Happy Monday everybody. Hope you're doing well. And as I'm recording this on Sunday night, it really made me want to talk with you guys about how your week is planned. It's now we're now into the fourth quarter Tom of 2022 and this quarter through next year really promises to be a lot of opportunity for those investors that really take note investing in their marketing. Seriously. Now we could talk about case studies and you'll hear more case studies and deal breakdowns in some future episodes. But I really wanted to talk about with it being Monday as this is released, how is your week structured to maximize your opportunities now for some of you guys and gals out there that are doing real estate investing full time and you don't have a job to report to for 40 hour or 40 hours a week or more, you're doing things on a daily basis, but you also have to look at how structured your day is. And I wanted to share a couple quick insights and how my week is structured marketing wise around everything else we do. And we close notes. And I want to first start with LinkedIn because LinkedIn is one of the easiest places for you to find deals. It's become one of our number one ways to connect with new asset managers at different banks, other Note investors, raising capital and making things happen and us getting the word out when we're doing it. So if you've been around me for a while, you know that we love a tool called Octopus CRM. It's a CRM plugin for Google and for LinkedIn exclusively. And we have pulled different lists of profiles on LinkedIn into specific groups or categories that we market to each day on Octopus. So while I get up in the morning and grab my cup of coffee before I walk outside for my morning walk, I will actually put Octopus to work starting Connect. And I have a bigger LinkedIn profile than most people. But this is a tool that we've used to grow from 6,000 to 30,000 connections in the last few years. So I start off Monday by reaching out to the Note investors. I have a list of Note investors. I think I've got 1500 new profiles in there. And so I set Octopus to Work to automatically connect with 50 to 100 note investors on Monday. On Tuesday I have it go to a list of special asset manager profiles that we've pulled. On Wednesday I target whole loan traders. On Thursday I look for secondary marketing managers. And then Friday it's a little bit of fun for me. I like to speak another podcast. I will use Octopus to help me find real estate podcast hosts and we'll I'll send out invites to 50 to 100 of them. Now this is something now you I you're able to max out somewhere around I don't know if you're brand new to LinkedIn you may only get a hundred connections a day. So 20 invites be sent out is what I would do if I were you. And you fall in that category. 20 is better than none. How many of you are even talking to 20 people in a week that are outside your circle? Probably not many of you unless you're attending local real estate clubs. So this is a great way where we network, we grow our audience, we reach out for assets, we raise capital, we find other deals that note investors are looking to sell buy that. So let me repeat it Monday is to note investors. I don't send anything to banks or asset managers because Monday's usually they're too swamped. But Tuesday, Wednesday, Thursday goes to special asset managers, whole loan traders and secondary marketing managers. You could also look for chief credit risk officers. That's another title that you can search for but I do those three because those are usually the larger firms that have more opportunities. And then Friday is my fun day. If you're not wanting to be on real estate podcast, maybe look for private investors, maybe look for real estate investors, maybe look for self directed IRA investors and have that reach up. This is it literally helps us automate. Takes me less than 10 minutes every morning to do it, usually less than five because I've got these lists set up but it set it and forget it. I go do something else. And then my inbox on LinkedIn gets filled up with people that respond yes, I've got something. No I don't have something or I see people that look at my profile and accept it. I have a in you know, you're limited by 300 characters and a new invite sent out to a new contact. So I make sure to include a link to either a short video, especially the asset managers of exactly what I'm looking for talking about my firm to know investors about what we do and what we're looking for as far as product from them and then Also on real estate podcast host is a little bit more about my show and what I speak about but that's a great way to automate. You know there's other things that I do each week that I have on the calendar to get done. Obviously it's Monday. So we have Note Night in America and we have an email scheduled that's going out once today went out last night. On Sunday night at 7pm we have the email that's going to go out Tuesday with replay from tonight's webinar. So check it out. Note Night in America.com and get registered for all that Pretty easy. Thursday we make sure to make that our newsletter. Our, our LinkedIn newsletter is going out as well. And the great thing about LinkedIn newsletter that will hit people's inboxes that are subscribed to that too. So that's subscribe and Friday I make sure to follow up with people an email to either new leads that have opted in to our website or leads have been pulled from us pulling IP addresses from visitors. Like we use retention.com for that. But I make sure to send an email on Friday. Hey, so that you stopped by, I'd love to talk with you. How can, how can we help? What can we do for you? And that's, that's really the basis for a lot of our marketing. I also make sure Sunday night our buffer buffer.com account is set up to automatically post hey, I'm buying notes. We're looking for deals that gets posted daily across LinkedIn, Twitter and a few other spots. But that's the great thing guys. If you, and if you will set up your marketing, take a little bit time to spend an hour or two hours once a week you can set up and automate a lot of this stuff where all you got to do is log in, hit, you know, hit start and go do something else. And this stuff is perfect planning for you guys, especially around you that are juggling a full time job and don't want to piss the boss off by spending all the time doing your stuff here. Learn to automate, learn to put some things in place and you'll be a lot happier. The long run, you'll be a lot more successful. You'll also feel a lot more accomplished at the end of the week that you got some stuff done versus oh my God, I didn't get anything done. And Friday you kick yourself for not getting things done. Don't kick yourself. Life happens. Things pop up. You're gonna forget things. You know, you try to time block as best you can, but don't be so hard on yourself. We all, we all fail. Does it always work perfectly for with my calendar? No, it doesn't. But the best thing I know is that I know I can always get back on. I can always start it no matter what's going on. So even though I'm traveling, I can basically do this just about from anywhere or I can give it to my assistant to go in and implement and automate it as well. So that's my, my big little hit. While you're either listening to this on the, you know, on your way to work or you're at the gym or listening afterwards. That's my plan of action. LinkedIn Octopus Monday through Friday, anywhere from 20 to 100 connections per day. We got an email, goes out Tuesday. We have our Monday night webinar. You might, you know, you can't do a Monday night webinar or something. Like maybe you do a, a deal of the week or you do a case study. You talk about deals, you're looking at like a lunch and learn for 30 minutes or a hump day happy hour. I've done that stuff in the past as well for 30 minutes to an hour going through deals. It's just, you just got to get the word out and share what you're doing. You've got a prospect in today's world, it's so much more important. And as we move into the fourth quarter, trust me, you start implementing this, this will pay off big. And having more deals, more funding and more opportunities in your inbox across your plate without having to do a lot of heavy work. And all this stuff is pretty affordable. You don't have to pay expensive money to go to a conference or a seminar or anything like that. You can literally make this happen from your inbox or from your laptop. Actually automates the stuff even from your cell phone. If you're not able to log in and take care of stuff while you're at work somewhere else, you got big brother watching. So go out, make some may make something happen, everybody. I encourage you to do it. We're here to help.
