The commercial world is the Wild West. Whatever you negotiate and agree to in the contract is what goes. Like, there's very little— the Oregon Revised Statutes govern landlord-tenant law around residential real estate much differently than the commercial world. And so, but that also means if you don't know what you're doing, you're signing up to a contract and you can absolutely really hurt that owner. We just took on an owner that bought a property, had a tenant, tenant was underpaying, and their renewal was coming up. They hired us, and reading through the lease agreement, it was the world's worst lease, if you're the tenant, the world's best lease because it automatically renewed for the tenant without an increase.
