Do you have a breakpoint where you take a different approach? If so, what is it? And then what do you do differently?
One thing that I do differently is probably going to be actually on the screening side of things of even accepting an owner. I actually personally never gone out to a property first before signing an owner. And before we sign a PMA, I actually have, in addition to whatever sales calls happen ahead of time, we have an hour and a half onboarding phone call for a single-family house, multifamily, maybe 2, 2.5 hours. But to make sure they're going to be a good fit, talking through all the nuances of management and really trying to figure out after I sign this client up, what's the experience going to be like? For them and for us both to make sure it's a good fit. And so that's one thing that's really made a big difference.
