Peter Lohmann's property management company calls every owner and tenant six times a year, even when nothing's wrong. A team member named Pam handles the calls to deliver seasonal reminders about sprinklers and HVAC service that owners miss in email. Regular contact builds goodwill and makes clients more likely to stay and accept service recommendations.
And so something we actually started last year is, you'll probably think this is crazy, we call every single homeowner every other month and every single tenant on the opposite of every other month.
Wow.
They hear from us at least 6 times a year.
That's not crazy at all. We did, I can't, I can't remember what the latest is, but for a long time we were doing something similar, though I believe it was either quarterly or every 6 months. So it wasn't quite that same frequency. But that is admirable and I think that's a great idea because people are used to really only hearing from their property manager when there's a problem. And so to get a call just checking in like, hey, don't worry, nothing's wrong. It's a great way to sort of make a deposit into that bank of goodwill that you may need to draw on when it's time to replace the AC or something.
Yes, exactly. And we have like one dedicated team member that does it. So every month they're like, oh, it's Pam. You know, they get to then talk to Pam and then she passes it along to the appropriate person. But Yeah, we've saved a few people that we thought were going to end management with us and then we found it to be really helpful. Like, yes, just checking in, but then also like this time of year we're doing sprinkler turn-on, so we're sending reminders about that, opt-ins for them to, you know, get their HVAC or some service. So little things like that that just get deleted in email.
Yeah, they don't, they never respond to email about stuff like that. So yeah, that's a great idea. Like tie it in with something seasonal.
