond that, you either duplicate pods or split into departments like leasing and maintenance, with new roles to keep owner and resident relationships personal. Keyrenter uses this hybrid model successfully.

One of our most successful locations shifted from pure pod to pod hybrid. Now our model is actually built. There's a whole section on team structure, departmental structure. I love that. We have two kind of models and the first level of growth up to 300, 350 is pod, because really you could call it departments as well, but it's one little team, right? And then you can either replicate that team and do multiple pods, or you start to break out to have leasing, maintenance, finance departments with the property manager who's owner relationships. And we've even seen it where you have a resident coordinator, right? And so you have someone managing the owner relationship, someone managing the resident relationship, and then these departments that are doing a lot of the nuts and bolts work, right? And that just seems to be working to both balance scale with departmental and relationship with portfolio. And I love that marriage of things. And I'm seeing that work very well within Keyrenter.
