Peter Lohmann explains how handing off prospects to separate application providers breaks the leasing process. Leads re-enter information and use a different phone number, while managers track applications across multiple systems. He argues integrating applications directly into the leasing platform would create one consistent experience from inquiry to approval.

What we realized was that there's a real gap in the leasing process. So a lead comes in, they communicate with you, schedule a showing. If they like it, they get the application that they get then sent to some third-party application provider where they have to log in, give their phone number again. It's a separate interface. If the property manager has questions about their application, they have to text them through a separate phone number. It feels— and the data lives totally siloed in that application software. And what we realized was It's a natural fit to bring that within the leasing platform so that the lead has a consistent, pleasant experience all the way from inquiring on your listing through submitting the application and getting approved in one system. It's a consistent user interface for them. It's the same phone number with text and call that they're interfacing with through the whole process until they get approved. And for the property manager, they can just use one system. There's no more opening up like a third-party application software to open that tab to check the status of the application, to then relay it back to the prospect. It all lives in one place.
